Pretty good all around

Pros:
Lived there for four years and went through some good and not so good periods of supers and trash management issues, but the last two years were wonderful. Great super, always responsive, and friendly neighbors!
Cons:
No storage for bicycles.
Advice to owner:
Put laundry in the basement!

Good building, greedy management

Pros:
The apartment itself is very nice, spacious, gets great light, and is in a great location. My unit has been updated, and I believe the management company are updating each unit when people move out. The whole building is rent stabilized, and there’s a super on site who is so great. He’s super helpful and responsive and will come fix whatever you need. The neighbors in the building are super friendly too.
I’m a quiet and self sufficient tenant, so I haven’t had any issues overall.
Cons:
The management company is super greedy and will increase your rent by as much as possible every year. Whenever they make any possible improvement or general building maintenance, they will pass on the costs to the tenants. The entire building had the gas shut down for 3 months because it was not up to code and a safety hazard, and they replaced all of the gas lines and then submitted the charge to the city to have all of those costs passed back to the tenants so our rents went up by by a few dollars per room each month in the middle of our leases. (Not to mention the fact that we couldn’t use our stoves/ovens for 3 months). It happened again when they replaced the hot water heater too. Also pretty sure that they illegally increased the legal rent stabilized amount based on rental history, but that’s a separate issue.
Garbage management is also poor - tenants in the building don’t properly recycle or compost and management doesn’t enforce it.
No laundry in the building and no roof access, which seems ridiculous given that the management company keeps updating units and charging us an arm and a leg. Also the building itself is poorly maintained - I’ve lived here for 4 years and the common area (staircase, entry) have been cleaned maybe 2 times.
Advice to owner:
Clean the building, give us some more building amenities if you’re going to keep increasing our rent

Could be a lot better. SMRC is shameful

Pros:
The building itself is fine. Neighbors are all friendly and welcoming, and it's a pretty quiet building inside (not a lot of noise from neighbors) as well as outside, it's a quiet location on the corner of Underhill.
The super is kind and attentive. He does a good job maintaining the building.
Cons:
SMRC as a management company has been pitiful-- they are slow to respond, and often their responses aren't helpful (and sometimes just plain dismissive). It takes a while for issues to be addressed, if they are addressed at all. We have had minimal issues with roaches, after some pest control we did ourselves, but one pretty bad mouse problem. Management took a week or so to arrange for an exterminator to come by, they plugged up a hole behind the oven and put down a couple of traps. This was like slapping a band-aid on a bullet hole-- we had reported catching 7 (!!) mice in less than 24 hours in our kitchen. After a month or two we started seeing mice again, and again an exterminator was sent but it didn't really help. This was about a month before our lease was up so we gave up on using the kitchen pretty much entirely for the last few weeks we lived here because the mice were out of control.

At one point our refrigerator broke and it took about 6 weeks for SMRC to have it replaced. They were terrible at communicating with us about delivery dates/times, and after 4 weeks finally got a refrigerator delivered and it was the wrong size. It had to be returned and we had to wait another 2 weeks for the correct one to be delivered. In the delivery process, the walls by our front door were banged up (holes and scratches) and this was not addressed at all. Thankfully we had documentation and were not held accountable for this damage ourselves.
It took several months for our security deposit to be returned.

Our unit was on the ground floor and didn't get any sunlight due to the tall buildings on either side. In the winter, the heat was not very strong and it was often very cold in the apartment.
Advice to owner:
At least pretend like you care about the residents in your buildings

Good location, reasonable rate

Pros:
Right by the park, right by the train and easy to get into the city. Flatbush is a delightful neighborhood and so is PLG. The super is great and friendly.
Cons:
Common areas in the building are not cleaned regularly. Definitely a cockroach problem.

The most unresponsive building management ever

Spacious and bright apartments, great location.
Gargabe management is very good and overall external maintenance as well.
Cons:
Almost impossible to get a hold of building management (and super) to address issues.
Building management doesn't care if the matter is time sensitive, they simply will not respond.
No urgency in addressing safety issues, like a broken front door.
Advice to owner:
Make sure someone is actually managing the property.

Would not recommend living here

Pros:
There is a beautiful garden in the front that one of the tenants maintains. Left up to the owners it would be a weed patch. My apartment is spacious with lovely floors and prewar details. Rent stabilized. Pet friendly.
Cons:
FILTHY garbage closets on each floor. The trash chute is beyond disgusting and to my knowledge has never been cleaned. The smell is horrific and often wafts into the hallways. The maintenance person tries but can't keep up with the daily filth. There are a few tenants who throw dirty recycles, pizza boxes (with food in them still!) and other food waste in the room, oftentimes on the floor. Cockroaches are a serious problem. Big ones and small ones. There is a monthly exterminating service that is very unpredictable - never know what time they will show up and it really doesn't seem to be helping anyway. In the winter, it is not uncommon for the heat to mysteriously shut off over a weekend when the office is closed. The basement, which is also the "laundry room", has no exit in the event of a fire. Windows are barred and there is no way out. It's a frightening thought that if something happens, you are trapped.
Advice to owner:
As a rule, I don't write reviews because they can be very hurtful and damaging. That's not my intention here. I am hoping that the owners see this and maybe care just a little. They know what needs to be done.

Nice area, poorly maintained building

Building is not maintained well, dark lobby and no cameras facing the mail boxes, packages often stolen. Rat infestation in the front of the building with many visible rat holes, also near the garbage area. Front lawn is hasn’t been maintained either as other near by buildings do this regularly. Went for months without a super and although there seems to be one now, no info on the new super is posted within the building.
Advice to owner:
Rent is too much especially for the lack of standards being upheld. Compared to other local prewar buildings, this one is pretty unkempt. Front lawn area should be cared for in addition to effectively handling the rat infestation which makes it scary to even dispose of garbage. Several cracks in corners and floors allowing roaches and other insects to have an easy entry to apartments regardless of cleanliness within the apartment. Lobby needs better lighting and another camera facing the mail box area. Update new super information, name, phone number, apartment number if applicable.

Good location, slum lord management

Across the street from the park, steps from the Parkside Q, close to lots of stuff including good laundromat, not too noisy considering the area, people and super who live in building are friendly, some of the better floor plans I’ve seen in the area, elevator, big lobby and nice intercom system
Cons:
Management are known slum lords. They email using 2-3 words max and are either careless or dense. Super can be unresponsive sometimes but he must be overwhelmed with how much shit is falling apart in the building. He is a friendly and hard working guy. Can’t get rid of the tiny roaches 2-3x a week no matter how clean our unit is, building isn’t well exterminated.
Advice to owner:
Just put in effort and the building would be really nice

Across from the park, great neighbors, convenient location, wonderful neighborhood, dog-friendly.
Cons:
The management constantly has to be threatened by legal action to fix things like busted floors or doors. They have repeatedly said it is “not their responsibility” to provide a secure space for packages. There is room for in-building laundry—they are too cheap. Refuse to provide bike storage even though there is room in building. They new super so good but his English comprehension is not great for this demographic and not everyone speaks Spanish.
Advice to owner:
Stop being cheap and slick. Fix shit. Be decent.

Building hallways, and common areas could use more cleaning.

I’ve seen roaches in apartment, and throughout the building. A better extermination effort needed.

I love my neighborhood and thick walls so you can't hear some people
Cons:
When I moved in 20 years ago all appliances were not changed, they were clean but very old, no one is willing to replace them so I had to buy them, very hard to get renovation in the apartment, had to do it myself several times, mice, pipes are old

First, get someone more friendlier and happier at the front desk in the office, be more attentive to tenants requests

Cons:
A LOT of pest. Super was unresponsive most of the time. Building management doesn’t care about you.
Advice to owner:
Would like to see better care for tenants aside from collecting rent or send lease renewal mail.
