take care of your properties

Quiet neighbors, responsive management, clean common areas.

The heat gets incredibly warm in the winter. I have to keep my windows open.

ALL THE PESTS
Former Tenant
Pros:
- Usually easy to find available laundry machines (even though only 4 washers and 4 dryers). Laundry card is through HiRise Laundry – you could reload it in the basement, machine took $5+ bills.
- Lots of trash bins outside.
Cons:
- Management is only reachable by phone business hours on weekdays
- GERMAN ROACHES!!!!! POURING OUT OF THE WALLS. Impossible to get rid of them, even with the exterminator coming weekly, Advion gel bait, glue traps, etc. The kitchen and bathroom were constantly overrun with roaches on the counters, stove, fridge, cabinets. The garbage chute was also infested. Ground floor apartments had it even worse – kitchen drawers were literally filled with them.
- Sewer flies too! Would find a few dead ones on the floor every week. And always a few in the hallways.
- Did not find mice in my apartment but it was a frequent complaint from other tenants.
- Rent has to be paid by check in the mail (with a rent slip that you're given at lease signing), or by dropping off at their office on W 73rd.
- Elevator is very old, slow, seems on the brink of breaking down.
- Always a huuge pile of packages in the hallway
- Plumbing fixtures are very old. Kitchen faucet didn't swivel and there was no sprayer
Advice to owner:
Start breeding house centipedes, otherwise this place will forever be infested with roaches

Decent apartment building
Former Tenant
Pros:
Quiet, affordable, apartment itself was clean when we moved in. The landlord can be responsive to some requests.
Cons:
Building is not well maintained or cleaned, packages really pile up at the door, some pest issues. Roaches and mice. Rent can only be paid by mail with a check slip.

Exposed brick paradise
Former Tenant
Pros:
This building is clean, quiet and well-maintained! I loved living here!
Cons:
The street can be noisy at times with cars getting blocked and then incessantly honking, usually in the morning.

273 w73 is okay
Former Tenant
Pros:
Generally clean. Trash area cleaned regularly.
Cons:
Building is falling apart and they don’t fix the root causes. They’ve had water leaks and crumbling walls/bricks, structural damage showing in most apts, burst pipes.

No laundry, old intercom system, no amenities of any kind
Advice to owner:
Need to invest in your drainage and building structure eventually. Will have mold issues

A decent apartment building
Former Tenant
Pros:
The best location, decently spaced and designed apartments, neighbors are nice, day to day is fine
Cons:
Neighbors and street can be loud, garbage management in the summer stinks, super doesn't care about the building, walk up, no lobby, building interior is not the cleanest
Advice to owner:
Get a super that cares more about the property

They make it hard
Former Tenant
Pros:
It's decently affordable.
Cons:
The management is completely inaccessible, they will not let you into the office, won't answer the phone and will not give you an email address. The super is great, but if he can't fix anything you are pretty much screwed. Bad pest problems.
Advice to owner:
They know what they need to do and choose not to do it

Decent building managed by a company who thinks it’s still 1975
Former Tenant
Pros:
Great location, laundry in basement, ok pricing, nice super and garbage guys
Cons:
The management. They barely use computers. Rent has to be sent via check, using paper receipt slips. They also haven’t updated the elevator in years clearly. Several buttons don’t light up, and in 6 months it has broken 12 times that I know of, and management doesn’t have a backup for the super. So when the super is on vacation you’re stuck.
Advice to owner:
Move into the 21st century and take some pride in your building.

One year in, will renew lease
Former Tenant
Pros:
Location is wonderful. Natural light is top notch. High ceilings make the space feel much bigger. We have contacted management twice about an issue, and both times they were very quick to respond and help out, so we've been really happy with that! Also we have really great neighbors. Like many places in the city, it has its issues/quirks, but we really do love it here. We are sad our rent was raised 15%, but we still will be renewing our lease this year!
Cons:
The common spaces could be cleaner. The bottom floor gets swept out fairly often, where you enter and packages are placed and such. But the higher floors don't really get cleaned.

cold but great place
Former Tenant
Pros:
loved the neighbor doormen who had our backs, pretty clean despite all the UWS rats
Cons:
very cold and dark; needed a super down comforter
Advice to owner:
Drafty place but convenient

Cheap, unresponsive management
Former Tenant
Pros:
Location, price, size
Cons:
Had to fight with management every winter to get the heat up to legal levels

Greta location and meh management
Former Tenant
Pros:
Location cannot be beat whatsoever. Opens up to a farmers market and the natural history museum and is walkable to almost everything you could need in the neighborhood. Great natural light. Rent increases never seemed unreasonable.
Cons:
Management is slow to respond to everything - repair requests, Inquiries about payments, mail theft. It was beyond frustrating. Apartments also aren’t updated with the latest amenities so appliances etc can look old.
Advice to owner:
Respond to your tenants including in writing. I know why they do this but having to endlessly play ping pong telephone is annoying and counterproductive. Find a way for tenants to pay online.

Great location but unhelpful management office
Former Tenant
Pros:
Gorgeous neighborhood and right by Central Park.
Cons:
Very frustrating experience with the management office in terms of Heat in my building. They dragged their feet and took months to fix in the middle of winter. They are very cheap about repairs which is probably why a lot of my problems weren’t solved well or in a timely manner. They don’t have an email address so you have to call every single time anything is wrong and leave messages. Very strange and suspicious that there’s no other way to request help that leaves a paper trail. When I got approved to move in, the cabinets in the kitchen had paint peeling off, the walls were filthy, and the bathtub needed a lot of work. They said they were not going to paint or repair anything until I said I wouldn’t move in until it was in livable conditions (still had to clean for days despite that). I spent over a year without a functioning buzzer. I had to call dozens of times with no solution.
Advice to owner:
Your tenants pay so much money to live in the building and have zero confidence that they’ll get the help they need from the landlord or management office. Very disappointed in a lot of the issues that weren’t prioritized for me (and many others) during the years I’ve lived here. At the very least, I expected something like a broken heater to be fixed. I spent weeks frozen in my own home. That’s a breach of contract and illegal to allow that to happen. For weeks and weeks, people entered my apartment in a pandemic to check the heat with no resolution. So really, the only advice is to be proactive, attentive, considerate, and fair to your tenants— the people who pay their rent on time and need decent living conditions.

Decent Walk Up
Former Tenant
Pros:
Reasonably priced for the space you get.
Cons:
Completely inattentive management company was very difficult to work with at every turn. Cockroaches even on the 5th floor. Walk up.
Advice to owner:
Try harder.

Avoid West Side Management
Former Tenant
Pros:
The neighborhood is great.
Cons:
Michael Brusco, one of the managers is useless. He is impossible to get ahold of, and rarely returns phone calls. He does not show any concern for tenant issues and acts bothered when you do finally get ahold of him.
Advice to owner:
Get rid of Michael.

Great location mouse problem
Former Tenant
Pros:
Location is perfect on a quiet street!
Cons:
Had a mice problem for over a year that management couldn’t get a handle on.
