Very dirty building

Pros:
The rent is cheap
Cons:
The building is unsecured, the mailboxes are broken, the elevator is always broken, there's garbage in the hallways, the building management don't do repairs, the building should be condemned it's falling apart.
Advice to owner:
Repair the building, add locks to the entrance and install door buzzes in the apartments

NOT ONE THING!!!!!
Cons:
Unresponsive, management, careless.

* Safety: Intercom system not properly working, you cannot hear anyone on the other end; door taped open.
*Building super: Not properly cleaning and maintaining building, lucky if the building is cleaned every two weeks, makes hasty repairs then you must go behind and clean up messes of sloppy painting, caulking, etc.
*Contracted constructions crews not well versed in repairs
*Office accounting practices : they do not keep up to date with rent payments
Advice to owner:
FORDHAM BEDFORD !!!!! DO WHAT YOU SAY YOU DO FOR THE COMMUNITY!!!!!!!

Horrible Management/ Building

close to transportation (east and west side train - both express stops), close to major highways
Cons:
Building is extremely filthy. MAJOR pest problem. Management is nonexistent - will not answer emails or phone calls. A lot of problematic neighbors that steals packages. Super doesn't speak fluent english and will schedule maintenance visits and never show up. Front door to the building is never locked. Lots of crackheads loitering outside.
Advice to owner:
Be more responsive and proactive inside the building.

Filthy building and no response manager No heat.

Nobody care about smoke laws. Littering and unhealthy living conditions.

Take control of the building look like nobody care the unhealthy living conditions.

The Super is a Big time hoarder. Watch what you put out because he’ll save it for himself. Bottle, cans, aluminum he saves it all

Superintendent has cameras in the entrance but uses it for his benefit & to spy on residents - also too friendly with female rssidents meanwhile he lives with the mother of his kids.
Advice to owner:
Tell super not to be in the females faces, stop using camera to spy on residents in building. Make sure noise level isnt loud at 7a in the morning@

The building is close to to my commute.
Cons:
There is no elevator. The super is lazy. The management is very unprofessional as well as disorganized.
Advice to owner:
Start doing better for your tenants and start helping out more instead of always trying to evict someone out of a home.

My neighbors we all get along and I would like to think that we look out for each other.
Cons:
It takes them so long to fix things.
Advice to owner:
I think surveys would really be a great thing for the buildings because you get to know how the building is running and what Apartments needs to be repairs..You get to see what jobs are not being done or incomplete jobs.Supers should also be part of the Surveys along with management.

Far From Ideal

Close proximity to express train stops D and 4 lines
Cons:
The building buzzer has been broken for over a year.
Rats have made holes on the walls and go around different apartments.
There are cockroaches all throughout the building.
Floors are not leveled, making everything in the apartment slightly unleveled as well.
Floor tiles easily come off.
Windows have a lot of dirt from outside
Advice to owner:
This building needs major reparations, if not an entire renovation.

I love the location. 4 train really close, Montefiore Hospital walking distance, daycares for toddler, schools for school age children, 24 hour store, etc,. The building is being renovated
Cons:
Old building. Mice, pests, outdated interior. Building is being renovated so this shouldn’t be a problem in the future.

It's close to the train station
Cons:
Roaches and rats sometimes the water pressure is bad when the pump is open in the streets, they give too much heat that I have to use an air conditioner in the winter time. Roaches never want to leave my apt. The building is infested.
Advice to owner:
Get a new property owner and renovate the whole building

-Hard wood floors
Cons:
-A huge fly problem in the lobby.
Rodents,cockroaches(huge Flying roaches) and other insect infestation.
-Repairs are never done to completion if they ever even acknowledged or attempted.
-The lack of working electrical outlets is ridiculous and a huge fire hazard.
-Unsecured main entrance
