Kind of a mixed bag

Pros:
Very clean, very quiet. Beautiful area and a lot of the apartments have an outdoor space.
Cons:
Issue re hot water where it was turned off I. May 2024 for nearly a month. Tenants needed to push management to make any progress and/or communicate and it was exhausting. Luckily nothing like this has happened since.

The building is kept very clean thanks to our Supers. Neighbors are very courteous and the building is overall very quiet. Small elevator, but at least it's an elevator! Neighborhood and street are in a perfect location.

Pros:
Super was very responsive and did a good job of keeping everything tidy. Heat works well and water was only out for repairs once or twice. Laundry system was actually pretty good too.
Cons:
Elevator started going out last summer and has been in a really annoying repair loop since then. The Super outsources work to bad vendors who do poor repairs. Management company is really spotty with communications and almost screwed us with lease renewal, but we worked it out.
Advice to owner:
Do a legit elevator repair and please get a new office manager!

Job, the super, is great. Quiet building. Good place to live and management doesn't bother you.
Cons:
There is a chronic roach problem, especially apparent in the basement laundry room. There are other pest issues as well, but management allows an exterminator to come manage it.
Management is fine, especially as far as New York goes. They are impossible to get a hold of. They never answer the phone, or return voicemails, and never volunteered an email address until the pandemic. There is constant construction in the building. Only challenge is that they will nickel and dime you. They rented us an apartment with very old appliances. When multiple broke within a few months of moving in, charges for these new, basic-model appliances were reflected in our lease renewal. This seemed ridiculous when these appliances are outlined in the lease.
Advice to owner:
Please allow for easier communication. Tenants are only reaching out when they need to.

Incredible location right next to Central Park. Seemingly beautiful apartment. Nothing is worth the horrible management.

Seriously, avoid at all costs. Living in this apartment felt like a horror movie that never ended. First of all I am a very clean and I personally would describe myself as a bit of a clean freak so when I started seeing cockroaches in the building I freaked out a bit. The building uses “their own pest guy” and refuses to hire anyone else to solve problems which is a huge red flag. I experienced bed bugs in the apartment and many other units did as well which was a living hell. I reported the issue multiple times and management never solved the problem after months of “treatments”. I also found a rat in the apartment which became my breaking point. The management of this building is so horrible I’m warning anyone reading this to avoid at all costs. Signing the lease to this place was one of the worst decisions I’ll make in my lifetime.

Beautiful neighborhood and amazing location.

Where to begin… We had bedbugs in our unit (on the 4th floor) for months. Management was incompetent and incapable of getting rid of them despite the rigorous precautions and prep work that we did on our end to get the apartment ready for treatments. We eventually walked away and broke the lease because we couldn’t live with the problem any longer. One morning we found a rat in our kitchen sink. There were cockroaches throughout the building. Building was old and dingy - was not cleaned regularly enough. The “laundry room” had extremely old machines that often didn’t work (at one point none of the washers worked). Management company was absolutely terrible. Unresponsive and extremely rude when they finally did respond. Wish we would’ve looked up reviews on HRM Management Corp and the building before signing the lease because they are horrendous (google, yelp, open igloo).
Advice to owner:
How do you sleep at night knowing the conditions of the properties that you manage.

The location is great, right near the park and the subway. There’s laundry in the building (though 2/3 machines are always broken). They have an optional pest control company come once per month
Cons:
Laundry machines break often or fill up with coins and it can take awhile to get them fixed. Generally very slow response time if you have a maintenance request. The heat blasts in the winter to the point that I keep my windows open but that’s better than not enough heat. The communal spaces aren’t cleaned very often and they’ve been saying that they’re going to redo the entry way/mail space for my whole time here
Advice to owner:
Better response time on laundry room and all other maintenance

The management company DOESNT ANSWER. They are so rude when they do but it will take two months to answer. They don’t answer their phones even if they are in the office. There is no laundry, the heat is too hot, the rent is too high for a lack of amenities and the garbage overflows
Advice to owner:
Answer your phone and stop charging so much if you are not going to make it better for the tenants. Glad I left.

Terrible upkeep. "Live-in Super" has a full time job as a super in another building and never takes care of things. I had a mice problem for 1.5 years (not the only one in the building that had mice... They are everywhere in the building). Building also infested with bugs. Thin walls / ceiling / floors. A washing machine was broken for months without getting fixed. Building management is avoidant and unresponsive. If you get a great deal, it may be worth it, but beware!
