It's an alright place

Pros:
- The building is the quietest I've lived in through the years in Brooklyn. The tenants are mostly couples without children, older folks, and singles who are polite and quiet.
- The super is pretty responsive and will repair things fairly quickly when needed.
- The building is close to transportation.
- Have only seen three cockroaches in total in the several years lived here.
- The rent is reasonable.
- They allow cats.
Cons:
- The walls, molding, doorknobs, and power outlets suffer from the landlord paint job special. These apartments have never seen painter's tape or a drop cloth.
- The vinyl/linoleum floors in the kitchen are ugly, crumbling, and old. The sinks are old, the stove is ancient, and using the oven feels a bit risky, had gas leak issue once.
- The apartment was pretty dirty when I first moved in.
- You have to pay rent by check, not the most convenient, and it's incredibly hard to get a hold of management.
Advice to owner:
Upkeep the vintage areas like the parquet floors which gives the place vintage charm, but please replace the linoleum with tile so that it's not constantly peeling,

Cheap for reason

Spacious, rent stabilized, love the area, beautiful prewar features
Cons:
Super didn’t fix broken front door for 6 months, they paint over power outlets to make them unusable and hazardous, they paint over clear water leaks
Advice to owner:
Stop painting over the outlets and water damage

Building is quiet, live-in super, brusque but nice enough.
Cons:
Not well-cleaned, pest problems that management was unresponsive to, poorly maintained building and units.
Real issue is with landlord/management company Leonidas Realty (also known as 8206 Third Avenue Realty)—they lie on your application, saying you make more money than you do by claiming that you'll "probably receive a bonus" and to "make your application more competitive to the landlord" even though...they are the landlord? Sketchy! Nothing bad happened to us while we were there but still, renters beware that their business dealings are suspect.
Advice to owner:
Don't falsify tenants' reported income on applications

Cons:
The apartment came with holes, staples and pins on the floor, roaches in the kitchen, large sewage roaches in the bathroom and no window locks. The landlord and super are so hard to communicate with and often like to gaslight us about pest problems. There is a pest sign up sheet for the building but they seem to not show up. The super is rude and reluctant to be helpful.
Advice to owner:
Get a new super, someone who is more communicative. Also, start accepting electronic payments.

Ok apartment for temporary living

The apartment was big and spacious and the heat is on full blast in the winter which is really nice. It’s in a really convenient location by trains and busses and shopping. Very few bug sightings. I lived there for 2 years and saw maybe 3 big ass roaches but that’s it. Management is pretty responsive.
Cons:
Walk up building so no elevator
Water pressure for the bathroom was ok but the kitchen was terrible and the temperature was scolding hot unless you completely turn the hot water off. Warm temperature was hard to get. Towards the end of my tenancy I found a dead mouse near the door inside my apartment, never seen any other mice in the apartment though I did hear a lot of scratching in the walls. The floors are uneven and the walls are made out of cardboard. The neighbors smoke cigarettes and the super’s family would smoke cigarettes outside but since the apartment is in a u shape and the units face each other, the outside area in the back of the building was like a corridor and anytime someone smoked back there, anyone with a window facing that corridor would smell it. That’s also where the trash is and once it gets really packed, the smell travels to the apartments especially on rainy days. The neighbors are VERY loud. Especially those corridor apartments, you can hear every domestic dispute happening.
Advice to owner:
Give me back my security deposit, jerks.

Minimal outlets, no dedicated a/c circuit in bedroom or living room. No option to e-pay - need paper checks.
Advice to owner:
Update electric & install outlets for a/c. Add an e-pay option - many banks are not issuing personal paper checks anymore.

nice big windows, neighbors are mostly families pretty quiet. roof access, nice views. ok neighborhood. super was pretty responsive/helpful.
Cons:
roaches. i think an exterminator came once but yea, roaches. the heat is excruciating, when you used any of the faucets or shower the hot water was piping hot and the exhaust didn’t work too great so mold in the bathroom was frequent. shower water pressure sucked. lobby/staircases could be cleaner.
Advice to owner:
exterminator, heat could be better managed.

Beautiful area, poorly managed

I like the area. Nice path along the water near Caesar’s Bay to run/bike. Parking is typically easy without paying for the managed parking area. Close to many food joints. Building has held up relatively well.
Cons:
It is currently July 2022 and we are currently on the 3rd super within the past 2 and a half years in the apartment. They are typically mentioning that they have too many things to fix in other apartments.

The exterminator comes every third Saturday,m. The super attempted filling holes to prevent mice that have been in our apartment, but we still have a mouse problem.

We had a leak in our kitchen that was fixed by the first super. Then they quit without finishing the fixing of the ceiling. Management did not let us know about the super quitting and we had to wait for months for the 2nd super to fix our kitchen. The problem was a leak upstairs. We then had a leak in the bathroom, which the 2nd super repaired but would not finish the job until management redid the bathroom upstairs for the leak. The final paint job on the kitchen was left unfinished. The super and management did not agree on the fix, so no one would finish bathroom ceiling job, until finally management told the super he must fix the ceiling. The 2nd super patched up the ceiling but did not finished the paint job on the ceiling. The 2nd super then quit and we waited for a few months for the 3rd super who finished the paint jobs in the kitchen and bathroom.

The plumber sent over to fix a leak under our apartment (not caused by our apartment) made a mess of our bathroom. Management gave us no warning or expectations of the severity of the repair. The plumber left our bathroom a complete mess, using our personal towels to clean up and damaging many of our toiletries. We had to throw away several things AND spend hours cleaning up the bathroom after the emergency repair. There was no one to file a complaint to.
Advice to owner:
Try to figure how to retain the supers and not overload them with the work of maintenance. The plumber who is in your service for your buildings does NOT communicate well. Please find a better one.

They never fixed anything in the apartments, they would just lie that someone will come and no one every shows up. Only if you call the city they will show you some kind of attention..
Advice to owner:
Time to start respecting people who are feeding your families! You guys would only want count the money but won’t do anything in the buildings. The cheapest landlord out there.

Become a professional property owner. Respond to health concerns in building. Just do the right thing by your tenants they pay rent.

Very noisy building

Very spacious apartment, good lawn and garbage. Fixed lights and shower same day.
Cons:
Very loud neighbors and alley area. Management didn't inform me when the current super left, nor when the replacement started. They also raised the price of laundry without notifying anyone.

Communicate with your tenants

Nice quiet building no one bothers you or is in your business. Nice spacious apt. Nice super keeps the garbage areas clean.
Cons:
Building is prewar so it’s a bit outdated. Kitchen is ok but bathroom is small and outdated ceiling looks like it has leaked before. The laundromat sucks!

Be good to the people that pay your rent on time and fix things accordingly.

Gas leaks due to old and u repaired stoves. No heat/hot water every morning. Heat often does not turn on until 10pm.
Very aggressive super who is unwilling to help or do the basic repairs needed to maintain the property. Negligent property owners.

Observe the building for critical repairs

Cheap as for Brooklyn and it’s all pros
Cons:
No elevator, had no cameras until recently and that’s why many packages were stolen, heat could do better, it’s not always warm especially at nights, staircase was washed once
when covid started (pro super got scared), no storage spaced, apartments are old, not renovated ever
Advice to owner:
Invest in new things, these apartments stay the same since 1930s, the doors can be easily knocked down, windows pass through lots of air, that’s why heat doesn’t hold well, the hot water takes forever to come to the upper floors and it’s very limited, 5 min show the water is hot and the rest it’s cold, super says because everyone is using the water at the same time which is impossible

Water bugs lack of maintenance lack of apartment care Relationship between managements non existent they will treat you like crap and the enemy in quotes from Yano “my only job is to collect your rent and give you a place that’s my only job” beware of apt 2C if you make any noise past 10pm 2C will call the cops on you
