Summarized from anonymous rental reviews on openigloo.
Tenant feedback for buildings managed by 78/79 YORK ASSOCIATES LLC consistently praises management's responsiveness and maintenance timeliness, with many residents valuing safety, cleanliness, and quiet environments. Management is commended forprompt repairs and attentive staff presence. However, there are recurrent issues with pest control—especially cockroaches and mice—that some find inadequately addressed. Garbage management is generally efficient, though occasional problems with trash storage and package security arise. Noise insulation is mixed, with some thin walls impacting neighbor noise levels. While rent-stabilized units offer affordability, tenants note some aging building infrastructure and a need for improved communication and security measures in common areas.
The average number of violations per unit for this owner/associates across their portfolio is better than the city.

Great and safe building on the UES
Former Tenant
Pros:
I always felt super safe in this building. The management office was incredibly responsive and if anything needed fixing they’d have someone put there usually within 1 day. The building is quiet and the walls have incredible soundproofing. I didn’t ever hear my neighbors.
Cons:
The hallways/stairs could use a bit more attention in terms of keeping them clean.
Advice to owner:
Keep up the great work!

Lots of roaches
Former Tenant
Pros:
Management will come super quickly if you have an issue.
Cons:
No matter how many times we have management spray. We get like 4 live huge cockroaches a month.
Advice to owner:
Solve the root problem rather than just spraying.

Constant harassment here
Former Tenant
Pros:
Safe Clean Quite Accessible Friendly staff Clean maintenance Good price for the unit
Cons:
Ants, don’t know where they are coming from. Sometimes packages get sent to the mall office instead of unit.
Update: have been harassed by a tenant in 4f for a year, she films me, constantly walks by my windows, never leashes her dog, filmed me in a shirt that was see through. Management has done nothing. If you move here avoid 535 or you’ll get harassed
Advice to owner:
Delegate when your tenants are being harassed

13 years and going
Former Tenant
Pros:
SW Management owns the whole 78 and 79 street blocks. It's always clean and well maintained. Lots of staff and feels very safe.
Cons:
Front desk manager is not very kind. Packages sometimes get stolen from vestibules (I think this is a common thing anymore). If you want to break a lease be prepared to pay. They are zero flexibility on this.

Could do better for the same price
Former Tenant
Pros:
The management company is very responsive and helpful when it comes to noise complaints. There are also some nice neighbors that keeps its friendly and enjoyable.
Cons:
The building walls and ceilings/floors are very thin, and therefore there is a lot of noise easily heard from other apartments. It is also over a 15 minute walk to the nearest subway stops. Also, maintenance handles the trash from 5:30am most days in the courtyard available to most apartments, it is incredibly noisy and disruptive.
Advice to owner:
The rent should be adjusted to reflect the location and improve insulation for reduced noise.

BAD Roach Problem
Former Tenant
Pros:
- Calm, quiet area - Responsive and organized management team - Rent-controlled - Friendly maintenance team
Cons:
- Roaches... At first, if was a once a month thing. When they finally sealed holes in the kitchen that were most likely where they were coming in through, they still kept coming in, but through my bathroom sink... It was disgusting and had to keep my sink covered/shut at all times whenever I wasn't using it to brush my teeth or to wash my hands or face. - At first they would cover basic maintenance services, but then they started randomly charging for things, like $10 to replace a lightbulb in the bathroom.

A fine place to live
Former Tenant
Pros:
Management was quick and responsive
Cons:
It units can be loud at times depending on who lives above you
Extremely helpful leasing office! Everyone on the team.
buildings have video intercoms to address visitors in lieu of doorman.
Responsive maintenance team Repairs may not get done immediately, but typically within two business days. (this, depending on the scale of urgency and labor needed to solve your particular issue.)
Building public areas and sidewalks are cleaned just about every business day. Pet friendly.
Cons:
Chile…
Literally, no warnings to façade construction. Not one printed piece of paper anywhere. Waking up to someone on your fire escape Hammering* not scraping paint off of metal or casually standing in your window will occasionally happen. Work from home? Someone with post-traumatic stress disorder?
Doing your laundry on weekends can be risky after 5pm. As card machine and W/D can malfunction so no one will be there to reimburse your loss. machines only accept 10 and $20 bills to refill card.
Shared walls are thin and so are the floors and ceiling. (Typical Pre-war) You will be able to guess what your neighbor is watching if they’re the above average volume type. I can tell that my neighbors below are Marvel fans. Pick your apartment placement and shared walls wisely.
There is no immediate due process or consequence in place if a neighbor harasses you short of physical attack be it verbally, violent intimidation or through ill conduct.
Building cleaning staff consistently leaves entry doorways open for whatever reason. Contributing to packages stolen, entire mailboxes being broken into or stumbling across a random person camped out in a dark corner of the stairwell or right in front of your apt door be it a homeless person seeking shelter or the drunk and disorderly guest of a neighbor will be a given considering there are no cameras.
Rent receipts are left on the door knobs of tenants. This is for everyone to see. Including marked envelopes of tenants who are late on their rent… one such cleaning attendant once handed me mine with a lit joint on his hand. After having carried all of the tenant documents to the roof to smoke, said joint. This person was given that responsibility.
No need to mention the management office as these are all issues that are handled poorly by the management office. Who, depending on your reason for communicating, can often be a little too familiar or just flat out dismissive and smarmy.

An apt my coworkers are jealous of (mostly bc of the deals)
Former Tenant
Pros:
Rent stabilized, only additional fee is for my window AC unit which is like maybe $30(?), Handyman are usually at my apt quick / fix the issue
Cons:
My upstairs neighbor (I’m assuming) is the loudest walker and always at 1-2 am like (a) how can you walk that much in your apartment and (b) why are your footsteps so loud
Advice to owner:
Overall super satisfied
