It’s an ok place to live

Pros:
Location - subways, grocery stores, restaurants, parks
Super is responsive
Cons:
The elevator is broken all the time.
The entrance smells like trash.
They don’t clean the stairwell.
Advice to owner:
Get a long term fix for the elevator.

Nice building in quiet street with courtyard

Very quiet despite being extremely close to 3rd Ave, due to having a courtyard for the complex.
Cons:
Heat was extremely hot in the winter and hard to adjust. Some bugs near the trash area.

The building super lives on site and is very responsive! Building is on a nice quiet street and the elevator and laundry in building are a plus

No control over heat and gets VERY hot in the winter, the super / management is pretty unhelpful and unresponsive, had a lot of packages get stolen

Neighbor noise never an issue, W/D downstairs is very good
Cons:
Sometimes stairwells are not super clean, more likely due to other neighbors

Clean stairwells more, as well as trash chute rooms

Pros:
The superintendent is very helpful and responsive. The building is very quiet with thick walls. The units are pretty well maintained.
Cons:
The laundry room is fine but the machines are often broken and the space floods and is overall not very nice.

EVIL BROKER AND MANAGEMENT!!!

Balconies. Good size kitchen. Good location and quiet street. Building is fairly new with elevator. Washer/dryer in basement is nice to have.
Cons:
Apartment is owned by useless Vrbnik / Bernic Management team who is complicit in the broker John Preston's absurd scams toward residents. For a 2-bed turned into a flex 3-bed apartment, this man (who we have still never met or spoken to on the phone) required for insane fee of $3,500 per person, in addition to thousands of dollars for first month rent and security deposit. When asking for clarification or negotiation regarding these fees, he is extremely cold and says there is nothing you can do about it. Even if you re-sign lease or just swap out one roommate, he will make up new fees of thousands of dollars, even when the apartment won't be painted/cleaned between leases. Unfortunately there are basically no laws against brokers fees in NYC and this asshole is fully taking advantage of it. And even if you try to call Bernic Management staff directly, they try to redirect you to enemy #1 John Preston.

Maintenance guy is nice, but will only respond to texts if you have an absolute emergency. There were multiple instances in winter where we had to repeatedly ask him to switch on the building's heat because outdoor temperatures dropped FAR below the legal limit of 55 degrees.

In-unit washer/dryer is a joke, takes about 10 hours to run, sounds like a machine gun, and doesn't dry all the way. Elevator breaks too often, my friend got stuck in it. 90% of packages get stolen from the first floor lobby area and there has been no effort to combat this issue. Flex wall is basically plywood and cuts off all light from living room.

Overall, everyone involved in managing this building is trying to make as much money as possible at the expense of residents. There is some SHADY business going on behind the scenes.
Advice to owner:
Do better. Get rid of this scam-artist broker, treat residents with f and please make any effort to stop package theft.

Pros:
Spacious apartments, although could use updating. Laundry in the building and dishwasher in-unit. Super (Albert) is responsive and helpful.
Cons:
Laundry machines always eating money, elevator stalls frequently and is unusable. Building owners are rude. Apartments are outdated but functional. AC unit is a nightmare.

Never ending Water Leak

The location and absolutely nothing else

My bathroom ceiling has been leaking on and off for EIGHT months. The ceiling even caved in one night, nearly injuring me. The landlord has not responded to a single email I've sent. The supers are slow to respond and clearly incompetent because the problem never goes away, despite spending over well over 30 hours in my bathroom since the summer. On top of that there have been multiple issues with noisy and dangerous neighbors, the locks to my front door breaking, etc.
Advice to owner:
Respond to your tenants because they will call 311 on you!

On site maintenance is not responsive, some units updated, some are not, elevator is slow and old

Amazing location, with friendly neighbors. The backside of the building is very very quite. Packages are always safe.

This building feels like home.
Cons:
Walls are well insulated, but front doors let noise in very easily. Single pane/leaky windows aren't great, elevator is kinda gross with strange liquid leaking into lights. General cleanliness could be improved.

Owner/Super responsiveness has severely declined in the last 6 months or so. I've asked for items to be addressed, with no response and to no avail.
Advice to owner:
Improved to attentiveness to repairs would be greatly appreciated.

Pest issues with greedy landlord and broker

-good neighborhood
-decently quiet neighbors
Cons:
-Landlord and broker are your run of the mill greedy NYC team that find ways to look for a pay out they 1) increase your rent exorbitant amounts year over year 2) are rude to tenants 3) unresponsive to important matters where they need to pay money (repairs and replacements)
-a lot of pest issues especially in lower floors (and because doors are left open see below)
-old building could be cleaner especially in basement
-security: doors are constantly left open and there is no doorman
-precinct is nearby, expect police car and firefighter noise

Beautiful courtyard, great location, good appliances
Cons:
Management can be slow to respond. In the 2 years I lived here, we’ve had 2 mice in our apartment and spotted several roaches. Annoying, but not quality-of-life altering. The building will send an exterminator if you request.

Be more proactive with pest control

Great location but non present management

The super is a bit tough seeming at first, but is nice and very quick when it comes to addressing issues.

The location is great and the studio spaces are plenty large for one person. There was also tons of storage space. Also never saw any pests during my few years there.
Cons:
Management was non existent. I never even had a number I could reach them and email never worked. Luckily the brokers who worked for the building were super helpful but it's impossible to hear back from management.

Also keep in mind it's also in a busy area with an NYU dorm across, younger folks in the building and you hear everything from the hallway.

My peephole also was painted over when I moved in but that never got addressed (technically is a bidding violation).

Last thing was packages are left in the lobby usually strewn about so sometimes they'd get stolen.
Advice to owner:
Management needs to have a representative who actually responds to tenant requests and questions.

Nice building, atrocious management

Pros:
Fairly spacious apartment, hardwood floors, large windows (though lower levels don't get much sun due to the courtyard), nice super, good water pressure, high ceilings. For a ground-level unit, pretty good pest control.
Cons:
The management is terrible. Phone numbers listed online do not work - the only one that goes through is what's listed in the (unlocked) foyer of the building. My roommate had rusty, dirty water leak onto her from the ceiling while sleeping, and (thankfully while we weren't there) enough water to soak her entire bed. Two weeks later and management has not responded to a single call or email, and her ceiling is bowing and appears unstable. Completely unsafe and unprofessional. The super is nice but can really only do very minor fixes. Appliances and finishes are pretty dated. Unit was also filthy when we moved in.
Advice to owner:
Respond to your tenants. This is disgraceful.

No heat, no AC in a room, mold in room ; flooding in the room; management company completely ignored complaints and did nothing to help.
Advice to owner:
Respond to your tenants and renovate the building. Basement rooms are uninhabitable.
