Pros:
• rent stabilized
• amenities are top tier for the rent price, no fees
• fast elevators
• 10/10 location
Cons:
• unit taken as-is and required LOTS of repairs
• lots of units meaning building manager cannot be as hands on as boutique building
• slightly thinner walls, can hear neighbor gaming at night — also fire alarm low battery kept us up two nights
• front desk a little unfriendly depending on the person
• birch floors easily dirty and warp over time

- cheaper than many surrounding buildings in the area
- no amenity fee
- 24 hour gym
- maintenance is quick and responsive, doorman are friendly
Cons:
- my apartment faced the trains and there was constant train noise. This was easy to ignore during the day with other background noise but felt really loud at night, making it hard to fall asleep sometimes.
- saw a lot of spiders in my unit - I'm a clean person and have never had this issue at other high-rises
- weird inconsistent smells coming from AC unit and bathroom

Well run. Nice view (though slowly getting blocked by LIC development). Great on pests and cleaning.

HVACs were a bit annoying. Elevators could be clunky.

Pros:
- The building is very new so there are rarely issues with the appliances or anything inside
- Maintenance requests receive responses very quickly -- usually someone is there the day-of to help with your request
- Door men are nice and helpful
Cons:
- Feels a little soulless -- none of the tenants really interact with each other ever
- Weird vibes in the apartment gym -- people don't generally follow gym etiquette and I've seen multiple instances of random PDA

Good Building, Great In-house Staff

Pros:
The in-house staff (concierge, porters) are all wonderful. Neighbors are usually pretty nice. Building is typically pretty quiet. Most facilities issues are addressed quickly.
Cons:
Building management can be abrasive. When I asked why there was a unit on my floor with the exact same layout and sq footage that was $200 cheaper per month, they couldn't give me an answer

Be willing to work with great tenants in regards to rent negotiation

QLIC building review

- Newly finished and nice looking apartment
- Very good rent prices
Cons:
- They charge $50 every time you lock yourself out of your apt (auto locking)
- The gym is quite small
- Materials and finishes are low quality, easily stained. Hard to maintain cleanliness
Advice to owner:
Stop charging for lockouts

No concessions on rent for loyal and long term residents, indifferent building manager, unethical former manager, poorly designed bathrooms with unnecessarily wide shallow sinks that consume most of the vanity leaving minimal counter space

my unit had some leaking issues in the ceiling and required multiple maintenance requests to repair the leak and repaint the ceiling. paint kept chipping and had to be redone multiple times

Quiet if not facing dog run (Review of Luna LIC building)

Clean, new, quiet area, and lots of good food to order from Astoria. Plus washer dryer in unit!
Cons:
You get to control the heat/ac unit but it was so loud sometimes it woke me up in the middle of the night. The newer Bevel building next door has a dog run where the barks would reverberate up between the buildings (I lived on 7th floor).
Advice to owner:
Would live here again but not facing dog run nor subway.

Great building for young professionals

Pros:
Very responsive when it comes to repairs. Nice size for 1 person, bathrooms were very clean. Gym was convenient. Courtyard is cute and perfect for outdoor workouts. Stayed there for 4+ years and didn't have much of a problem at all.
Cons:
Had a small mouse issue but the building quickly remedied the situation.

The windows have heavily paned so you don't hear the nearby subway station, you don't hear much at all.
Cons:
It's a bit too quiet and easy to miss contact with the outside world.

Nothing that they aren't already doing.

Pros:
The staff are all very friendly and awesome. Maintenance team is really great, they are responsive, friendly and very personable.
Cons:
Recently the management has begun enforcing silly restrictions on the pool where guests are not allowed. This is an unfair policy to single occupancy renters as they are paying the fees but unable to fully utilize the amenity.
Advice to owner:
Please revisit the pool policy.

Great community of neighbors
Love the common spaces
Great light
Large outdoor space is a rarity and very much appreciated
Porters are hard-working and very helpful
Pool is lovely but it’s only open at random times
Cons:
Quality of front desk staff has gone way downhill.
Unresponsive management
Packages and mail goes missing regularly
Lots of issues (personally and among neighbors) with water. Black/brown water pours from the faucets and it’s been an issue for years
Common spaces can be great for those with kids, but for couples or single people I imagine it’s a nightmare. Lots of babies and kids at all times. Lots of noise and mess.
Parking area is a great perk but there have been lots of issues with stolen property. The garage door breaks frequently.
Elevators are very unreliable and break often.
Advice to owner:
Be more responsive to emails! Please hire front desk staff who are kind and pay them well. Please figure out what is happening with the missing packages, it’s happening far too often to be coincidental.

Building staff are great but management is dog s***

Pros:
Doormen are very nice, professional and helpful. Superintendent and handymen are very caring and helpful. Location is great, especially if you work in midtown or anywhere the N,W,7 train.
Cons:
Management will not care about anything you have to say. They only speak in “money” and the rest they will just ignore. The backside (east) of the building is blocked by 2 large apartment buildings, so you will only get direct sunlight on your patio for 2-3 hr max per day. (It made me vitamin D deficient and had to take supplements for a year)
Advice to owner:
Change management and actually listen to your renters.
