Review Summary for Em Holding Corp
Summarized from anonymous rental reviews on openigloo.
Reviews for EM HOLDING CORP buildings reveal mixed management experiences. Several tenants praise the generally well-maintained and clean environments, responsive management, and good heating and water pressure, especially in condo buildings with proactive pest control. Friendly neighbors and quiet atmospheres are noted positives. However, persistent problems include poor garbage management leading to pest infestations, insecure entrances, recurring maintenance issues like leaks and heating failures, and inadequate communication. Some buildings appear to suffer from underinvestment, causing ongoing frustrations despite timely contractor responses. Overall, tenants advise EM HOLDING CORP to improve building security, pest control, and address foundational repairs to enhance livability and tenant satisfaction.

Not terrible, not amazing.
Former Tenant
Pros:
Generally well maintained but not at all fancy and sometimes a bit dirty, generally responsive but occasionally difficult to communicate with. Some units in desperate need of upgrades to kitchen and bathroom.
Cons:
Building security never great; outside garbages poorly maintained, lobby very rarely cleaned, invited theft of packages, etc.
Advice to owner:
General upkeep, responsiveness, and pride in building could be greatly improved.

Decent building to live
Former Tenant
Pros:
Condo building so lots of owners in the building, meaning any problems that arise don't last too long.
Cons:
By the highway so lots of noise and dust.
Occasional pests but management is pretty proactive.
Hallways could use a moping

Quiet but dirty
Former Tenant
Pros:
Quiet, only 1 little kid who seems to live somewhere else more than half the time, nice yard as view.
Cons:
Rats and bugs rampant due to garbage always being out of control. My floor (2) is ok so far but front area is DISGUSTING. Owner says i should talk with board but whatever I’m not staying long
Advice to owner:
Deal with the garbage rats and bugs or you’ll keep losing good tenants

Conscientious community since most tenants own their units
Former Tenant
Pros:
Strict rules around garbage, community email thread that keeps you up to date, good sunlight, lovely amenities, great location
Cons:
Thin walls where noise travels easily, the condo board app process is a lot for someone just looking to rent (personal letters or rec, two professional letters of rec)

Good on the surface
Former Tenant
Pros:
Interior space is good. Has a washer/dryer, dishwasher, and garbage disposal. Storage shed in backyard.
Cons:
Landlord does not care about the comfort of the tenants. A lot is broken and never fixed. For example, the back door doesn’t lock and the bedroom window is so broken it could be pushed in by hand. Smells like old buttered popcorn, no matter how much cleaning you do or candles you use. Backyard is not usable. Ant infestation beyond belief, even with regular extermination.
Advice to owner:
Care more about your property.

Poor management ruins the building
Former Tenant
Pros:
The location is great with not too much street noise and friendly neighbors. Our ground floor apartment was spacious and had a very large private yard that was great for summers.
Cons:
Over 3 years in the apartment, we’ve seen a consistent pattern of lack of investment to fix underlying and recurring issues with the building.

We have had infestations of mice and roaches never properly addressed. An exterminator is sent monthly, but the issue never resolved and we continue to see mice and find at least one roach every day. Also, the heat continuously breaks every few weeks through the winter. Again, maintenance is sent to fix it, but these are all band-aid solutions and the system continues to fail. Similarly, we’ve had recurring leaks from the kitchen ceiling for a year and each time there is a one-off patch but a new leak inevitably comes up a few weeks later.
Advice to owner:
E&M management are relatively good at sending out contractors to address immediate issues, but do a poor job communicating with tenants. And the building’s owner does not invest in actually fixing underlying issues (e.g. the leak in our ceiling was patched vs. the broken sewage pipes being replaced and will break again in the future) so tenants are left spending an inordinate amount of their time dealing with issues. It’s a shame to see a building in such a nice area decline due to under investment. We ultimately decided to move out rather than spend another year dealing with continuous issues.
