A good facade

Pros:
Safe Neighborhood, great water pressure in the apartment. Packages are always safe. Doormen are nice.
Cons:
Slow elevators, constant construction in the building, maintnence and management loves to put a bandaid on things that are broken without getting to the true cause so I had to put in a request to fix the same things many times.

Pros:
The apartments are spacious, the doormen are helpful, and having the package room is nice.
Cons:
The building has a lot of major water issues. The water gets shut off most months with little notice to residents. The kitchen and bathroom sinks often flood with backwash water spewing out. The building management tries to fix the issues themselves rather than hiring professional plumbers.

There are often cockroaches seen in the hallways and stairwells.

The gym equipment is old.

The management company is incredibly unhelpful with questions about your lease.

Pros:
Staff is friendly, so helpful. Building is near almost all subway lines, so super easy to get around the city. Quiet neighborhood on the weekends
Cons:
No service elevator so if they are doing trash, or someone is moving in/ out, only 1 available elevator to use.

Amazing Experience at Claridges

Pros:
This is our third year as tenements and our experience has been superb. Our leasing agent, Debora, went above and beyond for us and insured a positive and timely move-in process. She was so kind and friendly and responsive, totally unlike anyone else we had dealt with. She truly made us feel at home from the moment we walked in. I’ve continued to see Deb around the building and she always puts a smile on my face.
Cons:
None. We are very happy.
Advice to owner:
Hire more people like Debora.

Solid building with a great social environment

Pros:
I lived here for 2 yrs. I enjoyed my experience and wish I could’ve stayed. I had a great introduction to the building by leasing staff Deborah and then my stay in the apt and with the building staff was excellent. The lobby workers all make you feel good to come home. Good sized apts, with very nice interiors. Lots of closets.
Cons:
Rents can get high.
Advice to owner:
Mgmnt doesn’t need to raise the rent so much. instead keep good tenants that pay on time and add to the building in a positive way.

Claridges building review

Friendly doorman, smaller building, location , large living spaces
Cons:
Very old and in need of an update, carpets are old, dog friendly building so the hallways and areas smell like dog/dog urine, no in unit washer and dryer, expensive washer and dryer system in basement, small gym in the building, no additional amenities, rude/unresponsive property manager Mr Devine.

Faux Fancy Building

Pros:
Nice sized apartment, lovely roof deck and friendly doormen.
Cons:
Noise. Construction starts across the street at 7AM six days a week, tenants are advised to call 311. Also, the building is on Broadway so lots of loud traffic all the time and a firehouse is two blocks away.
The building lacks a service elevator so all moves, maintenance and trash/recycling share the two elevators. It is not unusual to wait extended time for one.
Building address is technically Tribeca but it is more Tribeca/China Town area.
Advice to owner:
Use of the elevator would be best confined to low traffics hours to minimize impact to residents. Laundry room needs maintenance.

Maybe improve the sound proof to the crazy street noise.
