If "We Don't Care" was a Landlord

Pros:
It's arguably the cheapest place we have found in the area.
Plethora of choice of public transport.
In a safe street with good schools.
Lots of (small) parks.
Allegedly pet friendly.
Cons:
The heat and hot water is controlled by the landlord. Their heaters and geezers are completely outdated and since we have been we have never seen any attempt at maintenance, only feeble attempts at fixing when tenants complain to 311 which was very often in the winter due to unexpected shut offs.
They only just recently opened their Kew Gardens Hills (KGH) offices again after having them closed since covid20, even to the point where people have been scolded for trying to come in person when emails were not responded to.
the hot water is very unstable and unreliable.
everything is old in the apartments and only replaced if there is no way to fix it. and by the way, their idea of fixing something is taking a part from a vacant apartment to replace it with your non working part for an appliance.
It's been almost a year since we have seen pest control. They were outsourcing and the company always told the tenants that the landlord wasn't paying them so they had orders to limit their service.
As of this review there has been no intention to manage their landscaping which in turn is inviting pollen mosquitoes and such.
They are not a handicap friendly apartment even though they have explicitly said they are. No ramp no elevators.
Currently there is no super in the building since the last super left over 2 years ago.
They are unresponsive to complaints.
There's lead in the windows
Advice to owner:
Basic human decency. You wouldn't like it if any of these were happening to you and you had no control over them. You also wouldn't like it if rent was not paid due to all of these things happening. Continuously increasing rent while there is no tangible reasons in your services to do so is just theft.

Tenant Harassment and Rats Galore

Pros:
The only thing that’s likeable about this building is that it is rent stabilized.
Cons:
There is an influx of rats that has not been addressed in the 5 years I have lived here. Maintenance does not answer emails and does not fix any issues you have in your apartment. The office works are rude and usually, do not answer. I have had a hole in my ceiling by my window for 3 years. Every time it rains, water drips down from the ceiling.
Advice to owner:
Get a new job, you are not suited to own property.

Quiet area, had no issues with the neighbors in the building.
Cons:
Slumlord. Good luck getting anything fixed and they don't care about 311.
Heat is on super low, so if the temperature dips into the 30s and below, get ready to freeze.
Paper thin walls.
Rat infestation.
Roach infestation.
Advice to owner:
Care about the building and your tenants outside of just collecting rent.

A&E Realty 7505 150th Street

Good school district
Cons:
Dog poop everywhere (No one picks up their dog's feces. It everywhere and guaranteed you'll step in it.
Inside (even outside) Buildings are never, ever cleaned (2 years of living here never seen anyone sweep or mop).
Grass is not cut
Very hard to get in contact with maintenance for minor fixes.
Oh and the worse part is a 2 bedroom will run you from $2100-2400! No worth it at all. Too many other places changing that or lower and it's cleaner.
Advice to owner:
Make this look nice and rentable. Please clean up! And the dog poop is out of control!

Cons:
Centipedes, ants, due to poor caulking. Wooden floorboards could be improved. Garbage management can be regulated better. Sometimes trash divers come and leave the garbage area a mess

Friendly neighbors, nice and VERY quiet neighborhood, many buses nearby, helpful super
Cons:
Walls are kinda thin, could hear my next door neighbor's TV/music when it was loud but never overheard reasonably volumed conversation. Heat was not reliable. Get a space heater. Had one or two roach infestations during my time there but the last few years were fine.

Bad infrastructure hear and feel everything!!

Pros:
Locality to highways : grand central , van Wyck, and 495 and access to great schools. Beautiful parks. Not many stairs in the building
Cons:
YOU CAN HEAR AND FEEL EVERYTHING! And I mean everything. Nothing is private in this building when kids are jumping up and down it shakes the entire unit. You know what your neighbors sound like as well. There is little to no heat in the winter time. Management is a joke they never reach out about anything you complain about.
Advice to owner:
Be transparent with potential leaders about the amount of noise complaints that are received. Provide HEAT !!

Good area & schools. Close to shopping centers. Heavy Orthodox Jews community. Close to Queens College
Cons:
Buildings are old
Landlord do not help with any thing
Building hallway are dirty and not Sanitize properly
Advice to owner:
Don’t be tricked, the asking rent is not worth the apartments. Most buildings are bedbug infested

Decent place to live

Pros:
Apartment was completely renovated when I first moved in. Spacious and affordable for a 2 bedroom in Queens. Clean and well maintained.
Cons:
Water bugs get in from time to time. I had to install a door blocker to keep them out. The bathroom ceiling cracks and leaks and no matter how many times maintenance comes out to fix it, the same issues comes up in a matter of weeks.
Advice to owner:
Clean the hall ways more often, sometimes there are spills that doesn’t get cleaned up for days. Fix the plumbing in the bathrooms so it won’t leak into the neighboring apartments.

Best for Temporary housing

Pros:
Every one minds there business, all animals allowed, as many people can live here no complaints.
Cons:
The heat is so low
Management is non responsive they do not care about tenants
Apartment units are expensive
No cameras or lights
They are owned by a reality and have several buildings in the area
Only 1 receptionist for over 5+ buildings
During Covid they did absolutely nothing to desensitize the building
Advice to owner:
Hire more receptionist, listen to your tenants, and whoever the man in the office is should have more respect for ever one who rents a unit. He’s so rude and acts like you’re not a human being.

Great neighborhood close to public transportation
Cons:
If you like not having heat, bathing with brown water and rodent, roach, fly and all different types of bug infestations this is the place for you. Management is non existent after covid and ignores your maintenance requests.
Advice to owner:
Rent is too expensive for tenants to be ignored. Tenants have petitioned and withheld rent and even that does not get your attention.

Don't rent from an A&E managed building

Pros:
Within 1st 6 months, apartment looks great. No cockroaches, no blood gang affiliated member tenants living next door fighting all day and selling drugs in front of building. The cleaners and building managers are polite though.
Cons:
After 6 months, you realize how loud the neighborhood is, cockroaches creep in from below the floor into your apartment since there's holes all around the edges, the heater is covered with a cheap piece of metal to cover years of dust and carcasses of pest. High price for little space, unresponsive management, they'll do anything to keep you locked in. Hoodrats (I'm black, I can use that word without getting accused of racism, I think) all over the neighborhood since A&E is trying to fill those apartments now that people are leaving nyc.
Advice to owner:
Change your management. A&E is not good for business.
