Review Summary for 564 St. Johns Gardens, LP
Summarized from anonymous rental reviews on openigloo.
Tenants generally praise 564 St. Johns Place for its cleanliness, friendly and responsive staff, and well-maintained common areas with ample amenities such as a gym, pet spa, rooftop, and secure doorman service. The building offers a great location near transportation and parks. However, some challenges include inconsistent management communication, especially around move-in and maintenance coordination, and occasional pest issues that are usually well handled. Noise from neighbors and surrounding streets can be problematic, with reports of some disruptive tenants and thin sound insulation. Rent is considered high by some, with market-rate and affordable units managed differently, occasionally causing tensions. Overall, management is praised for prompt maintenance and attentive building staff, but tenant relations and amenity upkeep could improve.

Solid home for 2+ years
Former Tenant
Pros:
Great door staff, super is quick to respond, never had a problem with packages, love being close to Franklin ave.
Cons:
* Appliances are poor quality, have had each one replaced once, not very efficient.
* Neighbor noise (doors slamming, dogs barking, bass)
Advice to owner:
Install soft door closes

Loud Neighbors, Clean Building
Former Tenant
Pros:
The building is clean and my unit had been recently renovated. The doormen are nice.
Cons:
You can hear everything in the hallway. I had a studio, and could hear my neighbors constantly yelling and screaming at eachother across the hall. I called the police multiple times on them.
Advice to owner:
Enforce quiet hours

Great area, nice building, minor grievances worth considering
Former Tenant
Pros:
Amazing amenities (pet spa, full gym, mailroom, newer build, storage units + parking for a fee but still nice as an option), great area of town with amazing food and access to convenient trains.
Cons:
The water heaters are half height which inevitably led to running out of hot water mid bath/if multiple people shower in a row, insulation between units isn’t great (we can occasionally hear conversations in neighboring apartments perfectly clearly), building is one block from a fire station and right next to/above the S line.

Cons:
Outdated decor, could use a refresh

Good building with quirks
Former Tenant
Pros:
-Building employees are super friendly, responsive, helpful and kind. These batch of guys are the best.
-Secure building with 24/7 security.
-Gym in building
-Indoor bike storage, parking, children's play room, ground floor courtyard and large shared amenity space
-Pet spa area (major plus for dog owners who do not want to clog their drains!)
-Roof access with grills and truly amazing views of Brooklyn and the city
-Very nice finishes, makes the building feel pretty modern
-Additional storage in building available
-Friendly people in building, but not overly in your business. Just pleasant people.
-Neighborhood is great, right next to Franklin park and shops... super nice vibe especially during the summer.
-Very responsive building management, very good experience.
-If there is an issue, they get someone to fix it right away (unless its during the weekend for religious reasons).
- people really use all the amenities in the building which is nice. The building is really used/lived in so makes it feel more like a community.
-Quick walk to museum and botanical garden.
-3 minute walk to train station.
Cons:
-Near fire station, it took some getting used to be you tune the sirens out
-Right next to the S-train, which you hear/feel depending on where you are in the building.
-Odd building construction - my apartment slopes pretty dramatically (about 1"-1.25")
-Noise insulation between units is not the greatest, you are your side and upstairs neighbors. The saving grace is that neighbors are not unreasonably loud people, but you can definitely make out conversation.
-half size water heater... this is a big deal if you have a partner and want to shower right after them... be prepared for running out of hot water quicker.
-I am on upper floor - had cockroaches one winter (first time in my life). They had someone put traps around apartment, problem went away and haven't had problems since, though I was ready to leave the second I saw a roach.
-Trash on the sidewalks ... if you go east, trash on floor from neighboring buildings. If you go west, trash from drunk folks leaving Franklin Park.
Advice to owner:
None - taking pretty good care of building.

Clean, friendly building
Former Tenant
Pros:
All the building staff are great & friendly - doormen, maintenance, etc. Maintenance is extremely responsive if anything happens. Most tenants are nice and have dogs, so it's a very dog-friendly building.
Cons:
Move-in was a mess; management doesn't seem to have great communication with actual building staff. Didn't have our keys ready or the apartment cleaned on our move-in date, and the toilet broke out of the floor and flooded the first night. Actual maintenance workers were great - management just never communicated our move-in to them it seems.
Advice to owner:
Better communication

Best building in Crown Heights
Former Tenant
Pros:
Doorman is amazing, amenities are state of the art and super is extremely responsive
Cons:
A tad expensive but at least you get something for your money. Also doorman is not truly 24/7 as advertised

Good basic building
Former Tenant
Pros:
Good roof deck
Cons:
Lived here during Covid. All amenities were closed everyone on our floor moved out and they would not cut us a deal. We moved out and they never gave us our security deposit back

Great place, high price
Former Tenant
Pros:
This building is in a great location- 5 min walk to the 2,3,4 and 5 subway, near great restaurants, 10 min walk to prospect park and Brooklyn museum. The doormen are extremely kind and respectful. The rooftop is great for grilling and hosting although it’s gets crowded. If it wasn’t for the high price we would definitely stay. I will certainly miss living here.
Cons:
The rent price and parking fee is high for the area. Management is also not responsive to emails.
Advice to owner:
Respond to tenants. There’s no reason we should have to email and hear no response for several weeks.

Great stay in Brooklyn
Former Tenant
Pros:
The building is well managed, and clean. The staff deals with any issues that come up fairly quickly.
Cons:
Heat is not included in the rent, and the water pressure in the shower isn't good.

Great building, Great people
Former Tenant
Pros:
Close proximity to Prospect Park, tons of restaurants, one of the best neighborhoods in Brooklyn (imo), amazing staff (doormen, cleaning staff, maintenance, and admin). We know all the staff on a first name basis and they brighten up our day. The amenities are incredible, as well as the attention to cleanliness and regular upkeep of the building have made this one of the most pleasant living experiences over my past 8 years living in the city.
Cons:
Apartment units are small for the price, and it is on a block with a firehouse so be prepared for siren noise multiple times per week sporadically throughout the day and night.
Advice to owner:
Hard to think of any advice to give as I know the pricing is dictated by the market.

Nice but VERY over-priced
Former Tenant
Pros:
Doormen and staff were nice. Good location. Very convenient to subways.
Cons:
-- Management company wasn't very responsive or helpful.
-- Main issue is that the apartments are priced as if they're high-end luxury, but the craftsmanship is weak. The guys who worked on the building were very open about how the budget was tight and they needed to cut a lot of corners towards the end (e.g., all the doors).
-- Apartments are small. Very cookie-cutter.
-- The roof is ok and could be really sweet but they don't invest in quality furniture or products, and they don't upkeep the place.
-- Package system is a mess. No one will tell you that you received a package. You have to either know that you've received or hassle the doorman if you want to know. And the package room is only open when a doorman is around.
-- Doorman isn't 24/7 and often much less than that.
-- Workout room had many machines that were no longer working.

A great building, albeit expensive
Former Tenant
Pros:
The building's amenities are really great, especially the sprawling ground floor lounge and the rooftop deck. The apartments are bright and new. The building is in great shape overall, and I've never seen any pests. The management was always responsive, and the doormen are great.
Cons:
My roommate and I lucked out with Covid prices, so once that was over the rent was unfortunately way too high for us to continue living here. In some ways, the rent compares to many almost-comparable places in Manhattan or much closer to Manhattan. Some neighbors (both in the building and the surrounding area) are also incredibly noisy.
Advice to owner:
Keep up the good work. I wish I'm able to afford to live here at some point.

Second Floor - Street view
Former Tenant
Pros:
Doorman and cleaning guys are amazing and super reliable.

Super comes pretty fast.

Gym is big and a lot of bike storage

Rooftop is nice but gets crowded
Cons:
Outside is too loud, a lot of noise in this street. Lots of drunk people at nights and some weirdos. A lot of people smokes near the building and the smell comes inside.

Sometimes you can feel the vibration of the subway.
Advice to owner:
Never loose Matt and Rene.

Great building to live in
Former Tenant
Pros:
The staff is friendly and attentive. Building is cleaned on a regular schedule.
Cons:
Renters of affordable housing units are treated differently from those paying market rate. All units are supposed to have in unit laundry, this is not the case.
