The apartment is nice.

Pros:
The floor is quiet and family oriented building.
Cons:
No garbage disposal so garbage sits around until can be disposed of outside building. Waterbugs and other mites. Inconsistent responsiveness. Occasionally people passed out on the stairs. Building inconsistently cleaned.

the apartment great, the maintainance and noise really bad .

close to D and 4 train, next to a park, the mexican food truck in front is amazing. the apartment is huge, great shower, water pressure and restrooms.
Cons:
the front door was always unlocked, super noisy 24/7, dirty, full of garbage on the stairs, some people smoking inside. a lot of street fights.

Beautiful Building, Poor Management

Pros:
The building is beautiful with many art deco details. Apartments are large and rent stabilized. Prime location just a half block from the A subway line.
Cons:
Management is bad. They are not responsive. The execute projects haphazardly, causing chaos and disruption to tenants. There is a strong suggestion of if you don't like it, leave.
Advice to owner:
Get a better management company, it will save you money.

Good Price, Extremely Loud Block

Cheap rent, spacious apartment, close to 4/D trains
Cons:
Always loud music blasting especially in the summer when 50+ people from other neighborhoods would come to the block, a couple of shootings occurred. Experienced the worst of it since I lived on the ground floor. No heat during winter, again not sure if this was due to me being on the ground floor.

Moldie walls bathroom cracked walls roach and mouse problems they don’t like to fix the super doesn’t like to work or do his job and they support him when they finally fix is with old stuff and when it rains water leak inside the apt

Good morning welcome to flies and bugs big bugs. Every morning I’m greated with flies at the front door like everyday like clockwork. Whatever the neighbors is smoking your gonna smell it, the bugs that greet me in my own room is ridiculous I keep a raid on me

There's barely any pros. I would say SOME neighbors are decent and family oriented. Others are filthy and disrespectful.
Cons:
The building office is not helpful if it does not benefit them. They don't care about your safety or well being. I had no heat for an entire year straight. The apt got so cold my fingers/toes burned when i touched hot water. It makes super loud banging noises all hours of the day and night. I had a ceiling collapse 3x and still hasn't been fixed properly/ on the bring of another collapse. It's a safety hazard to live here. There's mold, pests, and garbage that neighbors leave in front of their apartments and even throw outside the windows. This is an unsafe place as the doors are often left open and drug users sneak in for shelter while they do their thing. It's a filthy and dangerous place. I wouldn't send an enemy here. The apartments are beautiful inside, but the landlord does not maintain them. There are leaks in strange parts of the house like closets and cabinets . All they do is cover it up with dry wall/ plaster and paint. Maybe some tape. Its horrific. Check out how many violations they have on the 311 website.
Advice to owner:
The apartments you own have the potential of being such beautiful places to call a home *INSIDE* if they were to properly be maintained. Neighbors need to be reminded of being respectful to one another when it comes to noise and garbage. I understand you have no control of the surround area *OUTSIDE* of the building (excluding the garbage area & behind the building) but there are many things that need to be addressed as far as the apartments maintenance and the cleanliness of the building's property. It's a horrible sight to look out my window and see the backyard filled with the garbage my neighbors throw out their windows. Or to open the apartment door and be bombarded with a stench and flies from a neighbor's week old garbage bags.

Terrible Racial treatment of tenants and Owners. The mgt / coop are thieves.

Advice to owner:
Get it together and stop changing your management name/ address so often ,so that you can't be tracked. Treat your owners especially with fairness and respect. You Puerto Ricans should know better and want better, Your reputation is the worst I've ever encountered it's like the racist events you hear happening around world today, but I'm your own backyard. Why can't we all just get along and live in peace and harmony. The money you collect should always be put back into the bldg on a regular and maintain the up keep before break down. The management and coop board are thieves who doctor the yearly budget expense to look legit for meeting and distribution to owners. They pocket the money so we never get ahead of make a profit
An the super robs the tenants apartments, so never use that laundry room or send your kids to do the clothes and forget your key in there. The super has access to the cameras and is watching to target the carelessness your'll make
They say that we'll be rid of him soon but that taking too long and our co-op money is paying him for an accident that occurred doing work for our board president coop / unit who is covering that incidents reality

Usually very quiet, okay neighbors, lobby door is always locked and fixed if anything happens, hot water, good water pressure, and heating.
Cons:
Building is hardly cleaned, not a great/safe
neighborhood, packages will be stolen majority of the time if left in lobby.
Advice to owner:
Please create a routine schedule of cleaning building, and supervision or creation of storage for packages.

The Super Was Great!

The Super kept this property spotless! Garbage management was best I’ve seen in since living in NYC. Felt safe in the building. I had a recently renovated unit, unsure how other units were.
Cons:
Other tenants personal cleanliness in question. I believe this was the possible cause of pest issues. Luckily, it hadn’t become an issue while I was a tenant. Ownership was overcharging for rent in comparison to neighboring buildings.
Advice to owner:
Be fair with your tenants and employees!

Old building but convenient location

Pros:
Some of the apartments were renovated, while others were pretty old. Great location, two blocks away from the 125th and Broadway metro. Lots of shops and restaurants nearby. Less than 10 minutes walk from Columbia University. Rent wasn’t too high for the area.
Cons:
Building manager wasn’t as responsive. Some of the apartments were old and had only 1 bath for 3 bedroom apartments. No washer and dryer in the building and nearby area.
Advice to owner:
Some of the apartments need to be renovated and please add washers and dryers in the building, if feasible.
