Great Apartment !

Trash can be tough since there’s only a couple of bins for the whole building Can sometimes take a couple tries to get the super out for maintenance

Persistent Water Issues

I love the neighborhood and its proximity to the subway and riverside park. Plus the windows, outdoor access, and hardwood floors are stunning. And laundry in unit is always a win.
Cons:
The owners do not seem to care about building maintenance at all. I’ve lived in this apartment for just over a year and in that time I’ve had: a leak in the wall from my kitchen sink that caused my downstairs neighbor’s bathroom ceiling to COLLAPSE from water damage; a leak in my living room ceiling that took 4 months to repair; a leak in my bathroom ceiling that they plastered over when I moved in and then in the past 3 months has progressively gotten worse that despite being reported immediately, is still actively leaking into my bathroom even though they said it was “fixed” and sent the super to plaster it again; a persistent pest problem (the building briefly stopped hiring an exterminator before we pressured them to restart this service); and hot water that routinely stops working for days at a time.
Advice to owner:
Please maintain your building; it’s a gorgeous building but the water damage is actually atrocious

Cons:
rats, cockroaches, hard to get a hold of the super to get him to fix things but once you do he is fast and good. but mice literally everywhere doesn't matter what you do. cockroaches constantly, owner is hard to reach and can be so sassy.
Advice to owner:
call people back, make sure your super can be reached, invest in good and legit pest control monthly

Bad area, heater is too hot, infested with mice, area with much crime and drugs all around. Property owner wonders why he can’t rent it, look elsewhere too expensive for area. Illegal basement apartments preying on young people who don’t know law. Many stragglers outside at night time.

The rooms were clean and the monthly cleaning by Roomrs was fairly thorough. WiFi was reliable and fast. My housemates were a blast! The room was fairly quiet and the neighborhood felt safe.
Cons:
Laundry room was somewhat dirty but not a big deal. The machines were not well maintained though, sometimes I would set the temperature on cold but come back to discover the machine had used hot water. When I left, there was only one washer in service for the entire building as the other washer had been flooded for 2 weeks. The A/C worked well but heat was very spotty. Some days you had heating and some days you didn't. Roomrs was responsive but couldn't help with some issues. E.g. The lights in my room got very dim through my stay. Roomrs sent someone but they said they couldn't replace the lights because they were "special bulbs". They gave me a bunch of table lamps instead except the bulbs in the lamps were all burnt out... Also, the chairs in the common area were all broken.

Okay people, gross building

The apartment layout in this building are nice and the neighbors are quiet. Not too much noise and the building manager is responsive.
Cons:
The building is dirtyyyy. Rats were always an issue in the garbage room all my months there. They would set out glue traps for the rats and you can hear them screaming. Cockroaches are an ongoing issue as well. Super will come to spray every few weeks but the building needs an actual exterminator to deal will all the pests. The super also does not live in the building despite what they advertise. Renter beware. This building is disgusting and you will have cockroaches in your apartment no matter how clean you are as a tenant. Maintenance requests can take up to a month as well. Also, there was a point in January where my unit was without heat for a few days. When I complained, the property manager didn’t believe me and needed proof so I had to order a thermometer, then take a picture of the temperature for it to be believed before they bothered checking it out. My apartment door was also faulty and I would get locked inside my apartment at times. I complained multiple times until the super finally came. He then told the property manager that they needed a professional to come and fix my door. This took two months before I had a door fixed. Honestly ridiculous. So much worse could’ve happened with the heat and the door issue. Both are safety reasons. They don’t care about building upkeep here. Save yourself the headache and do not rent here!!!! You will put yourself and/or family risk.
Advice to owner:
Believe tenants when they complain about serious safety issues like lack of heat or front door issues. Hire an actual exterminator to visit monthly to deal with the pests. Also, make sure there is an actual live in super.

Cleanliness, maintenance issues, noise level of loiterers, roaches always coming in. The building has so many cracks I don't understand how it's still standing.

Beware: bed bugs, terrible management, insane tenant

I liked that it was across from a good coffee shop.
Cons:
Entire building is infested with bed bugs. We basically had to have a protest to get the owner, Amit, to do anything. He finally had told us to prep for the exterminator so I fully took off work, when the day and time came neither Amit nor the exterminator were around. Additionally, there was a tenant above us who had some serious mental illness and would constantly flood his apartment and then our apartment would flood. He would constantly set off the fire alarm and would harass people in the stairwell. We told Amit and he told us that he has been aware of the problem since before we moved in. It was such a big issue that he offered us to break our lease but we had already paid so much to move there.
Advice to owner:
Just start caring about your building and the people who live there. You’re lucky you don’t have to live in a bed bug infested home.

Pros:
It’s a quiet building with friendly neighbors and a great neighborhood. In general things work well enough and minimal interaction with landlords.
Cons:
Very unresponsive super and landlord. Took months for them to hire an exterminator. Exterminator recommended a full apartment building treatment and they refused. Took months for them to hire a plumber. Didn’t have a working intercom/door entrance for 2 months. They have tendencies to get friends that aren’t professionals to look at problems and make them worse or do nothing.
Advice to owner:
Hire professionals to fix chronic problems. Do so after a shorter period of time of your people failing at the job.

Apartments look pretty inside.
Cons:
Bed bugs, mice, roaches, fleas, walls so thin you hear the neighbors sneeze. Insane levels of noise from guys fixing cars in the street. Construction noise. You will spend hundreds fighting bugs and buying noise-canceling headphones.

Nice Area, Okay Property

Quiet if you face the back, but very dark due to the buildings rear windows face. The area is nice, has a wonderful coffee shop across the street, laundry close-by and a nice neighborhood feel. Close to two subway stations.
Cons:
Frequent mouse and roach problems. Management responds quickly, but takes awhile to get results. Had heat and hot water issues in the past, with no reply from management. Many issues with neighbors stealing packages.
Advice to owner:
- Reply but more importantly, take action - Update the boilers/radiators - Keep the hallways cleaner with a touch-up
