Pros:
Package room and service is excellent.
Cons:
Amenities fees are terrible for what is provided. Rooftop pool furniture is dirty all year and looks like it’s been abandoned. Costs around $700 for 4 months of use. You can only bring 1 guest. The gym is an additional monthly fee. If you bring a guest it’s $40 for the guest.
Advice to owner:
Make the rooftop comparable to the Arlow’s rooftop / pool and lose all the insane amenity fees and guest constraints

super busy, revolving door of people, neighbors that loiter around the entrance

If there were better tenants in the building this would be a great place to live

Management team is responsive to maintenance requests, beautiful view and amenities.
Cons:
Many residents don't adhere to the non-smoking policy. Some floors worse than others but smoke frequently travels through vents.

Added cost for amenities and pool (+ guest limits), no leg machine in gym

Concierge is amazing! Building staff are responsive and very friendly. Dry cleaning drop off in building. Electric bill is very low.
Cons:
Significant smell of marijuana. No amenities included with rent. Package room is limited hours. Cannot get packages 24/7. Management doesn’t respond to complaints.

* Wonderful staff (especially the concierge staff and porters)
* Great location (though it’s a little far from the train)
* Amenities areas are really nice
* Well-maintained
* Generally pretty quick response to repair requests through the portal
* Amazing being by the water and Domino Park
Cons:
* Typical ones that come with a large management company (e.g., actual management sometimes slow to respond)
* People were initially not very nice or accommodating to us since we had a lease reassignment (folks eventually warmed up but it took a min)
* Distance from the train is not ideal
* Management was not accommodating in dealing with the construction noise from the first floor shops that made working from home difficult

Building slow to respond with some issues (dryer not working, shades).
Advice to owner:
Change out the dryers you put in every unit, they don't work well. Get dark shades. It's a new glass building on the water. It is sunny AF.

Views, pool, lobby and package facility employees are great
Cons:
Thin walls, obnoxious neighbor playing music at 3am and not caring when confronted (cussing drunk in the hallway, saying he didn’t give a f** about other neighbors). Spoke to management in several occasions, they were useless. Proposing to cover the wall in insulating panels instead of helping to speak with the neighbor. Separately, police is in the building lobby every week for one issue or another

Gym management is miserable and takes it out on tenants.
Advice to owner:
Fire the company that runs the gym and pool. I’m sure there are many other companies in the city that do a better job of creating a welcoming environment.

Impersonal, young, aesthetically pleasing, expensive – aka very Williamsburg

- Very nice-looking building and finishes
- Nice appliances
- Pretty epic view
- Lots of communal space
Cons:
- Small, expensive apartments
- Additional fee for amenities, which causes a weird divide between residents who pay and those who don't and an awkward and intense policing of spaces by staff (by the way, I am saying this as someone who did have access to the amenities)
- Windows were thick with grime for most of my time there, making it hard to see the beautiful view
- Can only get packages when package room is open (Monday – Friday until 7 pm/Saturday until 2 pm/closed Sunday)
- No sense of community, neighbors aren't very friendly
- Party building - roof is always full, lots of garbage, furniture stained, loud music at night
- Far from subways
- Pool is small, and freezing cold!
Advice to owner:
- Give everyone access to the amenities, don't force staff to police
- Create more of a sense of community with staff and between residents - I think this would help with curbing the IDGAF attitude and poor etiquette from the people who live in the building

The building is great, neighbors and guests are respectful. Plenty of pets and common areas. Waterfront living. The area is great and everything is modern and clean for the most part.
Cons:
Maybe the fact that there are too many people in the building. Can get busy. Easy to make friends if you’re more of a social person, but a lot of people can be snobby. A lot of people also Airbnb their apartments so you’re constantly seeing new faces come in an out. So, it’s hard to ever harness a real sense of community. A lot of parties and can feel like a dorm at times.

A lot of people have problems getting help from maintenance and getting responses from management. I’m pretty handy so if anything goes wrong I just fix it. The one time my thermostat wasn’t working I requested help and maintenance fixed it immediately. Maybe I’ve gotten lucky.

Too pricy for the size of the apartment and view
In the winter the windows condensate and are really cumbersome since it starts leaking onto floors - management said they cant do anything about it - poor design. Has happened to a lot of tenants
Pool has terrible rules - no guests allowed even if in the contract it says two guests. They are now charging $40 per guest
Neighbors can be very loud
Advice to owner:
Try to keep good tenants
Be more responsive to requests
Be logical with the pool rules and guests

The staff are amazing, views are great and amenities are beautiful but management is the worst and the management of the amenities is even worse
Cons:
This is a typical corporation type building, all they care about is your $, no loyalty whatsoever to long term tenets. They are increasing rents at 40% and taking away free amenities for people who have lived here since the building opened, when I’m pretty sure we are supposed to be rent stabilized. There are crazy bad trash smells on certain days of the week when garbage piles up in the building, we have had spiders, ants and termites infect the apartment, but they are quick to send exterminator. There was a shooting outside our building at someone who lives in 420 and there was no communication to the 416 building. When you use the pool or common areas they treat you like you owe them something. We pay ridiculous rents to live here, I’m not a child, don’t treat me like one. They change the pool guest policy almost daily, it use to be free and could take 3 people with you, then you could only take 1, then none, now if you want a guest only weekdays for $40, like what the actual f**k. Then when you get up there no one is actually there so why the $. You feel like you are being nickle and dimed for every little thing in this place. Don’t use a 3rd party to manage amenities we are paying for!!!!!! Also I pay for the bike room and everyone just throws their bikes in with no management of it. Someone keeps taking my space and when I tell the building they do nothing about it, I keep having to move the persons bike.
Advice to owner:
Have some loyalty to you tenets who are good, pay on time and take care of your property. Fire management and get someone who actually cares about people, Bob is horrible and talks down to people when he actually responds (typically he just ignores you)Pretty sure he treats women and people of color different than men in the building.
