Pros:
amenities like a laundry room and elevators, balconies, low rent, tenant association
Cons:
Not as clean as it should be, issues with insufficient heat every year I was there, old-looking lobby, grassy areas outside were barely maintained, and neglected/unrenovated apartments

I like that the building door requires a FOB to get in, though the staircase before you go through the door is basically left open to the public? 🤔
The landlord mops the place so it's not TOO dirty from the average apt buildings
The supermarket is also right there so that's a plus.
Cons:
Neighbors suck? Like there's no reason for people to just not care about the volume of their music. The staircase that's before the building door is usually open, and smells like what you expect: piss. Some people also just randomly ring your doorbell

Mice, Roaches, Bedbug problem, response to issues, trying to shortcut fix things
Advice to owner:
There are many long time residents here. They just want their apartments fixed. They pay their rent monthly on and time for 20+ years. No one should have to live in slack and filth

Spacious if you have a small family. Lots of stores and transportation nearby.
Cons:
Pest issues ALWAYS resurface. The building is very old not enough renovations being made. Very dirty. There’s always an issue with something. And if you have a large family don’t live here

Listen to your customers they are paying the rent after all

Absolutely none there Is no pros to living in this building

Rodent infestation bug infestation no heat in the winter no hot water this place is completely falling apart repairs never get done the building is never clean lights got cut off more then once & claims to be a private building but never is staff is rude & disrespectful

Literally Nothing is a pro besides maybe the size of the apartments are better decent compared to other nyc apartments
Cons:
This building is truly a horror filled with pest. They never clean the hallways. Hallway lights got caught off multiple times. Wavecrest Management SUCKS & will not help you unless you call the 25 times about the same issue. If you want heat during the winter look elsewhere this place ain’t for you unless your looking for a new pet mouse to live with.
Advice to owner:
Actually repair the building & treat for the mice & roaches this building is super old & needs tcl. Stop being lazy & doing cosmetic fixes that do not work. At least pretend you care about the properties you own.
