Review Summary for Park Lane Management Corp
Summarized from anonymous rental reviews on openigloo.
Recent reviews of PARK LANE MANAGEMENT CORP properties reflect mixed tenant experiences. Many appreciate the prime locations and responsive supers, noting friendly neighbors and good water pressure. However, recurrent issues include pest infestations, inconsistent heat control, and occasional unresponsiveness from management on maintenance and safety concerns. Garbage management is generally acceptable but sometimes problematic, and some tenants report package theft due to inadequate security. The buildings tend to be older with small units and could benefit from infrastructure updates such as better pest control, door security enhancements, and more attentive follow-up on repairs. Management shows willingness to improve but needs to be more proactive in tenant communication and building upkeep.

Fine but not great
Former Tenant
Pros:

Cons:
had a roach infestation and it seemed to be apartment-wide

Small but affordable in great location
Former Tenant
Pros:
Affordable apartments but small, amazing location
Cons:
Water damage in current apartment, can be difficult to manage heat temperatures

Not the worst not the best?
Former Tenant
Pros:
Location is great! Good location to the 6 train. Laundry in unit.
Cons:
The heat is insane. It’s hard to get building to reply to any issues. They act like any simple, bare minimum, should be expected ask is HUGE and so demanding. It’s loud. Also above a smoke shop so it smells a lot. Also the unit is so small and so expensive. No storage. Packages get stolen all the time!
Advice to owner:
Listen to tenants needs!

tiny apartment, great location
Former Tenant
Pros:
location, bay windows in bed room, natural light in bedrooms, water pressure is good, only 4 apartments on each floor so felt quiet, rarely heard neighbors, trash emptied frequently downstairs, never seen bug or rat down by trash, neighbors in apartment are all different ages and super friendly, stayed for 4 years so ultimately couldn't have been that bad despite having more cons than pros
Cons:
unresponsive super for actual issues, had cockroaches for first 2 years lived here until we paid for Orkin ourselves to get rid of it (2 years without them after this), building sent multiple exterminators that didn't help but one does come at the start of each month now, required to submit maintenance requests to get things fixed in apartment and sometimes no one comes so we have to follow up multiple times, no washer/dryer, no dishwasher, sink gargles and makes weird noises and we've asked for them to fix it and they've sent multiple people and nothing has changed, no virtual doorman on the outside door which causes issues with packages stolen or door lock breaking and not being a lock but they started putting packages more hidden behind stairwell
Advice to owner:
actually listen to your tenants about issues and follow up to see if they're fixed instead of ignoring them, look into getting dishwashers in the units (would decrease turnover i promise you), update locks on doors so people stop getting locked out, add virtual doorman system

Good for short term
Former Tenant
Pros:
The apartments were nicely renovated when they were redone. The units that were not renovated were outdated but clean. Located along the park. Close to highways and forest hills restaurants. The building manager is a great guy and treats the leases like a rent stabilized property.
Cons:
There were constantly water bugs in and under the sink that would not go away. The super takes advantage of tenants and looks for money from them. Constantly knocking on doors about something he saw you do (left snow boots in the hall to dry, opened the front door to hard). Parking at night is awful in this location.

Home sweet home
Former Tenant
Pros:
Warm, cozy, good neighborhood
Cons:
Gets too warm… not great waste management. Ceiling leaks. Windows very drafty. Noisy building and thin walls

Not the best..
Former Tenant
Pros:
Great location and people
Cons:
Constantly having packages stolen because the door never shuts correctly. *** Had a pipe burst in my wall (apartment 12 / they had known about a leak for 9 months) and water came through all outlets and lights. Owner refused to do more than plaster and paint over the wet walls. Lied about having an electrician out. Some outlets don’t work and lights flicker. Having to move because it’s unsafe and a high chance of mold in the walls. Property manager is a jerk! Made me promise not to let 311 in. Will not talk over email, only phone (sketchy).
Advice to owner:
Stop doing things the cheap way.

Not Bad
Former Tenant
Pros:
Good Location
Quiet Neighbors
Cons:
Owners used to work for Kushner
Owners just generally suck and treat you like you are not even human
Heat blasts, it's like an oven in winter
Really loud street noise
No closet space
Advice to owner:
Stop charging so much rent for such a tiny apartment with no closet or kitchen

Sketchy management, building could be maintained better
Former Tenant
Pros:
Location is great. Gets good light.
Cons:
Super is non-responsive. No one cleans the building halls and stairwell. Packages get stollen. It is sweltering hot in the winter as you have no control over the heat.
Advice to owner:
Respond to emails

Need to harass management
Former Tenant
Pros:
Honestly the only thing I can think that is great about the place was the price I got the apartment for because it was during Covid. They are updating the interior entrance and hallways but it’s taking forever and its bringing in bugs.
Cons:
In the first week of move in I had a couple major problems that I needed to harass the property manager about to finally get fixed. The water was insanely hot, and gave me burns, the entire shower needed to be opened up and replaced. For some reason he did not want to fix this and didn’t care I was getting burned. The oven temperature was completely off and could not be regulated so I needed a new oven which was also a challenge to get replaced. The washer an dryer is extremely loud and shakes the whole apartment and takes 6 hours to do one cycle, the energy bill is insane. There was a bed bug on the ceiling which did not come from my apartment and the property manager blamed me for bug. He is volatile and I would recommend talking straight to the land lord who is reasonable and wants to fix things. All the other apartments were supposed to get the bug treatment and they did not. The trash is downstairs in the entry and it is always overflowed. I saw a rat in the building in the trash and it ran out the back door which the super always leaves open for some reason. I asked him to close it because of the rat and he didn’t care. Of course there are roaches because of the this. I repaired every gap in the apartment after asking management to do it and they didn’t answer.
Advice to owner:
Understand that the building is old and needs to be protected better against bugs and kept clean.
