Good location, no frills apartment, but overpriced and inattentive landlord
Pros
Grocery stores, coffee shops, restaurants, AC and 2/3/4/5 all 5-15 min walking distance. Less than 24 units Make sure to ask if your unit has in-unit w/d
Cons
Maintenance is pretty responsive 24-48 hrs for repairs, pest control, but hallways go 1-2 months without cleanings and are often dirty/sticky on stairwells. No elevator. Bring your own window AC unit While there’s a door code required to get in, package theft still occurs occasionally. (Prepare accordingly)
Advice to the owners
Keep the building clean. Install a new digital doorman system and cameras in the hallway. Conduct more pest control visits (we can hear rats in the walls and ceiling between units.) Have a more reliable communication system vs sending tenants to AppFolio and ignoring requests.
Over-charged, barely functioning, rent stabilized apartment with inattentive landlord

- Decent location - Nice small study adjacent to the main bedroom - Nice bathtub
Cons
- Turns out my unit is rent stabilized and the landlord has illegally been charging more than double the legal limit - No heat in the dead of winter because the unit never had radiators installed and it took over a month of back and forth to get this fixed in the dead of winter - Old rusty pipes that bang throughout the night as the heat turns on - Adjacent to a fairly busy / loud street that can be hard to sleep through - Water damage in the ceiling that leaked, would cause dry wall to fall, and created mold - The occasional cockroach or two - Inattentive upstairs neighbors with two kids who leave the faucet on periodically causing my ceilings to rain - Very inattentive landlord who doesn't return calls and doesn't even have an email address set up - Garbage piles up outside with unclear recycling protocols attracting rats
Advice to the owners
Shame on you for running a scam to charge market rates for rent stabilized apartments and on top of that leaving your units in disrepair and borderline unlivable conditions. My advice to you is to exit this business before you get investigated for corruption.
