One of my favorite apartments

Pros:
-Great space with easy layout
-Lots of light
-Washer dryer in unit,
-Affordable and rent stabilized
-Roof Access
-Management largely available and responsive, by Brooklyn standards
-Favorite apartment i've ever lived in
Cons:
-management company so it can fee a bit impersonal when issues arise
-LOTS of construction in the area (also created a roach problem)

Pros:
Building management is responsive to emails. Maintenance issues get handled in a timely manner. Heat and central AC work well. The immediate neighborhood area is very working class. The J/M station is a 1 min walk away. Rent was in my budget ($1050 for my room).
Cons:
Street is noisy- there are ambulances going to the hospital nearby, and people beeping their car horns like crazy. The trash area in front of the building usually has some rats running around, but that’s hard to control. Definitely not an accessible building as far as I can tell. Most apartments are 3bd I believe, the smallest room being in the middle of the apartment with no windows (is this allowed to be called a bedroom?). Hearing rats scratching in the walls as someone who lived in the ground floor, street facing bedroom was disturbing before this issue was addressed (eventually). Laundry room is available in the building next door, but it’s just one washer and dryer for two buildings, and it was out of service for months.
Advice to owner:
Take care of the rats around the trash area, do better with the laundry room

Rat Nest in the front bushes of the building

Pros:
Quiet building and somewhat quiet street with a local that plays smooth r&b in his car for a few hours on Sunday.
Cons:
No pest control, old apartments and only refurbished if you’re a gentrifier.
Advice to owner:
Cement over the front bushes!!!!!! The rats have uprooted most of the dirt!

Nice building but falling apart

Trash and rats garbage piled up in hallways and outside. Management does not respond to messages or answer phone everything old

Pros:
Modern kitchen and bathroom. Exposed brick feature. Individual a.c./heat units in each room. There's a back yard, and a washer and dryer in the basement.
Cons:
Management company hiked the rent by $1000 in 2023, actually saying "you've had the apartment long enough" when we tried to negotiate, thus basically evicting ALL the top floor residents in 31 AND 33 Montrose, so they can get more money for a poorly managed and cared for residence. Management is SLOW to respond to issues and does not fix 'cosmetic' issues, like broken fixtures, cracked fridge seal (the thing that keeps the fridge door shut), pilot starter on stove top (only half of the stovetop works), or water damage from leaky ceiling or a.c. Took over a month to get maintenance on the a.c. unit that leaked gallons of water daily into the living and bedroom. An air conditioner repair tech said there is something wrong with the water lines, so the leaking air conditioner will always continue to do that. The heater part of the unit is also broken. The exposed brick is NOT properly sealed (evident from regular accumulation of brick dust along floorboards during cleaning) and is falling off in small chunks because of the new building construction two doors down. Leaking ceiling and a.c. units caused floorboards to warp but management won't fix it. Building itself is never cleaned. The back yard is a graveyard of old bikes, grills, tent supports, other random junk thrown back there to rot and grow weeds. Poorly insulated building, judging from the massive icicles that form down the building. The laundry machine in the basement has a carbon monoxide leak issue - instead of fixing it, they put up signage saying "turn on the fan while running the dryer", as if that's the only thing they can do. The skylights leak - we were told by a repair professional that it leaks because the wrong skylight was installed for that fixture.
Advice to owner:
Be better - fix the problems when they arise instead of waiting for tenants to move out before you fix things you consider 'cosmetic'. Don't wait a month to finally schedule maintenance on an appliance that is leaking buckets of water

What I’ve learned about this property

Pros:
I like the amount of space you get for the apartment. Pet friendly and I can access the roof.
Cons:
Management are not as responsive. Electrical issues, rodent and insect issues left unresolved, theft issues, hallways are DISGUSTING, garbage area attracts rodents, creeps on the 3rd floor.

Take better care of the property

Pros:
The Sup was great, my neighbors were fantastic.
Cons:
Long periods of time without any hot water or heat, when you reached out to managment they would take several days to respond and would only do so once complaints to 311 were submitted. Major repairs are needed not only within the apartment but throughout the building. Felt like whoever the contractors were they had no idea what they were doing or fixed it until unit was rented out.
Advice to owner:
Take care of the building, it’s got great bones.

Good Building Gone Bad

Near bus stop, supermarket, laundry and restaurants.
Cons:
No super on site, Porter only puts out trash, does not sweep building or street. Drips garbage through foyer and does not clean afterwards. Does not have control over heat, water shutoff if there are leaks. Will not change a light bulb or go into tenants Apts, says it's not his job. He stores food in the basement to eventually ship out in barrels that are so heavy they have broken steps leading to court yard where tenants put trash. Because of all the food storage in the basement and the supermarket renting one of the storefronts to house its meat storage and freezer, the courtyard is overrun with rats. There are also horrible smells that come up from the basement through the unused dumpsters on each floor. Electricity needs to be upgraded. No fuse boxes in the Apts. Electrical wiring runs through hallway.
Advice to owner:
Stop letting the building fall into disrepair.

The worst building I’ve ever lived in

Worst landlord, didn’t give us our security deposit back for 2 months for no reason. Never responded unless he needed something from us. Terribly rude neighbors, our packages always got stolen.

Find somewhere else in the area

Mostly good neighbors, mix of new comers and long time residents. Management usually pretty responsive, In building super.
Cons:
Frequent pest issues, security cameras not working at time of this review .

Fix cameras, continue to work on pest control.
