Pre-War building, the doormen are extremely nice and helpful, walls are thick and the tenants are nice and respectful
Cons:
Additional expenses to use amenities that should be accessible to the building (room, gym - I have seen 1-2 people on the roof since moving in it seems a waste to have it not be used but the pricing is so high). The elevator has been consistently broken on one side of the building which is frustrating, but they do use the service to get us up and down. Also, lots of roaches in the basement but seems to be addressed quickly when letting the super know.
Advice to owner:
Remove the fees on the amenities - clearly you are not making money off of it since no one uses the roof and gym and it will drive the buildings worth

The super is really bad, not responsive at all. Bad maintenance of the building, no proper heating during the winter, everything is really cheap. Not subject to good cause eviction law, increases our rent by 18%!

layout was great for a 3 bed with a separate kitchen and large living room, rent was affordable, with window AC units the temperature was always reasonable, lobby was nice and clean
Cons:
we had recurring bed bugs and management did very little to help. they sent global pest control thrice and they were not able to fix the situation. we broke our lease at the end

Fine building to live in

Rent stabilized unit, really big, 2 bathrooms in it, close to the trains.
Cons:
Mfs steal packages CONSTANTLY. never ever let a package sit for more than 10 minutes, be ready to collect it immediately. also some issues with mold, wet walls, and the owner is basically unresponsive. The front doorknob of the building has broken twice on the inside. No way to get out. It was fixed by morning but we had to wait for someone to come by and open it from the outside, then we taped the door open. Basement laundry, but very few machines and even less work.
Advice to owner:
Fix the package stealing problem- put a camera somewhere. And please respond to any call or text. Its radio silence.

The rental company is starting to price gouge on rents, most recently with a 20%+ rent increase. There are a number of stabilized units, and it seems like they're starting to price out all the market rate units.

Heatless Winters and Owners Who Don't Care

Lobby is nice and clean. Neighbors are quiet for the most part. Never had to deal with stolen packages.
Cons:
There is very little heat in the winter—just check the thousands of HPD complaints for the building. The super, Cesar, will lie and tell you the heating system works "perfectly" while shifting the blame to every single tenant in the building for why their apartment doesn't feel warm. The property manager, Jason, is hard to get in touch with and is rude and dismissive when you do get a hold of him. Refuses to take accountability for anything and only cares about collecting your rent money. Avoid this building at all costs. Not worth it.
Advice to owner:
Take accountability and fix the issues in the building that you are well aware of. Care about your tenants.

Water pressure is great. Some nice neighbors. Convenient location.
Cons:
Building is getting dirtier by the day. Garbage piles up. If you look outside you'll see garbage all over. Mold/chipping paint. There are bugs... If you aren't in a stabilized unit they raise your rent anywhere from 10 - 20%... just not worth it for the quality of the building.
Advice to owner:
Take care of the property. It's going down hill.

Convenient location. Street parking is doable. As others said the water pressure is good. Balcony is nice if you have one (minus the pigeons).
Cons:
Where to start? Walls are paper thin. Guy above us moved in and clearly has no rugs. It sounds like a bowling alley. Can hear our neighbors snoring snoring next door and then there’s a screamer on the floor. The building isn’t clean. There are bugs. No matter how clean you keep your apartment there are cockroaches. The icing on the cake was my husband waking up with one on him in bed. People with dogs let them urinate right by the entry way. It is gag inducing. Then they bring the dogs back inside with their pee paw prints into the lobby. No respect for their own property I guess? We had a mold issue in the walls and while it got patched the walls were starting to deteriorate again. Rent for existing tenants goes up a silly amount every year. A one bedroom in this building isn’t worth the price they are asking. Our “chefs kitchen” (as it’s advertised) had all of 1 drawer and outlet.
Advice to owner:
Clean the building up and get Miguel support!

King size bedroom, nice floors and high ceilings. The super is very friendly and the laundry room is solid.
Cons:
We caught over 13 mice in the short time we lived here. Several instances of roaches as well. The pest control person came and went one time, and all within 2 minutes. He gave us sticky traps which we won't use as they are inhumane. There is also a man who wanders the halls regularly while intoxicated constantly yelling out for "Maria." Sidewalks in the are constantly covered in dog shit. Lots of double parking and beeping at all hours.

Nice space, unresponsive management company

Lots of natural light. Spacious. Walls and countertops seem to be pretty new. The space and location are both pretty good overall.
Cons:
Super is often unresponsive, we dealt with maintenance issues (related to dishwasher, fridge, stove, etc.) for 8+ months, with many of the issues still unfixed. Took repeated calls every other day for several weeks, plus a call to the management office, just to get one of the above issues fixed and the others unaddressed. Some of these issues have serious safety implications -- the stove, for instance, is missing a stove knob, which means it's impossible to tell if that burner is on until you smell gas. Everything else (the paid laundry, the trash courtyard, the elevator) works basically how you'd expect at this price point, but I really expected more basic competence in addressing these maintenance issues.

Convenient location near Columbia but huge hassle to get repairs

Near Columbia, shower water pressure OK, in-building laundry machines all work
Cons:
Getting repairs done for our unit has consistently been a huge hassle. The RCR management handbook directs us to call the on-site superintendent for repairs, but we haven't had a single repair done in a timely manner even after following up many times. Specifically: top rack of dishwasher was broken for 5+ months (now repaired); one knob on gas stove has been missing for 5+ months (still broken as of May 2025). Other current issues that we haven't pressed because it's so inconvenient: freezer door 'locks' when it's closed and can't be opened for another 30ish minutes; front door doesn't fit properly in frame and has to be slammed shut. Not sure how the rent here compares to other buildings but I would not choose this building unless you think the rent is a good enough price to make these issues worth it.
