Summarized from anonymous rental reviews on openigloo.
Tenants consistently praise THE KIBEL COMPANY’s buildings for cleanliness, attentive doormen, and well-maintained amenities like rooftop pools and gyms. Management is generally responsive to maintenance requests, with quick repairs andhelpful staff highlighted. However, frequent complaints concern high and sometimes opaque electricity and heating costs, noise from busy streets and younger residents, occasional pest issues, and limitations on pool access despite additional fees. Some renters mention challenging interactions with specific property managers and inconsistent communication regarding charges. Overall, the landlord provides well-kept properties with strong staff presence, though management could improve transparency, noise control, and tenant relations to enhance resident satisfaction.

Great Building until the Electricity Bill During Winter
Former Tenant
Pros:
doorman and porters are amazing, nice amenities, spacious layout
Cons:
water turns yellow at times, bathrooms outdated, the apt building bills you for electricity and cons you during the winter. Our 1 bedroom with flex wall ended up with a $550-$750 electricity bill each month during winter. They bill the electricity back to you so essentially are able to charge you whatever they want at whatever rate.

Great place to live on the UES
Former Tenant
Pros:
This is a very well-maintained building with a nice and helpful staff. The apartment interiors are on the older side, but very spacious with big windows and nice balconies. The amenities are great, especially the rooftop swimming pool (rare in older buildings) which is open during the summer months. The gym off the lobby is also very nice with lots of natural light. Very few problems with bugs. Maintenance is fast and responsive.
Cons:
The only slight issue I've had is noise from neighbors (upstairs and next door/across the hall) and I've had to do some of my own soundproofing.

Good building with attentive staff
Former Tenant
Pros:
Nice apartments with in-unit controllable A/C and heat, spacious layouts, attentive staff, great amenities (gym, pool)
Cons:
There can be a lot of noise from people blasting music and management does little about it besides calling them and asking them to quiet down, even after multiple issues. Rent is getting pricey. The pool is not open to guests on the weekends during the summer.

Served us well for a couple of years
Former Tenant
Pros:
Very nice building itself with amazing door men and staff! Beautiful rooftop. Any maintenance issues we had were dealt with very quickly too.
Cons:
-Could be loud, at the time there was a bunch of construction on the 2nd floor of the building, and so hardcore drilling during the day that was very annoying. Also with ambulances due to nearby hospital which I eventually drowned out. -Ended up becoming very expensive: had to pay over $500 per tenant to be able to access the pool of the building that we paid to live in? Thought that was ridiculous, and had someone sit and ask for IDs at the door too during the summer season. Considering the rent was being raised with no further updates to the units, that was ridiculous and whenever I would share that with friends/family they were appalled. -I want to preface that we had moved in mid-pandemic, but our rent was raised over $2k per month over 2 years. Keep in mind no updates or changes to our unit. Even though that was sort of common at the time, still feel like that is not ethical business practice. And again, when sharing that with friends/family, again appalled.

Great building, responsive management
Former Tenant
Pros:
Beautiful rooftop pool, large apartments, pet friendly, management is responsive to service requests
Cons:
- the pool rules are very restrictive, not allowing guests on weekends or holidays and requiring additional payment for guests in addition the ~500 we already pay for pool access, if you don’t pay for a pool pass, the rooftop is closed to you from 10-7pm everyday of the summer/pool season even as a resident.
- we had multiple issues of our ceiling paint peeling in the bathroom. Management fixed it but it kept happening

Great building to live in
Former Tenant
Pros:
The building management is very responsive and overall things are well maintained
Cons:
It's VERY noisy. Since it's near the hospitals, there are often ambulances and there's a looot of street traffic and noise. I had to train myself to sleep through the noise

Nice building and well maintained but loud frat kids
Former Tenant
Pros:
Building is in a solid location, well-maintained and clean, apartments are spacious and the maintenance staff is hardworking and friendly.
Cons:
There are far too many noisy and irresponsible fresh out of college kids who treat it like a dorm and have no respect or consideration for neighbors. Parties and noise happen all week long with little courtesy.

Murray hill apartment
Former Tenant
Pros:
Always clean. Quick to respond to maintenance requests.
Cons:
A few of the doormen are very rude, which sours this review. It’s unfortunate because most of them are amazing but the very few rude ones are so horrible it can ruin your day. Laundry room gets dirty sometimes.

Luxury building with responsive management
Former Tenant
Pros:
Responsive management, sophisticated tenant resources such as an intranet to sell or give things to other tenants within the building
Cons:
Noisy sometimes as it’s a lot of young people so there were often parties on weekends. Did find roaches a couple of times.

A building 50 years old that looks like it is five years old.
Former Tenant
Pros:
Great staff and spotless building. Including laundry room. Hi-tech with emails on incoming packages and food deliveries with notification by phone. Separate thermostats for heat and A/C controlled by tenant.
Cons:
Location is a little out of the way but amenities make up for it.
Advice to owner:
Keep doing what you are doing and you will always be full.
