Affordable rent and spacious apartment.
Cons:
Trash room is in the basement. Trash chutes can’t take normal kitchen sized trash bags. Roaches in common areas (elevators, laundry room, hallways). Elevators break down constantly. The building has 23 or 24 floors so when there is only 1 working elevator you end up waiting 10-30 minutes for an elevator. Sometimes longer. Packages mislabeled often. Rent is paid via mail in check and they often do not update payments on time so you will get an invoice each month that states you owe rent when you do not. Although you must mail in the rent, they only provide invoices and receipts by placing it in envelope and putting it underneath your apartment door. Every few weeks the water is turned off for the majority of the day because of plumbing repairs. The bathroom vent is outdated and lets in huge water bugs. Sometimes debris backlogs into bathtubs/ sinks.
Advice to owner:
Please move to online rent payment portal, provide more times for the package rooms, and keep elevators in working condition.

- The staff are amazing, friendly and hard-working - The location is convenient, especially if you're a runner, work in the financial district or work off the F train. A little bit of a schlep to other areas, but not too far from the J - Seems to be more popular, close to a lot of small businesses but still "downtown". Has neighborhood character (independent businesses vs soulless VC-backed ones... for the most part) - Beautiful rooftop - underused most of the summer - "Work lounge" and kitchen (no one ever really used this when I lived there, except for remote work sometimes during the day). - Large units with quite a lot of closet space for downtown - Lots of light in most units - Built in AC - Gas stove and dishwasher makes the narrow kitchen more usable - Huge laundry room, maybe 15-20 washers and dryers - Don't think I ever lost mail or a package, even once - Feels safe - Small gym is convenient, and fine for a building gym - Diverse range of ages gives this building a strong sense of community - Walls are thick. I never heard any noise or sound from nextdoor neighbors or neighbors above. you might hear sounds from the hallway

- Immediate neighborhood is kinda lousy/dirty - Elevators can be unreliable - The building is about 40% Section 8, not that that means anything bad. It just might mean that you are 25 and your neighbor is 65 and wants to go to bed early and you should be considerate - there are roaches in this building and if you're not diligent, they will find their way into your unit. If you keep everything sparkling clean, they will stay away.
Advice to owner:
Keep it up. I miss living here

The building is clean, quiet, and the super Marco does an amazing job. The rooftop has one of the best views of the city you can find. Laundry room always has an open machine and the gym is super handy.
Cons:
The water in the shower often doesn’t get hot in the winter.

1520 is a dump! Starting with the Superintendent Juan Garcia. He’s a creep!

The maintenance guys are pleasant. (Jr. & the other guy) Hector (the repair man) is nice. Javier is ok.
Cons:
The elevator is always out of order. 1of the 2 has been out for 3 months & counting. Packages are stolen daily. The stairs are filthy. The lobby smells like cat urine. The superintendent (Juan) is disrespectful and nonchalant about repairs. He flirts with me and other tenants. The cameras only work when Juan says so. The water always shuts off.
Advice to owner:
Have compassion for the tenants who actually pay rent. We need a new superintendent!!

Worst apartment I’ve had in the city

Location. This is the only convenience.
Cons:
Rodent infestation, ceiling floods, leaks, unclean water in tub occasionally, poor management, completely unresponsive to repair requests. When they do they send the super who can’t fix anything and they refuse to hire outside contractors. They would rather replace broken appliances with used ones from junk yards than buy new appliances. Don’t live here. If you can avoid it.
Advice to owner:
Renovate and stop being cheap.

Great building staff, poor leasing management

Pros:
Marco, the super, does a great job managing the building, and is very responsive to requests. The units are well maintained, have nice finishes, and are clean. Doormen and maintenance staff are kind and responsible. The apartment may have been rent controlled or stabilized - we renewed once and the rent did not go up at all. When we moved out, our renewal offer was only a couple hundred dollars higher, but the new tenants' lease was close to a thousand dollars higher.
Cons:
The team from Nelson Management could be better. We worked with a woman named Nancy that ignored a large amount of correspondence from us requesting documents and updates. There was also the *occasional* roach. I saw a single one in my 2 years of living there, and it was only when it was particularly humid. I killed it and didn't see another. Possibly may be worse on lower floors.

Nice, but too expensive

When I moved in I fell in love with the finishes, closet space, big windows, and view. Laundry room has a lot of machines and reasonably priced. Staff is responsive, especially love the super Marco. The rooftop is a really nice benefit.
Cons:
I lived here 2 years and would have stayed another except management continued to raise the rent significantly and was unwilling to work with me to stay. I left when they wanted over $200 more for the studio, increasing to a level I felt was too high for the neighborhood. It's currently listed for more and the immediate surroundings are not the best.
Advice to owner:
It costs less to retain a good tenant than to acquire a new one.

Great building been here for years, haven’t had issues with pests, walls are concrete so don’t hear neighbors, rooftop is very nice, location has a lot of parks for sports nearby, Trader Joe’s and target and now Brooklyn fare are all very close
