Review Summary for River Crossing Owner LLC
Summarized from anonymous rental reviews on openigloo.
Tenant feedback for buildings owned by RIVER CROSSING OWNER LLC reflects a mixed experience. Residents recognize amenities like gyms, laundry, and dog parks as valuable perks, and some appreciate spacious apartments with good natural light. However, common concerns include persistent pest issues (mice, roaches), cleanliness inconsistencies especially in common areas, and slow or unresponsive management, with many reporting difficulty getting maintenance resolved promptly. Noise and neighbor behavior also affect the living environment. There are worries about rent hikes and management's prioritization of aesthetics over tenant needs. Overall, expect basic amenities and community spaces, but be prepared for management challenges and ongoing maintenance issues.

Pros:
Elevators always worked. Decent size laundry room. Mostly clean building
Cons:
Mice in the bathroom
Nice for the time being
Former Tenant
Pros:
I appreciated the perks including laundry in building, the gym, utilities included, cost of units and the size
Cons:
Gym is not kept clean enough at all, sometimes hard to get in touch with management for maintenance requests, and personally too far of a commute for my work
Advice to owner:
Hire someone to consistently clean the gym and other common spaces

Lower your prices

Horrible and poorly managed
Former Tenant
Pros:
Dog park is very convenient
Cons:
Bed bugs
Unsafe (people getting detained and arrested in the lobby, craxkheads in the mail room, homeless people in the staircases)
Advice to owner:
Needs to be more secure

Neighbors were great, management not so much
Former Tenant
Pros:
Our unit was newly renovated, and had a lot of space for Manhattan. Also the utilities were bundled together with the rent while we were living there.
Cons:
Dealt with a lot of pests, management is extremely slow to respond. We spent months trying to get them to fix leaks and holes in the floor from shoddy renovations. Also the laundry room was constantly out of service, meaning you'd have to go to other buildings in the complex to get it done.

Don’t sign, run!
Former Tenant

Laundry on site
Cons:
Everything else - the building has black mold and unresponsive management!
Advice to owner:
Demo everything and clean this up before you have a giant class action lawsuit

Only for short term rental
Former Tenant
Pros:
- good amenities (laundry room, gym, lounge)
- good 24/7 security
- well maintained courtyard
- responsive super, and good maintenance services
Cons:
- neighbors are unruly, with smoke weed in the hallway, and the whole place with smell of weed.
- at the end of the first term my rent was raised 25% and Management refused to negotiate.
- management company is very unorganized and you will have to struggle with all communication with them
Advice to owner:
Improve organization and communication with management company

Building Doesn't Care About Keeping Tennants Just Turnover
Former Tenant
Pros:
The gym in the complex is nice, up to date appliances and surfaces. Air conditioning units provided *but are too heavy for the mounting spot and are always pulling away from the wall. A bathtub. 1 and a half bathrooms is good for 4 bedrooms. Installed an Amazon locker, and when packages actually go in it they don't get stolen. Laundry in building is a plus, as is the elevator.
Cons:
A lot of the pros are superficial and seem good on paper, and the building does well at the first look. There are so many things that show that management doesn't care.
They are incredibly difficult to get responses from and when they respond the answers are often short and not answering what was asked. The SIGNIFICANT increase on our rent this year is pushing us out, and I'm seeing it happen with many families and people who had made homes here across the board. The local businesses on the block were pushed out, as they rented from the company as well. They have installed some superficial on-paper benefits, and have exponentially inflated the cost without actually improving the apartments or lives of the people who live here. They are also the ones who stayed and stuck through during construction, putting up with the constant frustration and inconsistency, late deliverables, and an insane amount of ecologically hazardous construction materials. Bathrooms should have fans, ac units that you install should fit properly and not leave holes to the outside, switches that should control plugs because there aren't any lights should actually control those plugs. Paint started peeling in the bathroom after the first shower. Mice in the winter, gnats in the summer. The laundry room is always dirty and is expensive per load, in theory to keep it clean regularly.
Advice to owner:
Learn that people are LIVING here, and that while it's a business for you, you are actively making money off of unhousing reliable, established tenants. This is gentrification bullshit, just because it's new york doesn't mean you have to fall in line with the base unethical housing practices that the wealthy have deemed acceptable. Do better. The actual community would be so much better for it.

Rodent problem help
Former Tenant
Pros:
The neighbors are nice
Cons:
I had a pest problem and management didn’t help relieve it. I ended up paying out of pocket.

Okay
Former Tenant
Pros:
The layout was nice and spacious, and it was nice having access to the gym and laundry.
Cons:
Occasional problems with roaches, had issues with plumbing several times, and our "ready to move in apartment" did not have thermostats in the bedrooms (and therefore no heat) from September until February. Owner takes forever to respond and occasionally promises maintenance only to have no one show up.
Advice to owner:
Please be more prompt in your responses and follow through on maintenance.

Roaches and mold
Former Tenant
Pros:
Nice view of the east river and close to a lot of parks.
Cons:

Nice space, Rent hike
Former Tenant
Pros:
Amenities are great, the rooms are of equal size and nice spatially
Cons:
Old building so some pest issues. Animals die in the walls sometimes so it smells weird occasionally in the hallway. Super never responds but 24 hour security is great
Advice to owner:
Have maintenance respond more promptly
Good complex
Former Tenant
Pros:
Clean, warm in the winter and cool in the summer. Great location.
Cons:
Management doesn’t respond in a timely manner. The Super doesn’t answer calls. There was no notice about construction at 8 am in the morning every morning. When there was a dead animal in the walls, management did not do anything about it except for give us a scent absorption block (it didn’t work).
Advice to owner:
Do better with maintenance requests
At your own risk
Former Tenant
Pros:
Decently clean. No loitering. Sub par security. Small gym. Working laundry. Working elevator.
Cons:
Thin Thin Thin walls and floors. You can hear even hear the people across from you that you do not share walls with. Most of the people in this building DO NOT work and have lived here for so long so they have bad behavior that has not been addressed. Unemployed behaviors. Management will do nothing because they have befriended these individuals. Oh and don't forget the loud TV's and weed smoking, dog barking, and loud music!! Inside and outside. It's crazy. Can't WFH.
Advice to owner:
Please make sure the apartments are clean and meeting covid standards before moving tenants in and signing them up to live in hell. Invest in upgrading ALL the units to make them livable. Considering they were made in 1973.
