Poorly managed and maintained

Pros:
A great location in between two major subway lines, with access to tons of restaurants, bars, grocery stores, and shopping. Laundry in unit is a major plus.
Cons:
Management is mostly unresponsive to even major complaints (for example, the front door lock was broken for 7 months before it was finally fixed). They frequently are between cleaning staff and the building will go weeks without having the hallways cleaned or the trash cleared. Apartments are in poor shape overall, but there seems to be no point to complaining about issues. Neighbors frequently smoke in the hallways, play fetch with their dog in entrance lobby, and have loud, prolonged conversations in public areas that can be heard inside the apartments.
Update: had to sue landlord to get security deposit back after weeks of complaining and promising they would send it
Advice to owner:
Address maintenance issues promptly and correctly, and keep the building clean and safe to live in

Cons:
Apartment infested with roaches, rats seen on the ground floor due to the poorly managed outdoor trash area, broken mailboxes, unassigned entry buzzer, extremely slow or no response to maintenance requests by management, security deposit never returned
Advice to owner:
Follow-up with your tenants in a reasonable time and take care of your building if you want tenants to stay

They eventually get around to repairs, good area, they take care of trash, heat, and hot water
Cons:
A few months ago, someone posted information about the owner to the walls that showed reports of him bullying low-income black tenants out of other buildings he has owned. Repairs take a long time.
Advice to owner:
Please complete repairs faster or at least update tenants on the holdup.

The roof in the bathroom was falling in. I had to use an umbrella to go to the bathroom. They refused to fix it so I had to leave for safety reasons.
Advice to owner:
Put the safety of your tenants first. Fix your building!

Absolute Nightmare

Not much. The renovated apartments look nice. The buzzer system is convenient. Gas heat included. Good location.
Cons:
Our apartment was supposedly newly renovated. HUGE flying cockroaches that didn’t go away no matter how many times the exterminator came. A lot of large leaks and holes. Overall poor building maintenance. And our packages/mail were constantly stolen. Management is oblivious and seriously disorganized.
Advice to owner:
Properly repair your units and deal with your roach infestation.

Over-charged, barely functioning, rent stabilized apartment with inattentive landlord

- Decent location - Nice small study adjacent to the main bedroom - Nice bathtub
Cons:
- Turns out my unit is rent stabilized and the landlord has illegally been charging more than double the legal limit - No heat in the dead of winter because the unit never had radiators installed and it took over a month of back and forth to get this fixed in the dead of winter - Old rusty pipes that bang throughout the night as the heat turns on - Adjacent to a fairly busy / loud street that can be hard to sleep through - Water damage in the ceiling that leaked, would cause dry wall to fall, and created mold - The occasional cockroach or two - Inattentive upstairs neighbors with two kids who leave the faucet on periodically causing my ceilings to rain - Very inattentive landlord who doesn't return calls and doesn't even have an email address set up - Garbage piles up outside with unclear recycling protocols
Advice to owner:
The way you treat your tenants is straight up criminal. I understand that Covid has made things hard for you, but that is no excuse to not provide heat and basic customer service to paying tenants.
