Love my apartment, but the little issues add up
Pros
Very spacious, high ceilings, big windows, balcony, great rooftop, responsive management , laundry hookups, rent stabilized
Cons
Management doesn’t shell out for really good repairs or maintenance. Trash situation up front has gotten endless citations from the city, and I barely ever see a super or custodian cleaning up out front or in the common area (heard from a neighbor they underpay the person who’s supposed to do it.) Never have seen anyone spraying common areas for roaches. Any repairs have been very quick fixes and don’t seem to address deeper issues. Patch of drywall on our ceiling has collapsed three times in heavy rain. They respond fast each time, but each time the repair person doesn’t seem to be much of an expert and they just patch the drywall instead of figuring out why we keep getting leaks. Seems the water damage is a common issue with other neighbors as well. Overall the building seems to be a little hastily constructed, with a lot of haphazard choices now starting to become problems. Heat is also very inefficient and expensive — in the winter our apartment is barely above 60 with heat running, and electric bill will be nearly 1k in coldest months.

Pay now to fix the issues so they don’t become bigger issues in the future

Pros
Running the ACs in the summer is super cheap, neighbors are all nice and considerate, laundry in basement, close to the L and the J, there's a grocery store around the corner on Broadway, never had any issues where we needed to call maintenance, they're good about trash, the roof is nice to lay out on in the summer, never had any packages stolen, whole thing was honestly pretty chill for the most part
Cons
Its electric heat instead of gas and those ConEd bills in the winter are insaneeeee if you want your unit to actually be warm, we kept our apartment's temp at 60-65 all winter and our bill was still hundreds, walls are very thin so you can hear genuinely everything that happens in the unit next to yours (like you can hear their conversations word for word), Bushwick Ave is a pretty noisy and busy street so there's lots of noise in the front rooms, laundry machine does break sometimes, there's a rooftop bar facing the backside of the building that has lots of late night events in the summer that get kind of loud
Advice to the owners
Get heated blankets and insulate your windows in the winter. If you have backyard access and want to make it look nice, the bamboo has taken over and is useless to try and get rid of so it's not worth it. Management is weird but we never really needed them.
