Pros:
The doormen and staff are extremely courteous and helpful. It's the best part about living in the building. Common areas are clean and very well-maintained. Building itself is old, but apartments are roomy with tons of closet space that you will not find in newer constructions. Overall, very happy living here.

No major issues that I have encountered
Advice to owner:
I hope that rent increases are reasonable when renewing lease

huge apartment, building staff is amazing, safe, clean
Cons:
the management allowed my roommates subletter without my consent even though I was on the lease. They also extended the lease by a few days without letting us know and charged us. Took me weeks and several emails to the entire company to get the money back.

Pros:
The building is nice, clean and the apartment layout is good. The door people used to be really great.
Cons:
Management consistently raises rent by 15-25% yearly since Covid. Nearly half the building moved out last year and this year is the same. Used to only raise it 5-10% per year. There is no roof access, no gym, and Door Person turnover has been nearly 100% in the last year.
Advice to owner:
Stop offering tenants astronomical renewal offers that are unrealistic.

I live in the back of the building and constantly hear a beeping noise coming from pipes but got used it

management likes to initiate rent renewals by +20% each year with no added benefit to tenants and no care of losing them.

better understand the market and real estate comps and try to keep the tenants you have.

No advice, theyre doing about as well as possible. Who knows how much they will raise rents…

Good management but tough and reactive

Management does respond to certain maintenance problems quickly but other ones that don’t require an immediate response can languish

Management company is not helping current renters but giving discounts to new renters
Advice to owner:
Haggle on price based on local comparable apartments. Look at the finishes in the apartment. They can be quite different especially when it comes to the kitchen and appliances.

Good building overall, but plenty of shortcomings

Pros:
Most of the doormen are incredibly friendly, the building is always clean, apartments are quite spacious, and everything you need (food, shopping, essentials, CP) is in short walking distance. Additionally, they have done a good job on the apt remodels — very nice touches and quality materials.
Cons:
While most are great, there is one doorman (Gaston) who is consistently and blatantly rude to tenants. Cheap windows allow you to hear everything on the streets in detail. There are several old, senile neighbors who are eager for conflict in the common areas. It generally takes months for a service request to be handled. The property management (Rudin) is absent for the most part. When I have dealt with them, I was blown away by the lack of professionalism — especially for a company that charges high rents and requires so much from tenants in the application process.
Advice to owner:
Include updating the windows when you remodel an apartment. Require excellence from all doormen. And I understand the previous property manager (who was a complete jerk) retired in December— please hold the new manager to a higher standard of customer service. You have everyone locked into longer leases, but remember, it will be easy for us to leave for nicer places, in better neighborhoods, and pay less rent when our leases with you are up.
