good price, bad landlords/superintendent

Pros:
spacious units, high ceilings, lots of natural light. the garden outside has a few stray kittens which keep the rodents away
Cons:
had a mice problem in 2021, you can still hear mice in the walls. bed bugs coming from the unit above. and have had multiple water leaks in the bathroom.

Lovely space, poorly maintained

Pros:
The apartment I have is a lovely size and affordable price
Cons:
Poorly maintained. Inconsistent heat and hot water. Building is infested with roaches and bed bugs. Management ignores any repair requests until you call 311 or withhold rent and even then you have a 50/50 chance of getting something in a timely manner. Elevator breaks down for weeks at a time. Would not recommend at all.
Advice to owner:
Use the money your tenants pay to actually maintain the building and make repairs!

Not bad, management could be better

- elevator

- nice courtyard in front

- good neighbors
Cons:
- had a mouse problem

- water leak in the bathroom from pipes bursting. this happened several times and they would just put plaster over the damage

- barely any heat in the winter

elevator, nice neighbors, clean, management is responsive to your needs
Cons:
Pests, rats in the basement. They offer laundry onsite but the rats will keep you away
Advice to owner:
Get rid of the rats and all is well

Not a bad building at all

Pros:
It’s close to the 2&5 lines
Lots of food around to buy and a great bar near
Dog friendly and dog park down the block
Park also nearby
Rent is not too bad for the area
Cons:
Big rats around
Water pressure is not good
Plumbing is terrible but response is not too bad
Pests problem is annoying
When heat is not necessary it is on but when it’s needed there is no heat
Advice to owner:
Please work on the rat problem. Also water pressure needs to be better.

Nice but management sucks

Pros:
Spacious 1 bedroom apartment for an affordable price
Looks beautiful on the outside and within the building, it’s kept orderly
Neighbors are nice
Cons:
The property manager is horrible. She is a liar and does not want to fix repairs immediately.
I have had a leaking ceiling in my bathroom for 7 months and she always sent the super to repair my ceiling but never addressed the main issue that continued to allow water to leak into my bathroom
I threatened legal action and she not sent a carpenter to repair the bathroom floors and walls from above me however, I still have yet to see if that truly resolved the issue
Also there is an abundance of rats in the basement and the property manager knows this and does not resolve the issue with pest control . I can’t even go downstairs to throw out my garbage because there are tons of rats. Lastly , the property manager promised the laundry machines in the basement would be repaired when I moved in but it has yet to be repaired after 7 months. Even if it was fixed , the rats in the basement alone would not allow you to do your laundry in peace. Stay away from this place

Fix repairs accurately and from professionals , address the pest issue in your basement and be honest!

Great until you have a maintenance problem

Pros:
I loved my one bedroom apartment in this pre-war building: it’s spacious, has a ton of closet space relative to other NYC apartments, and has a lot of natural light. It’s extremely convenient to the 2 and 5 lines, and walkable to most necessities (like groceries).
Cons:
The biggest drawback is the noise level. It’s situated right at a busy intersection on lydig, and depending on which apartment you’re in, you’ll be in for a constant symphony of obnoxious car honking and yelling. What actually forced me to move out was an incredibly hazardous roof/ceiling leak in the bedroom (I was on the top floor). It was coming through the light fixture and leaking dirty rain water all over my bedroom furniture and floor every time we had a storm. This was an 8 MONTH ORDEAL going back and forth with the property manager to get it fixed. At first she simply neglected to follow up on getting it repaired, costing 5 months of opportunity to get it fixed. It was only after I threatened legal action and filed a complaint with the city did the property manager follow up about sending a repair man. This repair man came at least twice, at least according to the property manager, and each time they failed to properly address the leak, leaving me angry and wet when we’d have heavy rainfall in the middle of the night. With my lease up at the end of December, I decided to break the lease a month early and withheld my rent due to a breach in warranty for inhabitability. I’m now pursuing legal action to get back my security deposit that they are withholding.
Advice to owner:
Don’t let serious issues slide when they’re first brought to your attention and find a new roof repair man.
