Good building and well maintained apartment

Pros:
Clean apartment with new appliances and owners repaired things super quickly.
Cons:
Expensive for a small space but the space was cute. Rats outside of the building were bad for a minute but then got better

Ignorant, lazy, management.

Good water pressure. A/C works well.
Cons:
Heating doesn’t work well. Apartments flood when it rains. Garbage isn’t properly taken out for collection, resulting in bug issues. Property management does not respond in a timely or effective manner. Even have court summons/violation tickets for the management being left on the building door and residents mailboxes.
Advice to owner:
Get a different management company, and a different super who isn’t also overseeing 16 other buildings.

For the amount of space, it seems like a good deal on the surface:
- when moving in, the apartment was infested with roaches.
- to throw out the trash during the spring/summer, be prepared to walk through dozens of flies in the staircase outside (make sure you ask to see the area where garbage is maintained, it’s gotten better but still has room for improvement)
- management is incredibly slow to action on issues
- neighbors have been a nightmare, most of the problem neighbors are gone but someone constantly steals packages

- Layout is odd
- Multiple code violations (leaking roof, no peepholes)
- property management is horrible. absolutely unresponsive and sketchy

A great location in between two major subway lines, with access to tons of restaurants, bars, grocery stores, and shopping. Laundry in unit is a major plus.
Cons:
Management is mostly unresponsive to even major complaints (for example, the front door lock was broken for 7 months before it was finally fixed). They frequently are between cleaning staff and the building will go weeks without having the hallways cleaned or the trash cleared. Apartments are in poor shape overall, but there seems to be no point to complaining about issues. Neighbors frequently smoke in the hallways, play fetch with their dog in entrance lobby, and have loud, prolonged conversations in public areas that can be heard inside the apartments.

Update: had to sue landlord to get security deposit back after weeks of complaining and promising they would send it

Address maintenance issues promptly and correctly, and keep the building clean and safe to live in

So many things are wrong with this place, constant hot water issues, daily important appliances will break and they will take months to replace or fix it to your detriment, management will ignore your calls or not follow up with you if you have issues so you have to hound them, you can never get in touch with the owner, there are pipes running through apartment that they edit out of the listing photos, holes in the ceilings so many flies and pests, a superintendent that is mean, lazy and overworked, and so many other problems do yourself a favor and find somewhere else until somehow this place gets new management or they tear it down and put a new build lol…but then it would cost $5k lol

I liked that this building was pest-free, the water pressure was great, and move-out was easy with no problems even though we painted some walls. They didn’t ask us to repaint when we moved out.
Cons:
The main problem was the number keypad access to the building. We lived on the ground floor and our apartment was broken into, because someone must have seen and memorized the key code to the building. At night, there are a couple hours when the keypad just completely shuts down and we’d be stranded outside in the cold/snow. This usually happens around 2AM, and there is no way to open the door but wait. If you call the super, he will tell you you just have to wait a couple minutes, but that has never been the case. The super has come to our place a couple times, did not fix the things he came to fix, and he asked us to borrow our ladder for work on other apartments. He is unhelpful at best and weird at worst. Also the ground floor basement flooded the last time it rained heavily.
Advice to owner:
Change the keypad to an analog key and lock system

We had monthly exterminator visits who would put anti-roach poison in all the cabinets, I had an in-unit combo washer dryer, the stairwells were kept decently clean and requests were tended to within a couple days max. I was also allowed to move in a few days early without any increase in rent. Never had any pest problems and, for the most part, my neighbors were friendly and kept to themselves.
Cons:
There were multiple time throughout the year where the water would be freezing cold without explanation - I would text the manager and it would always be resolved within a few hours, but it was so inconvenient and frustrating. As well, they increased my rent by like $1000 at the end of my lease so I had to move out!! It was barely worth the price I was paying for a 1-bedroom at the time ($2150) and definitely wasn't worth what they were going to be asking for (~$3000). If they had kept my rent the same or increased by $100, I would have stayed.
Advice to owner:
These rent hikes are insane!!! Also fix your goddamn boiler!

Nice building overall but needs to sort out pests and rent price

Rats in the garbage right next to entrance guaranteed every night to see one.
Seal the garbage cans!!!

No 7 days a week maintenance response (they take alot of holidays)
Low battery fire alarms seemed to wake me up every month

Landlord seems to have abandoned the building, is not paying maintenance staff, garbage piled up for 2 months, ongoing leaks hint at deeper structural problems in the plumbing that are not being addressed, courtyard is infested with rats due to garbage issue. Building is "owned" by "Foster Ocean Realty"; this is actually a subsidiary of SGW properties

The building was great for the past couple years. Management was responsive and super was attentive BUT- keep reading
Cons:
Management went non existent 3/4 months ago. They fired the super and are non-responsive. Trash has been building up. Fire alarms are beeping. Bugs are in the hallways. If you’re curious about what an nyc apartment building will look like after humans go extinct and nature takes over, come check out our hallways. Best thing about this, management also stopped paying utilities. National grid has been posting bills on our front door for 17 THOUSAND dollars owed by the building management. They are threatening to shut off our heat and hot water. All because of this horrible management.

Do anything but nothing

Break ins (by squatters!) - and we were told the cameras don't actually work, completely unresponsive landlord, the front door keypad FREEZES sporadically between midnight and 6AM and the super does not have keys to the building!, the backyard is not private like listed, neighbors in the building smoke cigarettes in the hallway, built-in cabinets are not functional/too high and bathrooms have no under the sink storage

Repaint and respond to your tenants.

New building, not secure

Its newer, its a small building, you get to know your neighbors more.
Cons:
There were squatters in the building, its keyless (every door is a code),and the landlord did not do a good job of rotating the door codes), there were strangers who learned the code and would enter the building, I felt so unsafe at times. The landlord was generally not responsive until I insistence and indicated I may involve the law.

The outside is beautiful with its black painting, and the stairs are easy to maneuver (although somewhat small). The rooftop is smaller but perfect and has an amazing view of the city and Empire State Building.
Cons:
The roaches getting into the apartments got worse than usual for NY around the summer months. Mail has been taken a couple times.

Better pest control for entire building.
