AVOID—unbelievably terrible management

Pros:
You can’t hear a peep up, down, or to either side of you. It’s trivial to have friends over, play loud music, and even have gatherings on the roof late into the night without complaints from any neighbors. All the neighbors are friendly.
Cons:
The building was bought by Brighton Management a few years ago, and it has been a true nightmare since. I cannot believe this company operates the way they do and allows property managers (like Blerina in particular) treat tenants the way she does. Aside from jacking up the rents citing “building improvements” which are only aesthetic and don’t improve the quality of life in this building at all, it is impossible to get repairs done in an efficient way or without constantly following up and putting pressure on management. It is impossible to get anyone on the phone and in emails they are combative, insulting, and Blerina in particular is condescending and will actively gaslight the tenants. Because nothing gets done without constantly putting the pressure on, Blerina will often accuse the tenants themselves of being combative and difficult. It’s an infuriating cycle. She also often responds to complaints about the building or the management company with “well, you re-signed your lease, and that speaks volumes” as if I’d LIKE to get pushed out of my home of 7 years without asking for basic living necessities and decency from management.
Advice to owner:
Treat your tenants like humans. Fix problems promptly without a fight.

Management, specifically Blerina, does not treat tenants with respect. There are frequent mistakes, and tenants are often expected to deal with the consequences of those errors. There is a consistent lack of attention to detail. In addition, the building has ongoing roach and mold issues that are not disclosed upfront and are routinely minimized rather than properly addressed.

Be respectful of tenants.

The building is pretty well-maintained and the maintenance staff is always attentive to requests and friendly.
Cons:
The property management company is hard to reach, communicates poorly, and does not value current tenants. They are impossible to reach over the phone and can be combative over email. They raise the rent significantly each year and prioritize renovations that are not meaningful to tenants, like adding a gaudy chandelier in the lobby and replacing the upstairs gym with couches and tables (after announcing that they were 'renovating' the gym).

Inadequate super & unresponsive landlord

Great location, easy access to subways and parks

Other tenants dont usually clean after themselves so the rooftop is always dirty, same for the other the shared space (gym etc)
Management often ignores work requests - buzzer still hasnt been fixed since we moved in, key fobs don’t work (never did). Main hall smells like sewage water during hotter months.
Takes forever to get things fixed, had to send out multiple emails and phone calls to get their attention.
Building entrance code shared with non tenants - you have people stealing packages, using the rooftop without cleaning it up after.
*Update 8.1.2024 new management (Brighton) took over the building and rent went up by 2.3k, some units went up by 3k. They got rid of the bike racks and now we need to pay to lock our bikes in a cage lol.
Avoid this building, 7k a month for a 2 bed converted into 3. And the building is old and falling apart and they did a very bad job renovating it.
We’re on our 3rd or 4th super now? Nobody knows who to talk to and in contact to get things fixed. There always sketchy people coming in and out of the garage and lobby area.

Good building, awful management

Well constructed, sound proof walls, big units, dishwasher, washer dryer in unit, natural light, high ceilings, good location
Cons:
Landlord and management are absolutely awful. We are on our third super in 5 months. They are disorganized and are constantly playing games. Maintenance requests take forever and require constant follow ups. They do not operate in good faith. I would be wary of leasing with Brighton Management.
Advice to owner:
Stop taking advantage of your tenants. Stop hiring incompetent people.

theres a fun street festival around the corner every july good transportation options large units beautiful views quiet street with lots of nightlife options nearby
Cons:
there were a lot of cockroaches the summer i moved out, but it was likely due to the construction going on across the street. an exterminator would come once a month, so they were trying to keep it under control.
home repairs are another issue. the super seems overworked because it would take 4-5 times reaching out over the course of weeks (sometimes months) before someone would come over to check on the issue. super and landlords would blame each other in order to avoid taking responsibility. honestly, if you're cool with doing your own unit maintenance, the place is a steal

not sure if i have any to offer - replace some of the chairs on the roof maybe?

- great neighborhood - awesome roof deck - washer and dryer in unit is huge bonus - dishwasher also super helpful - super is the nicest person in the whole world
Cons:
- many apartments had fake walls built in to add more bedrooms, making 1) entire apartments more crowded and 2) added on bedrooms missing amenities like lighting, heat/air conditioning, no closet space, etc. - dryer broke a lot - bedrooms on back side of building will hear church bells every hour on weekdays from around 9am-6pm. Not great for WFH-lifestyle.
Advice to owner:
Be mindful of the fake rooms you put in - it was a huge pain having to share the heater/AC with the other split bedroom, where one person was responsible for turning it off and on while the other got the whole vent.

Nice apartment but TERRIBLE management

The apartment is a good size with nice amenities. It’s in a great location next to the park and subway / restaurants.
Cons:
The management is terrible and the worst. Ive experienced. The superintendent never responds to you and ignores everything. The garbage area is always full, the walls are gross and patched up and not kept up, there’s things in the halls that have been there for months, and the entrance smells most of the time.
Advice to owner:
Manage the building better. Put some care into the common spaces and get a new superintendent. It would be a great apartment if it was just kept up and the management was responsive.

Cons:
Insanely high electric bill every winter, apartments are cold af and poor ventilation. Unresponsive to maintenance issues and when they do come leave no notice. They have a general lack of any interest in any complaints or concerns.
This building is extremely frustrating and hopeless when it comes to resolving issues. It seems like with other neighbors I’ve met nothing is getting fixed either so I don’t understand why our requests are ignored/delayed.
Advice to owner:
Fix stuff, stop lying, and treat everybody with respect.

-scaffolding was supposed to be up 3-4 weeks as of august and is still up as of March 2021 -management doesn’t respond & shows up unannounced -doesn’t fix things for weeks /fixes things cheaply -packages constantly stolen -second door lock is broken -construction across the street with a generator on that runs 24/7 -graffiti all over building for 6 months now
Advice to owner:
Respond faster, fix things properly, and take scaffolding down as well as remove graffiti that has been up for 8-9 months too.
