Large units with bugs and thin walls

Pros:
Big apartments, porter cleans and takes out recycling from floor trash rooms
Cons:
Trash rooms dumped to a probably nasty basement so cockroaches fill the trash chutes and crawl to apartments, walls are thin so rude neighbors have disputes over sound, package theft from neighbors
Advice to owner:
Be honest about walls, clean and spray your basement and chutes emphasis on clean, get package cage, get a super who doesn’t work a full time job

Spacious apartment, great location, quiet/peaceful neighborhood, close to train

Pros:
I love how large of a studio I get for the price. Walking distance to train and convenience stores. The neighbors are nice and the super is very sweet. Management office is also very responsive whenever I call.
Cons:
The first floor is disgusting. Over time, a serious pest issue has evolved into a nightmare. When I first moved in, there were roaches in just the garbage rooms on the first floor. Over the last few months, the problem has spread to the laundry room and in the entryway lobby. You’ll sometimes see roaches crawling around packages in the mail area. There’s constantly roaches in the hallways leading to take out your trash and do your laundry. If you have guests come over, you may be embarrassed for them to see dead roaches squished on the floor while you wait for the elevator. Thankfully, this issue has not spread to the units. But I don’t even want to use the laundry anymore, even though it is so conveniently located within the building.
Advice to owner:
Get rid of the pest issue in the first floor. Schedule monthly pest service to each unit in order to avoid the problem spreading to the remainder of the building.

German roach crisis

broken boiler in this building that the owner never wanted to repair/change.

apart from location : between the seaside and subway station, this sits in the middle, nothing else comes to mind.
Cons:
very old building, so basically it is rotten in every aspects.
no functioning washing machines for laundry in the building. a perpetual lie that they will build a new laundry spot, is still going on.
frequent days of missing heat and hot water (a rotten very old boiler that leaks and breaks very often).
very old heating infrastructure too: when ON it feels like you are in England during the steam revolution, every tube makes clicking loud sounds all through night and day, so very hard to sleep.
Noisy as hell in front of a very busy road the bayridge parkway.
management company never gives a damn about what happens unless their payment is late.
different apartments have leakage from the roof all the way down to the first floor and have to be evacuated in the middle of the winter.
you can see often leakages in your ceiling due to the aged heating system or the lacking repairs in the roof of the building allowing the leakages to penetrate deep in the building.
the repairs even when they happen dont solve anything as this building is rotten and symptoms come back again.
infested with cockroaches and mice.
very aged utilities inside the apartments and no responses when asking for replacements.
bad quality maintenance as the super has other jobs and rarely is in the building.
very bad in need of repair electrical system: tenants get into conflicts with the management due to not repairing this system and ending up without power.
energy efficiency is horrible. Somehow the owner (connected to the landlords/city/judges gang) rated it A, and then in a surprise inspection the rating dived into D. Tells you a lot about the corruption and the owner. When there are inspection they try hard to put a show for the inspectors so they avoid the penalties which are racking up (see the NYC DoB).
Advice to owner:
whats there to suggest?! he knows probably that he is walking on the edge ... but thats not a problen as long as he is collecting rent.

The sweet and sour of Vivian’s building

Pros:
The water pressure is amazing. I still miss it.
The maintenance people (Cindy/tony) take good care of the space. The decor for holidays are amazing.
Cons:
The elevator has a lot of issues/is outdated and broken too often.
Units overpriced
The landlady Vivian must interview everyone like she’s an FBI agency, giving away one of her precious units like birthing a baby.
The maintenance couple (Cindy/tony) do a great job but weird dynamic. Tony will try to get “pain pills” by saying how much his back hurts all the time in hopes you have some extra oxys to give to him…
Advice to owner:
Get Tony to stop harassing the tenants

Pros:
Clean, working laundry, large apartments
Cons:
Noise from neighbors is AWFUL. Walls, floors ceilings are all paper thin. Could hear full conversations from the apartment next door. Could hear someone on the other side hanging up a coat in their closet and throwing boots into back of closet hitting backside of my wall. Upstairs neighbor was a nightmare, rolling her office chair all over the apartment, could hear arguments, sex, stomping, phone calls. Could even hear the hard soled shoes of the downstairs neighbor clacking across the floor. Also, no person to speak with and no address for management company. Just an anonymous email address and a drop box in the lobby for rent checks.

Co-op building that hates dogs

Clean and most neighbors are friendly and quiet.
Cons:
Apparently they hate dogs. Enforcement of rules is not consistent.

Simple but Sweet

There is an awesome super. Place is taken care of. The heaters definitely work.
Cons:
Water sometimes takes a long time to get hot. I wish there was bike storage for more residents than just the ones who have cars.

XL Apartments, Good Building

XL king sized pre-war apartments, not chopped up into tiny boxes, private yard for building, 24 hour door person, dog friendly, friendly neighbor-community for those who participate, beautiful Ditmas Park, free bike storage in basement, laundry room inside building, building well built with windows in every room, heat is good, new boiler went in 2021-2022
Cons:
Our apartment is ok no bugs or rodents, but others have issues with roaches.
Sound carries between floors, we have very heavy walkers and running children above us. Sound also echos in the terrazzo floored common hallways, but this can be lessened by not yelling and stopping your dog from barking :)
Our bathroom could use an update but it’s spacious.
Because the building is so well made, a lot of the doors slam closed loudly from air pressure, but you just have to be courteous and not let your door slam.
Our landlord is the main owner in the building and it’s very hard to get in touch with them, but thankfully we tend to fix things ourselves like upgrading our kitchen faucet ourselves to a better one that we liked.
Advice to owner:
Communicate with your tenants, so everything doesn’t fall on the Super.

Cons:
Roach issue that never gets resolved. Trash compactors closed for over a year due to this. Really loud neighbors at times.

A Partial Co-op Building - Majority Owner Michael Orbach is a Slumlord

Pros:
- Beautifully maintained prewar building with large apartments.
- Reasonably reliable door people.
- Warm in the winter.
- Super is responsive - kind of an asshole and expects tips for everything, but does good work.
- Bicycle storage
- reasonably close to the train
Cons:
- Landlord Michael Orbach (MJ Orbach Associates) is a typical slumlord. Doesn’t respond to issues unless threatened with lawsuit, hangs up on you if you finally do get them, and explain issue, constant lies, uses intimidation tactics like threatening “tenant blacklisting” Will likely have to sue him eventually.
- There was a major roach issue (it’s finally getting under control by the buildings management)
- Washing machines are often broken, and there are very few for the buildings size.
- Buzzers and intercoms don’t work.
- Elevator is having issues - gets stuck on floors.
- Lots of untrained dogs in the building that bark like crazy, and the entire front of the building, and halfway up the block smells like dog pee.
- No gyms nearby
- All good restaurant’s are at least a 15 minute walk away.
- Neighborhood is very unsafe coming from the train.
Advice to owner:
Hold up your end of the lease agreement, and hire professional real estate agents, and people to manage your properties. Fix elevator, buzzers/intercoms, and washing machines.

Hell hole

Usually rent here is affordable
Cons:
The old people that live here harass POC in the building. They are racist and will torture you by banging in your door at night and threatening you in the hallways. Property management does nothing- look up First Service Residential on yelp, you’ll see.

Investigate your racist and xenophobic board.

It's clean, there's 24hrs security, laundry room, and there's easy access to restaurants, cafe, and grocery stores.
Cons:
There's a a lot of pest specifically mouses and roaches. Laundry room close at 11pm.

do a better job at keep pest away

Pros:
Clean, bright lobby with friendly neighbors and doormen. Great sense of community. Bike room and Laundry made life very convenient. Very well kept building.
Cons:
We would get the occasional mouse or roaches, but it is New York. No real shopping nearby in the neighborhood beyond groceries.

Keep up the good work!

Good area and great for dogs. Security and maintenance staff are very friendly and work hard.
Cons:
The management company is unresponsive and is constantly gaslighting residents about any problem they’re told needs fixing, and ultimately do not do anything to fix issues until the moment they can’t keep lying. The heating and hot water situation is dismal.
