Nice alternative to columbia housing

Great super, can't say enough praise about him
Walls between apartments/rooms are super thick
nice balance of amenities
Cons:
As with all prewar buildings the central heat can get a little wonky
windows aren't ideal (lot's of street noise, needed thick curtains to get good sleep)

Give the super a raise

Overpriced, but nothing wrong with apartment

- Dirty common area (barely mopped)
- Not much light coming into the building
- Last month rent is free if rent for a year

Would not recommend

Pros:
- Short walk to 125th 1 subway stop.
- Close to a few good restaurants and bars.
- Bodega next door has good sandwiches and a cute cat.
Cons:
- Radiators are so incredibly noisy that it’s impossible to sleep through the night, and the super refused to do anything about the problem.
- Half of the radiators spewed dirty brown liquid when turned on. The super came several times, and at no point was the issue fixed, meaning half of the radiators could not be turned on during the winter.
- There was a leak in the bathroom ceiling that was causing the wood to rot and mold. The super was contacted several times and several work orders were filed. Instead of addressing the leak and mold, the super plastered and painted over it. Inevitably, the leak would destroy the plaster and the mold would continue to grow. This happened several times, and the leak/mold remained unaddressed upon moving out.
- Upon move in, the cabinet underneath the bathroom sink was covered in mold.
- No ventilation fan in the bathroom.
- Dryer is incredibly inefficient and takes several cycles to dry clothes. It would also stop mid-cycle, displaying an error message. Clothes would come out still wet but smell burnt. The dryer would also release significant amounts of steam. Upon contacting property management about a potential blockage in the vent causing these issues, a maintenance man came, cleaned the dryer but not the vent, and left.
- No package receptacle in lobby, so packages were not secure.
- Living room window did not lock. After filing work orders, the property manager claimed they would send someone to fix it. It was never fixed.
- The real estate agent that manages the listing when the property goes on the market is incredibly unprofessional. After stating she would give 24 hours notice for every showing, she failed to give even 12 hours notice a few times. She showed up at the door completely unannounced once. She has poor communication skills, leaving tenants off of emails regarding showing notices.
- Upkeep of the stairs and lobby was not the best.
- Cockroaches.
- No AC.
- Front doorknob was not secure. The knob actually came off the spindle several times, and the super had to be asked multiple times to replace it.
- Noisy subway.
- No counter space in kitchen.
- Kitchen appliances are narrow. Standard sized baking sheets do not fit in the oven.
- Bathroom sink leaks and drains slowly.
- Mold in shower.
- Faulty light switch in bathroom.
- There are a few people who ask for money that frequent the area. Two of these men get very aggressive.
Advice to owner:
Communicate better with tenants and pay attention to building upkeep.

It was pretty hot during the winter so we had to adjust the heater which sometimes shook and sputtered water if we had it all the way closed
My room faced wall so lack of light
A few of my roomies packages disappeared from the package room
As NYC is city of rats, two windows didn’t have built in filters - wish they did for better protection against rats
Dishwasher drain left by previous tenant a little yucky so we had to clean

Super is nice and responsive
Neighbours are not loud and annoying
Good value for money
Cons:
Packages get stolen all the time- management has not been responsive
Pests- Recently have found everything from flies and cockroaches to mice in the apt. Had mice in the walls for the longest time
Advice to owner:
Be more proactive about the packages and pest+rodent control. Even as simple as spraying for bugs more often.

ALSO PLEASE CLEAN THE LOBBY ATLEAST ONCE A MONTH- IT'S DISGUSTING..

4th, 5th, and 6th floors had no pest problems, heat was always a good and consistent temperature, and the super was friendly as well as proactive and quickly reactive when having an issue.
Cons:
The second floor and below had rats.

Upgrade Mail management, update common areas, garbage room needs more upkeep and cleanliness.

Good condition, good location, W/D in unit
Cons:
Really hot all year round (even in the winter), and if you have a bedroom facing the street the noise will drive you absolutely insane. The 1 train comes by frequently and it is LOUD. Combined with the street noise and sirens, I couldn't possibly take more than one year of it.

The rooms are also quite small.
