Owner lives in Florida and is a bit nuts. Called me after a plumbing issue (toilets aren’t the best, we had routine clog issues) and demanded I pay for it. Asked for an itemized receipt n he backed off n ate the bill.

Pros:
Newly renovated so clean and close to the 1 train. Commute was very easy to work and the in unit washer and dryer was so convenient.
Cons:
The neighborhood was way too loud to the point where I couldn't bear with it. It is also not a safe area.

The Most Average Building

Excellent pest control (exterminator comes monthly at no cost to tenant), very nice Super, pretty low noise level all things considered (right off Broadway, so traffic is naturally loud, but neighbors are generally pretty quiet?); no major issues seemed to happen in our building while we were here, at least that the manager/super let fester! pretty generally well taken care of building
Cons:
Our intercom didn’t work, so folks had to call us in order to be buzzed in; pretty serious delays sometimes in maintenance requests, but urgent things seemed to be taken care of relatively quickly; there was some electrical issue the first year we were here (2023) that seemed to be pretty urgent (most everyone spoke Spanish, but from what I caught it sounded like some corners were cut and the electric needed to be re-done); while neighbors were generally quiet, there was someone who lived above me who ran up and down the hallway every day pretty frequently that could get pretty loud, but it wasn’t anything crazy (there was one couple who used to get into a like yearly screaming match in the hallway, but it was more entertaining than annoying, and typically didn’t last long)

Also, while the super and building manager were responsive and kind, good luck getting a straightforward and quick response from the owners/company! SDG (Ana Serrano) will take weeks off without any out of office message up, and will only answer one question at a time; you kinda have to hold whatever she needs from you over her head until she provides the information you’re requesting.
Advice to owner:
more widely advertised and efficient maintenance requests system

Decent building, great location.

Pros:
The location is prime. There is easy access to the A, C, & 1 trains as well as a multitude of bus routes. Great proximity to Riverside Park, Highbridge Park, and many more. The building has an elevator that is functional for a decent majority of the time. Common areas in the building remain generally clean, and management is very good about ensuring the lobby and hallways are well-lit.
Cons:
Super (though a live-in super) is hard to get real responses from. Management is good at acknowledging complaints or issues, but often fails to communicate estimated timelines for resolution or repair. Units are small, and layouts are illogical. Some units, if not all, include in-unit laundry, which is a major plus since there is no communal laundry room in the building. Heating can be good, but many of the building's radiators are in disrepair, so management is often slow to respond to heating and radiator related complaints. The building is not well insulated for the summer months either. Portable or window A/C units are a must for livability in this building but they are not provided by management.
Advice to owner:
I would advise the property owner to set up a more fomal process for communication so tenants have more visibility into building maintenance and repair.

Cons:
Your packages will be stolen, you will witness gun violence outside of your window, you won’t ever have your heat put on on time, you’ll sometimes have a broken refrigerator that won’t get fixed for a week, and sometimes the water will be ice cold and never go hot, and the management WILL NOT respond to the work orders you put in in a timely manner, and there will be pests, and there is non-stop noise from W 207th street so you also won’t sleep, and you’re above a 24/7 smoke shop that has loud customers at all hours of the night, and there will be an insane amount of car panic alarms going off for hours, and you will hear loud music practically 24/7
Advice to owner:
You should not have tenant if they nearly die in your building because you won’t fix anything on time.

Rodent issue, landlord never addressed. Elevator frequently unreliable. Basement for laundry was creepy and dirty and side door was left unlocked.

Save yourself the headache and avoid this building if you can. Read the hpd list of violations to see just how bad things are.

Solid place, couple problems

Super, Jorge, was very responsive and helpful. Amenities were new and very spacious apartment.
Cons:
Some of the tenants were creepy and I always had to dodge men hitting on me. Heater would get crazy hot. In the winter icicles formed inside my bedroom because the windows didn’t close properly, I was freezing. Sometimes the elevator would break. Two of the bedrooms had a single window but it was facing a brick wall.

We love that everything is so close to us, subways, restaurants/bars, parks, the west side highway, and a lot more! The main pro is convenience at its best!
Cons:
Smaller apartments/might not get a gym in your building/no communal work space
