Review Summary for Greenetree Management
Summarized from anonymous rental reviews on openigloo.
Recent reviews of buildings managed by GREENETREE MANAGEMENT reveal a mixed management experience. Tenants frequently praise responsive supers and doormen who maintain clean, secure, and well-kept premises. However, there are notable complaints about pest control issues, including persistent roaches and mice in some buildings, often coupled with slow or inadequate responses from upper management. Heating and water pressure are inconsistent, with some apartments facing prolonged issues. Garbage management and cleanliness vary widely, impacting resident satisfaction. While some find locations and amenities appealing, dissatisfaction with management responsiveness and apartment conditions has caused several tenants to advise improvements for prompt issue resolution and pest eradication.

8 wonderful years at 10 Rutgers
Former Tenant
Pros:
I moved to 10 Rutgers in 2010 after a fire destroyed my East Village apartment building. Despite initial apprehensions about moving deep into Two Bridges, it quickly became my favorite neighborhood in the city with its vibrant restaurant and bar scene and bustling street culture. Sadly, I was forced to move out in 2018 when the building was sold to new owners who undertook a major renovation. Were it not for the fact, I might still be living there.
Cons:
There wasn't much I disliked about the building, other than getting the boot after 8 years.
Advice to owner:
Keep up the good work!

Basic & Simple Apartment, Good Super
Former Tenant
Pros:
Things like Butterfly/Latch make it easy to get in and out. In Unit Laundry & Dishwasher is amazing. Decent shower. Functional kitchen space. Super is great with responding to messages and helping out.
Cons:
Low ceilings and no Oven Hood meaning it smokes up like crazy. Thin walls next to you so you can hear more than you'd like. Fridge & Freezer seem cheap and had problems. Wall paint/exterior is a bit cheap too.
Advice to owner:
Better kitchen equipment seems like the easiest and quickest immediate upgrade. It is a small apartment for the cost.

309 E 75th
Former Tenant
Pros:
Clean, well maintained building with a responsive landlord. Packages were always safe, good natural light, and great appliances.
Cons:
Nothing to report. Only thing I'd say is slightly faulty dishwasher, but this was resolved.

Do not live here.
Former Tenant
Pros:
The super is nice. It’s very young people living in the building.
Cons:
Within weeks of us moving in there was a roach outside on our floor dead lying there for over a week. There was also in this period of flood happening of water seeping down from the fifth floor (we were on the second) that damage or air conditioner that we had yet to install. We also had a mice infestation coming out of the pocket doors, which had no possible solution given the gap between the floor and the door. The apartment was left in bad condition from the previous tenants. We emailed the landlord multiple times for some type of restitution from the flooding that happened (it took them 3 weeks to resolve the molding paint on the ceiling) and they had no response. After over a month of emailing, they responded with one sentence saying you can break your lease. When we responded, confirming we would get our security deposit back, they did not respond again. We had super loud neighbors blasting music (so loud I could literally tell what song was playing) and management ignored our emails to ask them to quiet down. This would happen anytime from 7 AM through 11 PM. I also ignored us when we knocked on the door. Overall, I could not recommend this place any less. The finishings were also very cheap and not well constructed; we had a consistent leak in our faucet that just never was resolved. The windows are also not soundproof and you will be able to hear anything on ninth or 10th Ave. the washer dryer takes seven hours to run a full load (one hour for wash, 6 hours for dry). DO NOT MAKE THE SAME MISTAKE WE DID.
Advice to owner:
Actually respond to your f**king emails and treat us with the respect that we pay for.

Nice apartment near LES
Former Tenant
Pros:
Great option for NYC living. Location is perfect, close to public transportation and nightlife. Doormen are awesome management not so much.
Cons:
Management will not respond to you. Other than that, can't really complain
Advice to owner:
Josh should respond to emails.

Cons:

Good for the price.
Former Tenant
Pros:
One of the few full service buildings in the LES. Has good door men and good facilities people.
Cons:
Management can be slow to respond. The rooms are not the largest, and the sliding doors aren't great.

Heinous landlord, zero privacy
Former Tenant
Pros:
This is a mandatory field
Cons:
Landlord entered the apartment whenever he wanted, without notice. Came home from work several times to see that items had been moved around, even found a chair overturned one time. Woke up several mornings to find random men standing on the balcony just outside of my bedroom window, just feet from my bed. Attempted to raise the issue and landlord refused to talk, or stop.

Pretty good place to live
Former Tenant
Pros:
Near lots of great restaurants
Updated kitchen and bathrooms. One has a bathtub.
Super is attentive
In-Unit Washer Drier
Cons:
Main Street facing so siren and street noises
Front room is a weird shape (not square/rectangular), so furniture gets tricky
Over 1 year ago
Great location. Bang for buck. But terrible Super
Former Tenant
Pros:
Location is great for the price. We have an in-unit laundry and dishwasher as well. It's small and a walk-up building but it does the job
Cons:
Building super is forgetful, and often times, not respectful of people's times. Would promise to do something but doesn't show up. We've only lived here for 4 months but there has been so many issues that he hadn't (or had been SUPER late to) dealt with
Advice to owner:
Replace super. Or make super more accountable about his actions and promises.
