very old building, so comes with all the issues you'd expect. also management is very difficult to contact, super seems overworked.
Advice to owner:
please do something about the mold in the apartments, this has been getting worse year over year. also the water pipes in general, often leaks through walls, so please fix these things thank you

Pros:
My apartment is a good size and rent stabilized. In the 10 years I’ve lived in NYC this is my 3rd apartment. I liked that it was along Eastern Parkway and that there were many units. My broker said the building was pretty quiet because tenants were mostly older.
Cons:
My heat is not consistently on and my hot water is inconsistent. I’m going to have to start talking to management but from reviews I’ve seen it seems like this is on track for the building’s history.

Cons:
Communication from management is poor. They constantly make mistakes at the expense of the tenant. Heat is poor in winter months and pipes constantly spew up gunk in bathtub.
Advice to owner:
Be better.

Great location and the building is not poorly maintained. They take out the trash and mop the lobby once every few months. Rent stabilized.
Cons:
They refused to heat to the legal 68 degrees. Have called them several times to the city and they still don’t give a shit.
Advice to owner:
MORE HEAT IN THE WINTER

Great location, the people living in the building were awesome
Cons:
Rodent and pests due to rotting garbage in the basement that was never taken care of. Terrible garbage management. Owners literally didn’t have an email??? So nothing was in writing. Nothing was ever fixed. Overall sad because it’s a beautiful historic building and I wish someone owned it who cared about crown heights.
Advice to owner:
Find a new career path

Great location and never had an issue with package theft.
Cons:
Poor renovation job and slow responsiveness from management. Management also would not engage in electronic communication. The building was also dirty and received multiple sanitation department violations, including for disgusting trash area.
Advice to owner:
Take better care of the building and be willing to use email to communicate with renters.

Location is very accessible to public transportation, multiple grocery stores, restaurants, the museum, and park. Older building so units are large.
Cons:
Probably time for a few updates. Most units have a modified bathroom but the other parts of the home seem to be slowly breaking down. Paint peeling, spacing between wall and floor, unit gets extremely dusty due to this, so you’ll need to consider proper usage of a/c units and air purifiers for ventilation. Pest were common in places but luckily no mice.
Advice to owner:
Would start considering ways to slowly improve the units such as updated walls and windows.

The apartment looked like a dream, as it appeared to be a nicely renovated ground-level home. The appearance made it look quite great.
Cons:
The management company is literally TRASH and the absolute worst! They legit let us stay in sewage water and would not fix a recurring problem coming from the ceiling for 14 months. They kept insisting that it was truly fixed each time...complete lies and thousands of dollars worth of damage.
Then they also lied to the housing attorney general when we reported them and backdated the deposit check they planned to not give us back in an effort to pretend they were not shady. If I didn't work for a legal aid company where I took CLE classes and knew housing law pretty well, we would have been out of $4,000 due to their dishonesty.

BED BUGS BEWARE

sure... they sucked us in with the prewar building look and feel as well as spaciousness but that's basically all the pros

AH this place drove me NUTS. The management company needs to put in actual work to the entire structure to actually deal with the issues.
Noise: There is one family that I truly have trauma from living under. They were a 12/10 scale of loud—a lot of violent fighting, loud music and what sounded like constant dragging of heavy furniture all day everyday. This made me extremely depressed during the pandemic.
People like to listen to music on the streets and in their apartments—this echoes in the courtyard as well. The walls are paper thin so you can hear conversations with people you share walls with. If you value sleep and need a certain level of quiet for it, I highly recommend looking elsewhere.
Pests: The cherry on top was when we got bed bugs. According to the specialist, they came from the walls. Dealing with this took several months and a lot of discomfort, as most of you know. After meeting a neighbor during the pandemic who had been there for 25 years, we learned that the bed bugs basically travel from apartment to apartment and he always is fighting them off. I have no trust in buildings with bed bug histories after this experience.
Advice to owner:
pests need to be addressed on a macro level! and renovations that help with acoustics

Danger Be Ware!!

Community, Large living areas, POC, Pet friendly,
Cons:
Garbage is placed directly in front of the entrance which caused LOTS of rats and some raccoons have even spotted. Unit windows are DANGEROUS!! They are falling apart, the pain peels in large portions and pulls away the window seals. No screens provided. And no locks!
Office staff are very slow to respond. It’s seems they don’t have a care for your safety and willOnly send the super.
There are so many violations, I can’t even run through them. Just know, this place is a hazard to your health.
Advice to owner:
Care a little more about this space and respond to tenant concerns

Get your rent history from DHCR after you move in. Call 311 about pests and heat. The super harasses tenants in the most heinous ways.

Big bedrooms and close to the trains and stores.
Cons:
Management doesn't fix anything. We've been asking for repairs for over 20 years and not a damn thing has been fixed. They don't care!! There's also big roaches and a mice problem. Just disgusting. During the winter you need a separate heating system because they don't give enough heat.
Advice to owner:
Fix the damn apartments especially the older ones. These older apartments are a hot mess!! You can't just cater to new tenants. Us old tenants deserve decent living conditions.

Horrible management, no response. Ever! In the winter extremely cold! Also a guy sleeps in the hallway and Steals all package and management doesn’t pick up so there’s no one to inform.
