Cute but has issues

I have lived in the most charming, light-filled studio in this building since 2021. I now have to move out because it's becoming too overpriced. I believe my unit is illegally destabilized but it'll take years in a legal process to receive what I'm owed. Still, I love my neighbors and living on this safe and quiet block.
Cons:
The landlord is unreasonable and unwilling to negotiate, and there are pests.

Its a lot of little things

First off, the house is decently sized and well constructed. The water has been good, the floors are nice, and the stairs aren't terrible. The interconnected smoke alarms are a nice touch and help me sleep a bit better at night, and the whole house central air for heating/cooling is a welcome addition.
Cons:
The appliances are subpar, requiring multiple repairs and replacements. The stove heats up the oven controls to the point it damages the control board, the microwave had to be replaced when the door sensor stopped registering the door closed, and the dishwasher is falling apart.

Getting maintenance to fix things is like pulling teeth, including having to explain to people what an interconnected smoke alarm is. We are still without one smoke detector after 3 months.

The basement can flood during the rainy season as the foundation has some drainage issues, and the drain at the backdoor is not maintained.

The trees around the property are not maintained despite repeated requests.

The insulation seems shoddy in spots, various rooms will end up way hotter or colder than the rest of the house and since the central air is a single zone, there is no way to adjust a single room.

The stairs railing is not maintained and seems dangerous, the fire ladder to the roof looks to be detached on one side, the windows are single pane and drafty, and there are a lot of them. They also let in a lot of sunlight, to the point it makes areas of the floor very hot on sunny days.
Advice to owner:
The property owner needs to take a look at the details of the property and maintain it regularly. The building needs a lot of minor work that adds up, and the maintenance people are hard to get in contact with.

The building is newly renovated so it has great appliances but everything breaks

Cons:
The apartment building floodsssss!!! Management does not respond to maintenance request. Mold was growing due to water damage. The street is very noisy and the street is dirty.

The utilities are very expensive

- Heating system is quite old. Heat was not evenly distributed throughout the apartment - some rooms were unbearably hot in the winter while others were too cold.
- Bathroom finishings (flooring, cabinetry, grout) weren't the best quality
- The building wasn't the most secure - had packages stolen several times

The spaciousness and light are wonderful. This apartment really became home for my roommates and I. Management is pretty responsive and very sweet.
Cons:
There were some water damage/leaking issues from the windows that they addressed. The appliances are pretty outdated but overall, a nice space. The windows are not well insulated and the huge ceilings mean that the central air heating and AC bills get expensive. The streets are pretty loud but that's Flatbush for you.

Great neighborhood location. That's literally it.
Cons:
The unit has a large back deck, which is nice, except there is only a glass door separating one bedroom from the deck (so the bedroom has no windows/no way to install AC and is FREEZING in the winter) - a maintenance guy the landlord sent once told us this door was not up to code and shouldn't be used on an outer entrance. The heat barely works and if you run the electronic baseboard heaters the electricity bill will be many hundreds. We had bed bugs and mice here in 2017 and the landlord was not responsive or helpful. Constant construction in the area.

None. Apartments seem nice on streeteasy but they’re cheaply constructed.
Cons:
The building is horribly maintained and management is insufficient and unresponsive. The heat barely works in river-facing units, the building is infested with roaches, and the front door is always open making it extremely unsafe. People get stuck in elevators and our mail is always stolen.

Take your tenants’ complaints seriously

uneven heat, extremely thin walls (you can hear your upstairs neighbors sneezing), appliances break easily and can take a while to be fixed

the loft apartment is really low in height (one ends 5 feet, the other a little over 5.3)
the loft apartment has no windows
the bathroom doesn't have a fan (the mold is growing wild)

Dont take advantage of less privileged folks who would settle for affordable housing

The management company forget to turn on the heat system. And the heat system is not consistently working. The management company is sometimes not responsive.

- bugs but they spray
- plethora of rats out front. Have heard them squealing inside the building
- noise from school next door
- Owners own this building and 647. Google ‘Gway’ and ‘Cobblestone’ Management
- Management seems to use high turnover to increase rental prices
- Raised rent $600 after one year
- hallway is rarely cleaned or painted
- piles of ‘recycling’ left out front constantly
- Took multiple contacts, meticulous accounting, screenshots of payments to get deposit back after 45 days

Be ready to pay a premium when moving into their properties.

The AC’s leaked constantly, we don’t have a ceiling on our bathroom because they ripped it off to fix said AC’s (that still only half work), management isn’t super responsive, I reach out several times before getting a response. In general, the apartment feels like it is fake nice in that it looks nice but is actually not super functional.

Beautiful home - the feel of a Brooklyn brownstone without paying an arm and a leg
Cons:
Management likes to pretend they dont have 5-7 strangers living together in EACH unit. Has been slow to respond to emails informing tenants when they move out, and some maintenance requests can take up to a month to fully resolve. I lived in the upstairs unit and our hot water did not work for over a month despite different contractors coming weekly.
Advice to owner:
Increase timeliness to tenant emails. Also needs to disperse security deposits faster.
