good neighborhood bad pest control

Pros:
generally quiet building, good neighbors, shared spaces are kept clean
Cons:
Roaches rats and pigeons. I suspect my apartment had bedbugs before I moved it and management didn't tell me. Laundry machines are constantly broken and not repaired for 6+ months. Old plumbing causing frequent leaks and floods.
Advice to owner:
Repair the plumbing and take action to get rid of the rats and roaches in this building. SEAL the apartments.

Great building, poor management

Pros:
Great super, clean, large apartment, elevator is clean and almost always works
Cons:
Management team is both unresponsive and unavailable; laundry room is very expensive and always half of the machines are broken; rent increases are significant each renewal period
Advice to owner:
If you'd like to keep good tenants, you may want to be more available and present. I understand that Joann may be the gatekeeper, but she doesn't represent the building well.

Nice building in a good location

Pros:
Great super, big spaces, classic style, elevator, extra cost, but pet friendly, laundry services in basement, you have the option to get monthly pest maintenance, good walkable central location to two train stations.
Cons:
The laundry machines are always messed up, no storage, rents increase is a big jump, the doors of the apartment are not sound proof,
Advice to owner:
Be a little more understanding to your renters in what they may need.

DISGUSTING, DESPICABLE, AVIOD AT ALL COSTS!

Where to start. First off, the building is infested with ROACHES BIG AND SMALL. Mind you, they've had the same exterminator for 20 years. Yeah, what a great job he's been doing. All you have to do is a quick Yelp search of Leemar Management and that'll cure your curiosity. The building Management are the rudest people I have ever met. Debra decided to commit defemation of character stating I wasn't letting anyone into my apartment to retaliate when I had to call 311 because my apartment was deteriorating due to non compliance to do repairs. Mind you, it took me calling 311 to find out I have chipping lead paint on my door. Oh and the buildings are smoking even thought they say they're not. And they don't care if you're pregnant or have a child. The doors are constantly breaking down. And the laundry room is disgusting. Expect to have your clothes barely washed correctly and expect to lose clothes that end up burning in the dryer which also ironically has to run 2-3 times to get your clothes decently dried. Mind you, the machines are over priced. Worst place I've ever lived in and I've lived in the Bronx.

It’s a great building

The building is always clean.
Garbage is always picked up early on every floor.
The floors in the hallway are usually mopped every so often which is great!
Cons:
There should be more frequent times when the exterminator comes.

Roaches from everywhere

Neighbors on my own floor were nice and friendly - no complaints!

Horrible roach problem. You wouldn’t realize how bad it is until you lay down glue traps and realize how many they catch. Improper infrastructure leads to roaches climbing through the top, bottom and side of doors + radiators + behind stove and refrigerator. Have woken up to them in my bed. Beyond monthly exterminator visit, building doesn’t do much to help this. Downstairs neighbor submits noise complaints for simply walking in apartment and knocks broom on ceiling (no loud music, parties or talking just one person). The building requires 80% of apartment to be covered in carpet and will come check and take pictures (very expensive). Only 3 washing machines and only one works correctly.
Advice to owner:
There is an infestation of roaches in the building which you need to address. At the very least, require each apartment to get exterminated and close of the garbage chutes to help the roach problem. Have more diligence in renovating each unit especially when renting anew. The bathroom and kitchen have no vents and are extremely outdated and dirty, adding to the roach problem. Large gaps in the door, cabinets, baseboards and just general infrastructure issues leads to roaches coming through.

This building is located in a great area. Close to Austin st and public transportation
Cons:
Roaches are a problem. Even with our own pest control methods and the monthly building sign up, we still find many roaches and we have kept a very clean apartment

Building super sucks

The apartment was spacious and reasonably priced.
Cons:
This was a few years ago, 2019, but the super was awful. Upon moving in, I found a place in the basement where everyone puts out recycling. When I left collapsed boxes there, he told me to move them but refused to tell me to where! He just repeated “not here.”

I had to deal with him when the roaches from my upstairs neighbor creeped in. I had to deal with him when the dishwasher stopped working for several months. I had to deal with him when that same upstairs neighbor had a leak that damaged our bathroom. He didn’t cause these issues but always worked to make them more unpleasant.

Finally, when we were moving out, he was still barking orders at us until the moment we drove away. He is literally the worst.

Not well maintained, ancient kitchen appliances, common areas are often dirty, issues with roaches
Advice to owner:
There’s high turnover of tenants and maybe the owner likes it that way. But if the building was better maintained maybe people would stay longer.

Clean bugs, and install nice nets for the window and fix the floors to not hear creaks
