Crappy management, (mostly) good neighbors

Pros:
Affordable, great location
Cons:
Crappy unresponsive management who will avoid or drag their feet on important repairs, management only staffs a part-time super to take trash out twice a week so building often smells of trash and no one is readily available to complete urgent repairs or tend to time sensitive issues
Advice to owner:
Do better. At minimum, follow the local laws regarding building management and superintendent requirements

There's rats in the walls

Pros:
Lots of space in unit, super was very nice (he really tried his best). Close to Pratt campus which is what I needed at the time.
Cons:
Management sucked and was unresponsive to anything that was more involved than changing a lightbulb. Ongoing issues with RATS IN THE WALLS AND CEILINGS, water damage, etc. When we moved in, the apartment had not been cleaned and was not move in ready, despite us moving in over a month after the lease had started. Our mini split AC units never functioned, even though we submitted a ticket multiple times, only for them to "fix" it and have it break again 2 hours after they left. The electric bills are disgustingly high, and my roommates and I had packages stolen from the lobby during our time there. The building is overall neglected by management, the lobby fire indicator beeps incessantly for days at a time, and the rooftop common area is falling apart. 2/10
Advice to owner:
Do actual repairs before leasing that unit out again

Spacious and affordable

-Super spacious. Great sized rooms! -Laundry in the basement -The rooftop is amazing and has jawdropping views
Cons:
-The location isn't ideal - especially if you are commuting into manhattan. -Some of the laundry machines are always broken -Utilities are very expensive

The super is a great guy. The pool table upstairs is nice. Elevator is helpful
Cons:
The super has weekends off which is inconvenient for a move The common TV space is disgusting and has no lights. No secure place for packages to go. Some bedrooms do not meet the legal definition -- windows don't open and no heating. Lots of things were broken when we moved in People smoke in the stairways Elevator breaks randomly
There was no new paint when we moved in, but we were charged for more paint when we moved out. I requested a receipt for the paint they bought, as is my right, and they failed to produce it.
Advice to owner:
Stop by your building sometime.

Pros:
Super close to Pratt's campus which was nice as a student. The roof was a nice amenity too.
Cons:
The rooms are incredibly small, as an architecture student I now know they were only a couple inches above the code minimum. Only really big enough for a twin bed if you want any space at all. Secondly, there are just too many rooms per unit. My unit was a duplex for no discernable reason with 5 other roommates, so 6 of us total, sharing 2 bathrooms and what can only generously be described as a kitchen. The front door to the building is consistently broken and packages are stolen all the time. Additionally, the laundry in the basement has no way to set temperatures on the wash or dry cycles, so I had to go to a laundromat to do laundry.

Building seems really shoddily kept together, which is ridiculous considering the price. No central heating means tenants pay for heating through electrical AC. Not a very charming place

Pros:
The building is nice and small with only 16 units. The elevator, roof, and courtyard are wonderful and the apartments themselves are aesthetically pleasing.
Cons:
There can be leaks that come from the 7th floor balcony and roof if it rains too hard too in too short of a period of time. Management has fixed it, though, and I’ve heard they’ve fixed the top floor apartments and hallway too.
Only other thing is that this summer someone in the building adopted a pitbull that barks relentlessly and has tried to bite many residents on countless occasions. It’s put us quite on edge and the owners act like it’s no big deal, keeping it off leash in the common areas on the roof and courtyard. I’m not sure if they got it cleared with management before they adopted it. I would guess they didn’t because I can’t imagine they’d allow that breed especially in units this small. It’s unfortunate to be worried that you’re about to be victim to a dog attack when the elevator stops at their floor, which is most definitely a major con.
Advice to owner:
Put a weight limit on the animal size allowed in buildings

Small Studio apartment

The roof top and basement laundry.
Cons:
All electric (very expensive electric bill at least $150 a month) the heat, hot water, and stove is electric. The building has terrible insulation. The oven was incredibly small it couldn't fit a standard tray. I had to use about 12" trays. The rent was very high 2,150 when I was there probably about 2,300 or so now. It's not worth it at all for that price especially with nothing being included. Don't fall for the 1 free month stuff. Also if you drive you'll find it very hard to get parking especially since the precinct is across the street.
Advice to owner:
Included hot water and lower your prices.

The building is modern and kept clean by the super.
Cons:
They refused to work with me after my bedroom lost its window, making it illegal. All they cared about is money and refused to acknowledge the situation. Always took them forever to respond to issues in the apartment. Scum.
