Good for starter apartment but not more tgan 2 years

Pros:
My room is very spacious and layout of the apartment is absolutely great. I also got lots of sunlight in my room.
Cons:
There is a massive cockroach problem and the management is absolutely terrible. They never respond and have tried to gaslight us about how bad the cockroach infestation really is.
Advice to owner:
Listen to the tenants more, learn how to improve the service quality. They need to get an exterminator at least once a week if not a couple.

Near the best transits, can buy anything you need in the area
Cons:
Horrible landlords and property management
No one helps you with anything not repairs not complaints but call you a week after rent is due to get payment
No laundry in building
Neighbors are disrespectfully loud

Pros:
Affordable rent, spacious, radiator heat (a plus imo), neighbors are really nice, close proximity to the train, regular visits from exterminator, accepts pets, at least some units are rent stabilized. Overall worth it imo but expect repairs to take a long time.
Cons:
BQE is very loud due to old rickety windows. Management company is hard to contact and unpleasant when you manage to. Live-in super is very nice but slow to fix things so you kind of have to hound him. Holes in floorboards and baseboards that roaches come out of, and general roach problems.
Advice to owner:
Patch floors/floorboards up and either try to fix things faster, or offer rent reductions in the meantime

Pros:
Large enough apartment, and had a nice city view. Neighbors were all extremely nice. Nice molding on the wall and the apt had good character.
Cons:
ROACHES. We had a roach infestation on day 1 and it was never resolved the whole time we lived there. The “exterminator” came once a month and sprayed for 2 seconds. There are huge utility holes under the sink that go into the whole building, and they can come and go freely through there. Our kitchen was infested and it always made us incredibly uncomfortable. We tried traps and poison, which helped a little bit, but it was always a problem.
Advice to owner:
Get rid of the roaches

Stay away! Close to drug dealers and unresponsive management

This building is right around the corner from a well known drug dealing spot on Sherman and Arden. People are there all the time with guns and there are needles around.

In order to secure a lease, you have to pay 1 month’s rent in cash to the super as a “broker’s fee” because apparently, the super has a broker’s license. The super only gets a small portion of this fee and the rest goes to BB&B Management Company. They make you pay this in cash but if you press them, you can pay it in a cashier’s check.

Packages are stolen frequently and the super and management refuse to do anything about it.

There was once an incident where a delivery person was beaten up in the lobby of a building owned by the same management company and it just across the courtyard. One of the perpetrators brandished a gun. The management company did not tell tenants about the incident and there was no change in security or anything. Very unprofessional and unsafe. The super just told the few tenants that contacted him that this is normal behavior for this area.

If your windows face Dongan or Broadway, it is extremely loud as in the summer people blast their music until very late at night.

All year, cars come speeding through Dongan and it is very unsafe.

Pros:
Up to the past year, it has been kept well and the on-site employees have been generally friendly and responsive. The other tenants are pretty much fantastic; family atmosphere, quiet inside the building. The units are turned over in excellent condition, and unit maintenance requests are handled in a timely, competent manner. Outdoor areas of owner responsibility are neat and clean. Addition of online rent portal is probably the single greatest improvement made here in recent years.
Cons:
This street is very noisy on non-winter weekends as the sidewalks are pretty much people's living rooms around the bodega. Broadway-facing units are like the starting line at an NHRA event. Courtyard units are more quiet but less sunny -- The owner denies responsibility for safety from trespassers and provides no modern method of vetting visitors and buzzing them in. Building safety issues, when surfaced, are almost always blamed on or passed off to tenants. -- In the past year, management attempts at improving the common areas have failed, leaving paint splatters, puddles and sloppiness throughout, almost as if it's a strategy of some sort. -- Some tenants are allowed to sublet or move to other units; less popular tenants are not allowed either.
Advice to owner:
You might try actually telling the tenants what is going on, or even update contact information. Are you afraid that people will ask for things if you communicate with them?

Family/creative type friendly building

Pros:
Amazing super, lovely neighbors, proximity to park, A train, shopping, restaurants.
Cons:
Realtor takes one month deposit whether they show you the apartment or not. You will hear your neighbors practice instruments and sing, sneeze, hear kids running, so don't move in if you don't like hearing all of that.
Advice to owner:
Please fix all the washers and dryers in the basement.

Everyone that lives in this building is wicked friendly. People that have lived here their whole lives so respect them. It is also a pet friendly building which is hard to find. Perfect location to everything and the layout of the apartment is perfect and spacious enough.
Cons:
Where to begin. Upon moving in everything was great. Then as time went on it's when shit hit the fan. The walls are paper thin, remember how I said it's pet friendly well have fun hearing all the yappy little dogs in the building. On top of that the growing number of cockroaches is absolutely atrocious they're in literally every room. The exterminator rarely ever comes and I'm always off on the day he's supposed to come. (Oh and they're fucking massive.) On top of that when the heater comes on in the winter which is either too often or not often enough, it creates black mold everywhere which I'm positive they just paint over. Because guess what the paint started chunking off the walls and I found more old black mold! Those were the major things. Some other fun things are the pipes are old so get ready for things to clog every couple of days, the super is more useless than helpful, the appliances are so old so get prepared to pay astronomical electric prices. If you pay over 2 grand for any of these apartments you are paying way too much.
Advice to owner:
Bomb the whole place for cockroaches and renovate. Hire a cleaning person to clean the stairwell weekly. Get a better exterminator.

Pros:
I love our superintendent and porters! They’re very helpful and responsive. Garden between buildings is beautifully maintained. Landlord office is easy to contact - Miriam is really helpful when you can reach her (she’s very busy).
Cons:
Electric and plumbing is old and unstable. Elevator is old and out of service about once every other month. Laundry in building but the dryers are old and frightening.

A cut above the rest

-Charming, stately interiors

-Privacy-focused hallway designs

-Despite being on busy Broadway, most back units feel secluded from street noise, making a peaceful living environment

-Lovely neighbors

-Excellent heating

-Consistent hot water, excellent pressure

-Garbage is collected a few times daily from the hallways and neatly organized in the basement

-Exceptional super and porters, almost like having doormen

-Online rent payment system is convenient
Cons:
-Building management is very hands-off or unresponsive, with an office inconveniently located in the Bronx

-The laundry room in the basement is appreciated but the equipment is often broken or malfunctioning

-A persistent roach problem particularly in the summer, though it’s significantly better this year so maybe it’s been properly addressed

-Many neighbors have complained about having mice; mercifully I haven’t had an issue but I am diligent about keeping food garbage out of the unit, easy to do because of the trash system
Advice to owner:
- Not sure what you’re paying the super and porters but double it: they’re incredible
