Outdated Expensive Nightmare

Pros:
The neighborhood is lovely and a convenient location to subway stations. Beautiful tall windows in every room let in a lot of light.
Cons:
Extremely outdated kitchens. Lack of electrical plugs and management refuses to put more in. There is no laundromat closer than 10 blocks away. No closets in the rooms. There isn't a radiator in every room so it gets very cold. The building intercom system has not worked for months.

Extremely Loud - Above “Speakeasy”

Pros:
The units are a great size, particularly for the neighborhood. Unit 2 has an amazing private patio that is unlike anything I’ve seen in New York. Fantastic space indoors and out in a great location.
Cons:
The apartment is insanely loud due to it being above a speakeasy. Thurs-Sat every week I sleep with ear plugs to drown out the noise as best I can but it doesn’t help much. The apartment literally shakes from the music downstairs. I am on the second floor, directly above the speakeasy but my neighbors have also complained about the noise on the third and fourth floors. Not only has the management company been unhelpful with the noise but also with maintenance issues. When I move in, the apartment was not cleaned and the dishwasher was full of roaches and was not running. It took the management company several weeks to fix the issue after I had to haggle with them on the phone every single day.
Advice to owner:
Space is great. Noise is awful

Loud Club in Ground Unit

Pros:
Garbage management is great, sizable rooms, large space, great location
Cons:
The club on the ground floor is insanely loud and does nothing to help with the noise. The property management does nothing about it as well. Very frustrating, especially because they don’t tell you when touring or moving in. Heat for the whole building is also controlled by that unit and it is very frustrating when they turn it off whenever they feel like it. Apartment is great outside of that but that is a huge deterrence. If the club Sincerely Ophelia is still in business when you’re looking at renting this place, I’d recommend to not rent it.
Advice to owner:
Do something about the club. Or at least tell people before renting

Severe Leak Issues

Common areas are clean, very nice /responsive super, large units with new appliances
Cons:
We had a leak over our bed starting a few weeks after we moved in that was patched a few times, but never resolved. We had 2 mattresses, several items of bedding, and 2 rugs ruined. It took weeks for management to respond and based on their communications to insurance, because it was an existing issue, the damages were not covered. We did receive a rent reduction for 2 of the major incidents, but the reduction did not cover what we had to pay out of pocket. We ended up moving out because the leak had extended into our living room, and the walls were soaked for over 3 weeks without any sign of resolution. This is the case for several of the apartments in the building.
Advice to owner:
Resolve the leaks and be more responsive.

The building was infested with so many bugs: BBs, wasps, spiders, nothing worked to get rid of them. Incredibly difficult management to deal with for the infestations.

Great staff, nice building

Pros:
Very nice and helpful staff, building is clean, no issues with water, cheap parking, no pest issues. Roof is nice and hardly used. Always an open grill to use.
Cons:
Current leasing / property manager is essentially absent and unfocused (previous one was in the building all the time and very helpful). Walls are paper thin. No ventilation in kitchens or bathrooms. Horrible energy efficiency, so electricity bills can be very high.

high electricity bills because 1. water is heated using individual water heaters in each unit and 2. big windows bad at insulating heat in the winter and traps heat in the summer

Don’t live here!

Pros:
The pros are that aesthetically it is pleasing on the interior and a good location but don’t be fooled. Everything else about this apartment is a living hell.
Cons:
1) mice infestation. Mice problem never fixed
2) no heat- the vents were never functional and landlords left us without heat during 3 months of the coldest winter and didn’t offer space heaters until specifically asked a month in.
3) no place to dispose of garbage
4) hallways never cleaned by super
5) super enter apartment without notice all the time!
6) appliances no working. Dishwasher floated 3 times before they were replied back to our request to get it fixed or replaced
7) washer reeked of mold and dryer matted internally with lint. Had to take apart everything
8) broken handrail, toilet flusher, and toilet paper roller holder. Asked for it to be fixed before move in and nothing was ever fixed except flusher after 4 month was completely in functional at that point.
9) completely unreasonable management
They don’t reply to emails, they leave you in unlivable conditions with no compassion. Finally fixed the heat 4 months later once we were in summer and mechanics told us they fixed in one morning/ afternoon but management was just being cheap and whole time trying to find a way out of paying to fix the job right and that’s why it wasn’t fixed for four months
10) after no heat all winter and mice infestation they credited us 6% of our rent and when attempting to negotiate they refused and acted purely arrogant.
Advice to owner:
Treat people fairly and with compassion. We lived comparably to a homeless person with mice everywhere and no heat and broken appliance with expectation to pay with a 6% discount. We spent more on product to medicate the problem ourself while you left us to bare these conditions for 4 months

Staff are great, like seriously nice.
Amenities are nice
Very clean common space
Cons:
Landlord is a jerk, and UDR is a blood sucking corporation.
Units aren’t well kept, had poor ventilation issues leading to mold.
Water pressure, and hot water situation are abysmal. Hot water cuts out after 10minutes of use in shower. Then you’re left with no hot water for HOURS
Advice to owner:
Learn to treat your tenants with respect, especially ones that you leave without hot water.

It’s a beautiful home with more space than you could ask for
Cons:
Bed bugs, we dealt with them for 2 years and had 9 treatments done before ultimately having to move out as they were a structural issue
