Great management, overall recommend

Pros:
Helm Management is fair and responsive.
Cons:
Rooftop can make weekends annoying with people going up and down the elevator, but this is a pro most of the time.

Horrible management company. Claimed to not get my payments on time. I even hired a messenger to bring them a check to make sure they received it. Then they would “close early” and refuse to accept the check, then would charge a 100 dollar late fee for accepting the check the following day. And every week I received a 100 dollar fee on top of the original fee. Literally a late fee for the late fee 4 times a month, this went on indefinitely even though they cashed all of my rent checks and were paid in full and on time.
Advice to owner:
Stop making excuses to refuse on time payments, resulting in them being a day late so that you are able to constantly charge late fees.

good for a starter apt but management needs address thrift of packages

Pros:
Ok amenities (laundry in basement, elevator, 360 rooftop view, tiny gym), and package room/amazon locker. Updated appliances and a studio is pretty roomy and your room is pretty insulated. Sound proof is 50/50 cannot hear neighbors but can hear the elevator ding every floor and hallway noises. Maintenance is super fast and they does the job.
Cons:
Butterfly system virtual doorman is 35-40% down all the time. Homeless or people come in and steal packages on the floor. Delivery drivers who cannot get into the mailroom drop it off on the floor and people steals its (management does nothing about it). Loud ragers goes on in the rooftop every weekend in the summer. Gym bench has been broken for 10 + months and it took them 10+ months to order a new one and no one assembled it.
Advice to owner:
Figure out about a better way to fix the package theft issue

Great location if you want LES/EV nightlife, great rooftop to host small gatherings with friends, decent gym in the basement if you don’t want a full gym membership.
Cons:
People can be inconsiderate, throw huge parties on the roof, be generally loud & careless with cleanup and trash. Dryers tend to not work very well

Maybe make the roof “bookable”

Decent location. Water gets hot. Outskirts of LES/EV. Washer/Drier in unit instead of dishwasher was nice perk.
Cons:
They raise the rent like crazy each year (20% increases), don't fix stuff when it's broken, are late to dealing with bugs/insects (we dealt with them ourselves). Young building (lot of students/loud). Insanely hot in winter (you'll need to keep AC ON). I have videos of roaches in hallways and apartment. Caught 2 mice. Stolen packages. There was a fire in our basement, no fire alarms went off. Fully smoked out the building, unlivable conditions for 2 months. Wouldn't respond to any of our emails. Kept our full rent and security deposits. Absolutely unacceptable behavior from a garbage company. ZERO accountability for the issues they create. They wouldn't prorate or refund any of the rent. Please do yourself a favor and do NOT live here.

Do the opposite of everything you're currently doing

Updated kitchen and bathroom + amazing location. I liked the online payment system
Cons:
Management companies take long to respond and no live in super. Also roommate complain she saw a mouse and out complaint wasn’t taken seriously.
Advice to owner:
The stairwell is kind of scary but it does feel secure maybe brighten it up to make it feel more welcoming

Young people living on my floor who would put crazy things in the trash room (blocking your access)

Insane rent increase

Our rent went up 90-something percent in less than three years (from a Covid “deal” initially but still). Nice location but, at least a year ago, there were wanna be DJs that had access to the courtyard so their music would be blasting for hours and reverberating through the whole building - basically had 311 on speed dial. Lots of rats in the trash area. The dryers were “out of order” (fully not working) for almost two years and I never got a response from management (despite emailing several times) about the status.

Respond to your residents’ questions and concerns.

Roaches in walls, theft, crazy neighbors

Good location in proximity to bars, good views into the park, large room size for EV
Cons:
-roach infestation in the walls that we could NOT get rid of, they would have babies in the trash can, come out in hundreds in the middle of the night and there was nothing we could do (we kept the apartment spotless, hired outside exterminators, put duct tape over all gaps, nuked place with Raid) because the infestation in the walls was so bad
-some older neighbors on top floor who have lived there forever and are violent and mentally ill - purposefully destroy packages because they don’t like the mail boxes being used to receive mail
-centipedes galore
-raised rent by over 56% one year with less than 60 days notice

There is a little outdoor area (pretty barebones but still nice to have people over), great area next to numerous famous restaurants and St. Marks, felt safe to walk around at night
