Downhill since building was sold

Pros:
Great location, nice looking apartments
Cons:
Things don’t work and new management company won’t fix issues despite raising rents ~20%
Advice to owner:
Fix issues when raised, listen to tenants concerns

garbage is disgusting - accumulates you can smell it into your apartment.
Advice to owner:
pay your super more. Hire a garbage cleaner. Everything went downhill after new owner bought it.

Beautiful at first glance

Great quality updates to kitchen and bathrooms, exposed brick, great location, Carlos is a wonderful building manager
Cons:
Completely incompetent ownership, massive mold and flooding issue in ground floor apartments. Absolutely illegal and major health and safety concern. Tenants have had long term health issues from living there and landlord continues to bandaid fix foundation issues and put more people at risk. They’ve tried to get tenants to sign paperwork saying they won’t sue in the future for health issues and luckily they were smart enough to say no. Read all paperwork carefully!
Advice to owner:
Jordan should not be tenant facing though I think you know this. I believe there are family relationships at play. You’re well aware of the issues and need to not count on new tenants lack of awareness to avoid fixing the buildings issues. I believe there will be many future lawsuits as health concerns continue to surface.

Safe and Affordable

Pros:
I like that the super and porter live on-site, so if you need something, you can get immediate resolutions. Also like that there is laundry on-site, and generally not crowded.
Cons:
I dislike that some of the windows are old and not properly sealed, so they leak heat. Also dislike that the walls are thin: I can hear my neighbors through the bathroom cabinet, as well as anyone talking in the hallway. Wish there was better sound insulation.

Medium size rental building in Downtown Flushing

Pros:
Good quiet and responsible neighbors. Not many young people. More elderly and families. 2 elevators for six floors that work. 2 staircases.
Cons:
No central air. Laundry card machine broken. Parking in the garage is very expensive for the area. Very old and cheaply maintained building. No security, people let others in. Too many old keys for door, no key cards, no simple remote keys. The basement where laundry and garage is, smells like nasty hot garbage.

Biggest con: very loud next to train tracks, the building moves every time train comes by.
Advice to owner:
Become more technologically advanced. Better rental process and move in/move out process, better updated online system for renters to check their rent status or work order status, remote keys or keyless entry, like other buildings.

Close to subway and shops
Cons:
Cockroaches, bugs are everywhere. Neighbors are noisy and building has poor sound control.
