Total lack of responsiveness from management, washer and dryers are constantly broken and requests for repair ignored, building shared spaces are always dirty, no cameras so packages are frequently stolen

Clean and Nice Neighbors But Slow to Respond

- Poor water pressure - Very slow to respond to issues - Very noisy and thin walls - Noise from restaurant below

Pros:
For the most part, the landlord leaves you alone.
Cons:
They're raising rents exponentially, the laundry machines don't actually work, and the inside of the building is not well-maintained. We had a leak in our ceiling the entire time we lived there.

Dirtiest building I've ever lived in. Horrible cockroach problem that management refused to deal with. Management nearly impossible to get a hold of unless they wanted money from you. Laundry constantly breaks - we didn't have working machines for almost two years and they only did anything to change it because new tenants came in during Covid and banded together to get new machines

Leaky Ceiling, Very Slow Management Response

I loved the location of the building! Fairly quiet, neighbors are nice, feels safe.
Cons:
The radiator in the apartment above mine leaked so much that a giant chunk of my bedroom ceiling collapsed - it took a full month of following up and pestering the landlord to get them to fix it. They refused to send an actual plumber and would only send the super, which is why it kept happening again and again.
Advice to owner:
hire professionals for repairs and listen to your tenants

Cons:
- the property manager, Raul, is VERY unresponsive and will not answer emails/texts/phone calls. - door is left open by restaurant downstairs which leads to regular package theft - in the winter heat is either not on blasting (most radiator handles are broken) - buzzers don’t work most of the time - floors are comically warped

Okay, but not great.

Classic walk up, nice stoop, good super. Wall unit AC instead of window. Pretty big living rooms for 1 br apartments. Dishwasher a big plus. Super convenient to trains and great restaurants.
Cons:
Occasional roach (despite keeping our apartment really clean) and basement laundry NEVER worked in our years there. Beware of the possibility of a new doggie daycare coming in on 72nd and using their back yard. Dozens of dogs barking day and night for years. Probably a non-issue for front-facing units.
Advice to owner:
Respond to phone calls!

Great neighborhood, good apartment, fine building.

Pros:
Great street, good apartment with large windows and plenty of natural light. Laundry. in building is nice to have, and trash room in basement is nice because the building takes care of putting it out on time. Building steps outside are always well salted and shoveled when it snows.
Cons:
- Windows need to be cleaned regularly. They were not cleaned the entire time I lived here and they became hard to see out of post-spring / tree bloom. - Buzzer to apartment never worked. - While the laundry in building is nice to have, they are new coin operated machines with a steep fine (for example, just using the washer is $3.50 in quarters only). Coins need to be emptied out of machines more often too because sometimes they become too full and therefore inoperable when they stop accepting more coins. - Landlord did not allow lease renewal without providing a reason. - Neighbors leave packages in the halls for weeks or months sometimes, requiring everyone to walk around them every time they come in or out of the building.

Slow responsiveness means bad apartment

Great location, very close to almost every train in Manhattan. Very pretty looking apartments.
Cons:
Responsiveness from the super was slow. Had many days without hot water. Also had many days without heat in the winter. All without word from the super or property manager.

Location was great. Only 5 Apartments in the building.

Of the 5 apartments, two neighbors kept to themselves (one got busted by the DEA while I lived there, which was nice), one neighbor was always nice, and one apartment was always rented out to the absolute worst tourists through Airbnb.
South (rear)-facing apartments have constant loud white noise from the exhaust fan of the Brazilian restaurant below.
Heat was always broken, or extremely hot (radiator showing temps of 250°+). My windows stayed open all winter long, and even that wasn’t enough to keep the temperature manageable sometimes.
Because of the location on Restaurant Row with the entire first floor taken up by a restaurant, trash is kept in the entryway, which can become smelly and cumbersome.
Front doors were always broken, not closing or latching properly. Not sure if this has been fixed, but the front door is still the same one from when I lived there.
After announcing that I would not be renewing my lease (with plenty of notice) the landlord would always try to show the apartment with less than a few hours’ notice, while I was at work and my pet dog was loose inside. When I refused to allow the apartment to be shown without more adequate notice, my security deposit would be threatened.
My security deposit was ultimately returned to me more than 60 days after my lease ended, after threatening legal action.
Advice to owner:
Do better. You’re squandering a great location.

Emmm location? Close to Times Square and all subway lines
Cons:
-the worst landlord. Never returned a copy of the lease with his signature! Never took care of the problems. -there was no heat and not hot water in winter 2019, his response? “The company is in the way” the company was a super who didn’t not know how to fix the boiler. I submitted 12 complaints to 311 -there was a water leakage from the ceiling in the bathroom, the water was coming through a light fixture like a rain. The response? “It’s just neighbors upstairs showering and being reckless” To my concern that this is a fire hazard he just laughed. -mice!!! You live above a restaurant, so it is inevitable. The solution? Two one dollar glue pads in the middle of the apartment. I had to purchase my own expensive traps and caught 5 rodents. -the restaurant downstairs always messed up the water or the heat for the entire building. One time they shutdown cold water, all we had for the day was boiling hot water in July. -I moved out and notified the landlord AFTER I did, I also did not pay my last month and told him to keep the security deposit.
Advice to owner:
People pay you money, you are obligated by law to provide adequate living conditions.
