Nice building, no major issues.

Pros:
Good water pressure; responsive management; excellent amenities (particularly the gym and the rooftop lounge). Rooms are nice and clean with good, new kitchen equipment. No major complaints, really.
Cons:
All of these are relatively small issues, but: A/C system is old (no strict temperature controls, so I can't set the temperature by degrees), but still effective. No ceiling lights in the rooms. Bathtub drains slowly.

Ammenities, close to everything, all subway stations
Cons:
Ammenities hours are short. Cannot use pool after 8pm. More expensive than other places around here, too much sun, AC often has to be replaced, mailroom takes a long time to make our packages available.

Extremely safe, well taken care of, no huge issues at all. I love the doorman here, all of my maintenance orders are filled same day, and no bugs.
Cons:
Nothing bad. I wish it wasn't so expensive to live here.
Advice to owner:

Pros:
The finishes are beautiful. We have some great neighbors. The super is responsive when things don’t work.
Cons:
The noise bleed is awful to the point where we have to move. The management company has been absolutely horrible about this, and it has made the apartment inhabitable. Also, the utilities are super high and the amenity fee is absurd for what’s there and how they take care of it.
Advice to owner:
Start being responsive to your tenants concerns. Take them seriously.

- very friendly staff at the front desk and maintenance
- gorgeous outdoor space - real grass, beautiful landscaping, comfortable seating
- location - easy access to so many train lines and great restaurants in surrounding neighborhoods
- pool and hot tub - actual full length pool for laps
Cons:
- sometimes witness homeless or mentally ill people walking around in the area as you're close to Atlantic Terminal and Downtown Brooklyn
- package room has limited hours, but can always get a package if you really need it
- no central air, but have built in A/C units in each room

Pros:
Responsive maintenance team, modern fully-equipped kitchen, nicely maintained and clean common area, well-lit and clean laundry room, friendly doormen, beautiful little apartment with stunning roof deck. I’ve lived here three months, and not only is the location wonderful, I love my building. Friendly management and neighbors make it feel like home! I hope the rent stays affordable so I can renew my lease.
Cons:
Drafty windows, kind of yucky old window blinds

UPDATE: I have just learned that the management has changed from Buzzuto to Greystar. A quick Google search has me on edge. Greystar has HORRIBLE Google reviews for various properties they manage. I hope this doesn't go badly. At these rent prices, good management should be a given.
Advice to owner:
The windows are very draft and not energy efficient- should be replaced. The old bent up mini blinds should be replaced with shades that block out the light better at night

Nice place to live

Really nice common area, great staff, and the apartment is well built
Cons:
If you get a neighbor who likes to play loud music, it's annoying since the bedroom shares a wall with your neighbor's lounge area.
Property mgmt has unreasonable policies, such as charging a couple thousand dollars to move to another unit, even after your lease is finished.
Advice to owner:
Try to keep your current tenants by being a bit more reasonable rather than enforcing unreasonable policies, which drives tenants out and loses money from vacant units (our old unit was vacant for 6months after we left)

If you want a doorman building on the upper west side, this is it.

Pros:
The rooftop sells this building. Amazing views and separate sitting areas. I only rented a month so never asked about renting the room that opens to the rooftop but there is one for parties.

Doormen are professional and polite. They stay inside though so no curbside help.

Apartment was a studio. Pretty small. Quiet though. My unit had an updated kitchen but the bathroom looked original. Still didn’t look too dated.

The lobby has cache and the amenities like a 3rd floor laundry and deck area for dogs is great.
Cons:
The size of the studios is pretty small. Also because it has that amazing 3rd floor deck for walking dogs, there are a ton of dogs in the building.

Not Worth the Price – Poor Management and Constant Noise

Concierge staff is the only bright spot: They're friendly and helpful, but sadly not enough to make up for everything else.
Cons:
Extremely noisy: If you value peace and quiet, look elsewhere. Floor 34 has a DJ who blasts heavy bass every single day. It’s relentless and makes relaxing at home impossible.

Management is unresponsive: Despite repeated complaints, management does nothing to address the noise or other ongoing issues.

Elevators are a nightmare: Constantly under repair and painfully slow. Be prepared to wait.

Smells and barking: The smell of weed is constant throughout the building, and dogs are always barking. It feels chaotic and unmanaged.

Not worth the price: For what you pay, the living conditions are far below standard. The building feels cheap and neglected.
Advice to owner:
This building has been a huge disappointment. Listen to tanant's complaint instead of ignoring them.

Pros:
I liked the renovation that Bozzuto did to the lobby, the elevator upgrades, and cellar common areas, and of course the rooftop. I had a one bedroom and it was adequate size for me, although the bathroom felt small.
Cons:
I did not like that the courtyard behind the building remained closed for the entire time I lived at the building. I used to have lunch in that courtyard when I worked nearby. I did not appreciate the insane cost of laundry in the cellar laundry facility. Every week it was about $30/week to wash my clothes—the dryers sucked!! My rent was absurdly high ($4300 for a one bedroom). I left NYC for good once covid hit. The building mgmt allowed me to break the lease, they wanted me to pay an extra month so they could find a new tenant—however someone else in my building took over my unit immediately, yet the building still wanted me to pay for the supposed vacant month. I discovered the new tenant was coming in and confronted mgmt and they backed off the vacant charge. That’s a lot of money I would’ve paid for nothing. Instead I used that money to get the fuck out of NYC. I’m never coming back to this hellhole.
Advice to owner:
Good luck finding tenants to pay a ton of rent when nobody wants to be in NYC anymore. Look around on 6th Avenue, most of the shops and businesses are long gone. There is absolutely no point to be in New York anymore.

Nice staff, clean buildings, lovely views, friendly residents, quick repair team, VERY lenient on spare keys (I use one multiple times a week)
Cons:
Sometimes the temperature control is a bit finnicky (it gets too cold when I turn on the AC even set at a high degree, then I turn it off, then I turn it back on, etc)
