Fine building, terrible management
Former Tenant
Pros:
-cute neighborhood central to transportation -unit was spacious and had good light
Cons:
Management is completely negligent and barely responds to complaints, which there are a lot of because the building is very poorly maintained. Lobby is constantly dirty and has a disgusting smell after it rains. The front door wouldn't lock for months at a time, and we had multiple strangers break in. There was also an infestation of mice. Super is aggressive and only capable of make-shift fixes that don't last.
Advice to owner:
Hire a new super and maintain your buildings, and stop harassing tenants for complaining about basic issues.

Unresponsive Landlord and Aggressive Super
Former Tenant
Pros:
The units within the building are spacious with great natural light.
Cons:
The landlord is unresponsive to tenants. The super is aggressive and the building is not well kept.
Advice to owner:
Get a new super and respond to your tenants

Avoid management company and super at all costs
Former Tenant
Pros:
Incred location (but dont misunderstand me, it is not worth that management company/super!!)
Cons:
We had mice and they did nothing about it, we had to get our own exterminator. The exterminator we did finally bring told us that the building had also stuck flammable wood under the radiator, and we were lucky the building had made it through the winters. We also had a leak on the ceiling over my bed for 9 weeks (2+ months) and the management company wouldn't fix it, rendering a room entirely unusable, and then wouldn't give us more than a few hundred dollars off our 5k rent, when 1/3 of the apt was unusable for 9 weeks (and the "super" verbally abused me and screamed at me every time he saw me). Run run run from this management company and the super. The whole building entrance/hallway was pitch black dark and stank of rancid trash 90% of the time, also.
Advice to owner:
Replace the super and actually TAKE CARE of your tenants and answer calls.

Ridiculous Unresponsive Management
Former Tenant
Pros:
Great location, nice neighbors, okay-ish super
Cons:
Spent 5-6 weeks without a working fridge because the owner and super didn't believe it was broken. Wasted hundreds of dollars of groceries bc they waited so long to replace, and then offered zero compensation for the wasted money.
When given more than 120 days notice to renew lease, the mgmt and owner continuously said theyd send paperwork, then absolutely ghosted, and stopped responding even to questions about when we needed to be out of the apartment for the new tenants they presumably lined up without telling us. Completely unprofessional and ridiculous to leave your tenants without other arrangements by ghosting 3 weeks before the lease is up.
Advice to owner:
Be upfront with people! If you don't want to renew the lease, say that in April when the renewal was requested.

Okay for price
Former Tenant
Pros:
Live in super was great and even held packages for me. Amazing location that was quiet at night. A bit dark if you’re in the internal side.
Cons:
Unresponsive property owner. Packages stolen and I saw my open boxes in the trash… rodents on first floor (exterminator came but still…). Thin walls and door didn’t touch the floor… so I could hear my neighbors and the hallway. No peephole, my doorbell didn’t work.

Cons:
Dirty hallways. Generally not pro active management.
Advice to owner:
Hallways and coming areas should be much cleaner.

Rodent Infested Mess
Former Tenant
Pros:
Literally nothing at all
Cons:
- Someone shat in the lobby - Mice infested - Water damage - Heat doesn't work - Super is useless
Advice to owner:
- Fire the super and get on that is actually useful - fix the door locks and buzzer - respond to tenant complaints about rodents - install dishwasher panel

Needs serious work!
Former Tenant
Pros:
Location, good overhead lighting
Cons:
There are mice in the building! I’ve seen with my own eyes and the garbage disposal is very badly managed. There’s also no lighting on the stairwell which is ridiculous. Also generally unclean hallways
Advice to owner:
Put lighting on the stairwells and invest in some serious pest control.

Survival mode
Former Tenant
Pros:
The space is pretty big and you get access to good restaurants nearby.
Cons:
The owner failed to fix things on time. The heater is either too hot in the winter or completely off. We got packages stolen and literal human shit in our hobby.
Advice to owner:
Have some decency.

Absolute Horror Story, Do Not Live Here
Former Tenant
Pros:
Good location, close to good transit and restaurants, neighborhood itself is great
Cons:
Complete and total nightmare of management. Inept, unresponsive, and after a year of living here has yet to fix a damn thing. We’ve experienced: non functional heat for two weeks during the winter, countless packages stolen due to failures to fix building locks nor install a security camera, someone literally pooping in the building lobby also because the maintenance failed to fix building locks, mice, roaches, mold, leaking ceiling, and a hostile and aggressive superintendent who has yelled and threatened us multiple times and who shows up unannounced whenever he pleases. I cannot stress this enough: don’t live here.
Advice to owner:
Fire your super ASAP and hire someone who actually cares about taking care of this building!

Avoid at all costs
Former Tenant
Pros:
Good rental price and location
Cons:
- Landlord does not care about buildings or tenants at all - Supervisor harasses and threatens tenants, completely unhinged - Non-existent management that does not respond to any form of communication (email, calls, text) - Any apartment hazard will take months to fix (or be completely ignored), even if verified by HPD inspection
Advice to owner:
Please invest some time into improving the building and responding to your tenants; this will make everyone's lives better.
Hire the necessary team to fix any outstanding building violations instead of having everything done through the supervisor, who is constantly harassing tenants and rushing from one job to the next.

BEWARE, YE WHO ENTER HERE
Former Tenant
Pros:
Water pressure was fine, location was great
Cons:
It was always filthy in the stairway, it was always exceedingly difficult to get problems fixed, floors in apartment were a mess (they had said they were going to replace before we moved in but didn’t), painted over everything including outlets before we moved in, there was a roach problem, super was rude, mgmt was usually extremely difficult to even get ahold of, etc. I could write a book of all the cons of this place.

Former Tenant Review
Former Tenant
Pros:
Great location in the heart of the East Village. Tons of great bars and restaurants within walking distance.
Cons:
Owners are incredibly unresponsive and will only come to the apartment to fix things if it is an absolute emergency. I had to ask numerous times for them to turn the heat on in the winter, despite the fact that it was reaching near freezing temperatures. I also told them numerous times about a leak in the ceiling and it took them weeks to patch over it, even then not fixing the real issue or repairing the damage that had been caused. The building entry way was extremely dirty and boxes/tools would pile up in the entry way. The door buzzers were constantly broken so people would prop the entry doors, which led to several packages being stolen.
Advice to owner:
Invest some time and energy into cleaning up the place. Be more responsive to tenants instead of forcing them to reach out numerous times.
