Prime location to the train. Ac and heat worked well.
Cons:
Feel like some tenants or people off the street would catch the door and abuse the roof leaving trash behind. Missing packages was always annoying too.

Not enough space, some apartments have no closets, heat is electric, gas is connected to the hot water somehow. No gas equals no hot water. Landlord charges per repair.

Terrible neighbors, pests and sketchy management

Price is affordable and apartment has plenty of light and outdoor space
Cons:
The apartment dirty/scummy no matter how often we cleaned. The upstairs neighbors were always screaming and fighting, the management company was unhelpful, rude and charged for all sorts of scammy things like getting locked out of the unit. The outdoor space was filthy due to neighbors throwing trash down from higher floors. The location is pretty bad, facing two gas stations and the subway. We had flies and a poorly draining tub for a full year. Gross, frustrating, would not recommend.

Good transition apartment

Pros:
The location is quite central and the apartment allows pets, even though they say they don't, and the rooftop has been seriously so stunning. The Super is the best part of the apartment, he is always around and always so cheerful and willing to help and even goes the extra mile to help you out.
Cons:
The laundry on top of an expensive rent is so pricey, the neighbors inside the building aren't the most friendly and do not abide by quiet hours, the two shelters on the same block make the commute pretty dangerous and uncomfortable as well as the bar within the shelter that blasts horrible DJ sets until 4am. The landlord is never around and very hands-off.
Advice to owner:
I would try to be around more and discuss safety concerns with the other owners on this block and establish connections in order to better your tenants concerns and safety.

Good building, unfortunately: mice

Pros:
Elevator, garbage chute, balconies, nice new appliances, rooftop access, prompt attention from super for most (not all) maintenance issues.
Cons:
2.5 years of a mouse problem! Repeated complaints, visits from the super, finally pest control came but the mice were extremely persistent. The super's excuse was that they were coming in through the building next door, not sure how much sense that makes.

Also, there are issues with package delivery and security. I had a valuable package stolen, the super had security footage of the guy, and said he hung out outside the building all day, but he said he couldn't do anything about it. The door code was never changed so people could just come in whenever and steal stuff. Also the door code not changing was an issue when a neighbor of mine had an abusive partner who she couldn't stop from entering the building because he knew the code.

Other downsides: shitty windows, electric heat that costs a fortune in the winter, train noise if you don't like that sort of thing (I didn't mind).
Advice to owner:
Stop the mice, and change the door code regularly/install a virtual doorman.

Easy and homey

Pros:
Super’s response time and time to address problem is amazing. He will come to help almost always immediately. Management is hands off other than that which is nice.
Cons:
Front door is sometimes broken on a main road and so my packages have a been stolen from time to time. Camera footage can only be seen by contacting police which seems silly.

Good Building, Bad Building Staff

* Located near station
* Under 20 mins to Manhattan
* Generous size apartments with outdoor space
Cons:
• David, the building manager, is very rude and petty when it comes to addressing issues and will blatantly lie about fees and maintenance
• Jorge, the super, is very slow to respond and is full of excuses
• Common areas are poorly maintained
• Packages constantly being stolen
Advice to owner:
I would recommend improving rapport with the tenants. A happy tenant is a tenant who stays and continues to rent and care for the property as if it were their own. Currently, every tenant interaction is perceived as an inconvenience.

Elevator, only 3 units on our floor, nice roof, balcony, laundry, heat, central AC, accessible location, big rooms, great super

Decent apartments ?

Pros:
Apartments are rent stabilized and in relatively good / new condition. Elevator in building. Windows are double paned, keeping street noise to a minimum.
Cons:
Balcony flooded apartments during tropical storm, heating units not maintained resulting in high electric bills for tenants, laundry machines are old and only take quarters, scammy practices from management who clearly want to cut corners to save $, neighborhood feels a little unsafe

Prime Bushwick... nice balcony and roof.

Washer / dryer in building when it works
Cons:
-landlord is a crook... David will find any reason possible to take from your deposit.

-landlord responses are very brief and sometimes don’t address all the issues.

-above a hookah bar that gets SO rowdy... so many fights and stabbings on this block over the years.

-LOUD

-building hallways and elevator can be dirty

Stop stealing money from your tenants and being dismissive of peoples concerns.

Pros:
Building super and landlord are all nice. Prices reasonable. Central heat and air. Elevator mostly works. Stairways are just below average on cleanliness. Definitely seen way worse.
Cons:
The same subpar recent construction dumb cabinets that never shut right and bathroom sinks that aren’t level and the standard Nyc subway tile and crappy white paint from last tenant

Get better kitchen and bathroom furniture

Pros:
Landlord is equally responsive and responsible. He is generous and helpful and the best landlord I’ve had in nyc. If i move out I’ll be looking for apartments in his other buildings.
Cons:
It’s near the subway and the J is loud af but it’s cheaper bc of that so just listen to it pass a few times while viewing the apt to make sure you’re cool with it.
