big vintage entry/foyer area, packages were secure and rarely stolen, front door buzzer always worked, nice neighborly vibe, super lived in an apartment on the 1st floor and was usually around, great location with everything needed nearby, easy bus access to Brooklyn, quieter area with lots of families a couple minutes walk from the 7 train, right near Bolivian Llama Party (best food in nyc), and there's a great family bakery downstairs.
Cons:
trash was often overflowing out front which meant flies all around the front steps, could always hear the upstairs neighbors clearly and less frequently might hear the neighbors on either side, there was an occasional roach (once is still too many 🤢), I had no mice problems in my own apartment but all winter you can hear them running inside the walls and ceilings, stairs were extremely slippery marble and the bottom step was broken for the entire time I lived here, frankly the rent was just way too much for this neighborhood especially without any building amenities.
Advice to owner:
if you have a great super that your tenants all know and love, don't fire him. also stop raising the rent by over $100 per year with no improvements in the building or units.

The kitchen has been recently remodeled and the bathrooms have great water pressure. Washer and dryer are new and convenient.
Cons:
Management is horrible. They will ignore you for MONTHS. Dead roaches in the hallway and trash is never managed. The people who manage this building lack intelligence and should consider working somewhere within their skillset - perhaps cleaning the garbage and roaches from the building.
UPDATING as of 6/9/25 Somehow this property has declined even further. Rats in the ceilings, roaches in the hallway, and the members of the homeless shelter have taken over the corner, playing music and smoking from early morning until late at night. The downstairs area has constant sewage leaks and the building smells like feces. I wish someone warned me before moving in here - love yourself and go somewhere far away.

Relatively quiet building close to transport, coffee shops, restaurants and the train.
Cons:
Seems to have a water leak issue, but nothing huge. Many young residents that don’t recycle properly and leave garbage can lids open which can attract rodents.
Advice to owner:
Fix the roof leak.

Units are advertised as 2 beds but are small converted 1 bedrooms leaving no existing common area or natural light. Way overpriced for what it is and they will increase your rent at renewal to a point it's definitely not worth. Not sure if this person was eventually evicted but there was a crazy neighbor destroying their apartment and threatening other tenants regularly.

Management, flooding, roaches, ants, appliances breaking, doors breaking, no preventative measures to fix major building issues. The pipes haven’t been changed since the 1920s so flooding happens all the time- when I complained about the flooding and asked for help the building manager Onika Saul verbatim told me “what do you want me to do? Hold your hand? Wipe your tears?” She proceeded to scream at me on the phone and interrupt me Everytime I asked when a contractor would be coming to fix the massive leak in my ceiling. It was mixing with the electrical and was a major hazard and all she could do was berate me for complaining. It wasn’t until I mentioned getting lawyers involved that she changed her tone and I got the issue resolved. The building itself is falling apart because building management is that deplorable. We live on the first floor and the building put a LOT of garbage and furniture from past tenants as well as construction equipment in our backyard. We have begged them for months to please remove it as the garbage attracts mice and pests and they have ignored us. They charge an insane amount of rent and any help you need you have to fight to get. I’m a born and raised New Yorker and Judith Drive LLC has to be the worst building management I have ever dealt with. Please stay as far away as you can from this place or any buildings associated with this management company.

Hire competent managers to work with tenants and better living conditions

The buildings had nice modern finishes, the bathrooms were well set up and clean, the washer and dryer in unit was great.
Cons:
This was borderline untenable due to the noise from the restaurant bellow. It was so loud the windows rattled every Thursday, Friday, and Saturday night from 9pm-4am. The restaurant owners and managers had little sympathy.
Advice to owner:
Get a new tenant for the restaurant.

There’s no disturbances or problems with the building and they renovated very well. The landlords are quick to respond.
Cons:
There are sometimes a round of gnats that come up the drain, but the pest control came quickly. My package got stolen twice, but might not be neighbors. There also is no cameras which sucks safety wise.

Unresponsive management refused to make repairs. We called 311 on them numerous times. Landlord violated the warranty of habitability, so we took them to court and broke our lease. HORRIBLE, HORRIBLE MANAGEMENT. DO NOT RENT WITH THEM.

Pricey For What it’s Worth

Snug newly renovated apartment in a fun walkable area. Dishwasher and laundry in your unit.
Cons:
Very loud neighbors in the next door building. They hang out on the street, especially in front of your building, revving cars at all hour and get into endless fights on the street that you can hear plain as day.
Packages get stolen daily minutes within delivery and management won’t make an attempt to fix cameras or put signage up despite strangers entering the building.
Walls are paper thin, the thinnest I’ve ever had. You can hear every word, song, and noise from fellow tenants in each room.
It’s a small apartment with zero storage. The main bedroom has a single closet, which is the only one in the apartment. For some reason there are two identical bathrooms. Sounds nice in theory, but it’s a huge missed opportunity on a walk in shared storage/closet area for such a small apartment.
Second bedroom is just a makeshift room with an added cheap wall.
Front window also leak in most tenants apartments with light rain. Dirty water comes through splashing belongings and hitting heated electric floor boards. Not safe when away.
Heated electric floor boards cover a large amount of wall space, making it hard to put things along walls without unnecessary protruding of furniture. They also get VERY hot and easily melt plastics if touching and hurt to the touch. Kind of annoying when there is no way to avoid putting furniture over too top of them.
Advice to owner:
Add a frosted door to the front of the building. If you won’t do simple tasks to help limit theft in the building, at least make packages impossible to be seen.
Those second bathrooms are really not needed. A closet would be amazing at that size for the whole apartment to use.
Add storage shelving above the washer and dryer and single closet. It’s so much space that can be utilized if shelving was added.
Can you thicken the walls somehow? Spending over $3000 just to hear your neighbors talk and sing all day is kind of ridiculous.

a mostly nice experience

Beautiful living room, bedrooms. super nice bathrooms. Plenty of light.
Cons:
heat went out in late December for a month, we only got $700 refunded. Some pests in apartment. junkies on our stoop most nights, sometimes they make lots of noise at night. frequently we'll see needles down there. the neighborhood is nice besides the exact corner this place is on.

I loved how well maintained it is. The washer/dryers. No pest issues to speak of! The management is great and responsive.
Cons:
The restaurant downstairs sometimes hosts events that are loud. On the third floor it wasn’t too bad but the second I’m sure was way worse. Later on they started advertising the events so we could be prepared.
Some mold in the bathroom and when there was a leak in the roof but that’s not exactly completely avoidable. It wasn’t too bad though, just had to hit it with some mold killer every month or so.
Also noted that when we toured units on different floors, they were priced the same despite one being objectively worse - much smaller and no skylight in the living room. So be on the watch for that.
Advice to owner:
Make sure everyone has a front door key for if the keypad breaks. Again. Which it seems you did after the first time anyway.

-management largely ineffective to solve issues, especially with pests -can hear rats in the walls, keeps you up at night -unpleasant smell of feces and decay in the front of the building where the mailboxes are has never been dealt with despite multiple tenant complaints
Advice to owner:
Contact the health department on the behalf of your tenants, the odor problem is hazardous and blaming it on the building next door is insufficient problem-solving.

Come for the Washer & Drier Stay for The Mice, Pigeons & Squatter.

Ridgewood is a beautiful neighborhood filled with delicious food from across the world. The community is beautiful and this building is in the perfect location.
Cons:
I pray that no one has to deal with the truly unpleasant and saddening experience of being one of Ink Property Group and Jackie Ortiz’s tenants. None of the issues I am about to mention are irreparable. I often did my own research and requested specific solutions to make her life easier. However, after several failed attempts to being polite and docile I realized that they do not care about us, our well being or our health.
If you’re moving here you better like mice, pigeons, roaches, a suspicious man hanging around, and a property manager that does not care about your comforts. THERE ARE MICE THAT ARE NOT SCARED OF PEOPLE. DONT FALL FOR TRAPS. THEY CRAWL ALL OVER THE KITCHEN APPLIENCES AND MANAGEMENT JUST SENDS GLUE TRAPS. The main issue (which now that our lease is ending is finally maybe taken care off probably as a spit in the face to us) the pigeons that inhabit the space between two buildings run rampant. I have seen pigeons do every single thing you could possibly imagine. Despite sending videos and proof the manager pretended she was unaware of the issue and there was nothing that could be done. Pigeon have died in this space and YES they smell bad (yes through the glass) as they decompose in the rain, in the snow, and in the in the New York City Summer HEAT, BABY. There's poor ventilation due to this, and therefore your 5 fire detectors will go off if you so much as toast a piece of bread. The water pressure is great, however the water is set to boiling and the water pressure to floodgate.
There's more! Jackie will never show her face, she instead will send her handyman to "fix" things. We went back and forth several times over getting someone to come make a repair and they have a cap on repairs before they start to itemize and charge you for their poorly renovated apartments. God forbid you have an issue with mice the poor man will come by and scoop up mice feces with his hands. Yes, there are roaches mainly because the doors don't go all the way to the ground but they are less present than the mice. You would swear you're cinderella the way they pop out and dance around in your room. NO MATTER HOW CLEAN YOU ARE
The backyard is fully your responsibility if you're in the 1R unit. However, it will be shared with the man who lives in the basement. This is not a joke. This man allegedly used to be the supper but went Ink Property group took over they couldn't kick him out because he was promised free rent. So he sometimes comes out of the basement and plants some things or bring out some scrap metal, or unclogs dead pigeon carcasses from the little alley in between the buildings. He allegedly has to deal with backed up sewage in the basement unit, because of course if it's not for profit Jackie Ortiz and Ink Property ain't gonna fix it.
I am sadden by having to move only because the housing crisis in new york is fully out of hand but a 21% rent increase is an insane amount especially for a unit that has had so many issues. I know that it is rough out there right now but we have to stand up to these companies that do not care about their tenants.
Advice to owner:
Start thinking of your tenants as people just trying to live their lives, and not just money.

The apartments are large and recently renovated.

The building management is not responsive, repeatedly had days and at times multiple days without hot water, the water pressure is terrible to the point that it takes 20 minutes and buckets from two sinks to fill the tub if you want to take a bath - extremely saddening since a main selling point are the nice soaking bathtubs. The landlord company itself appears to be extremely predatory. They edit their StreetEasy listings after renting to appear as if they rented for hundreds of dollars more than they did. Our rent was about $2100 and then day they took it off of street east they said it rented for $2,500. Our neighbors said they paid $2,500 but on StreetEasy they lied and said it went for $3,000. They are also extremely unresponsive if you try to reach out with questions or issues. If they do respond, they were typically combative and defensive. Once the building super knocked on our door at ten pm and screamed at my husband for submitting two tickets that the hallway fire alarm was broken (we submitted a second because we received a notification that it had been fixed when it wasn’t). After screaming at him he then left the fire alarm broken for days. All in all, would never rent from this management company again. I now understand why other buildings are suing them.

Roof needs to be redone, ceilings and wiring in 3rd floor checked for mold/water damage
