Cons:
A/C had black dust/dirt coming out of it even after maintenance dropped by, the heat in the building is central and was irregular during the winter (wouldn't be turned on during colder days and on when it wasn't as needed), it gets a bit noisy given it's around Penn and on occasion, there's some homeless people around but didn't make you feel unsafe on the street as there are a lot of people around all times throughout the day.

Although it is an older building the apartments are nice and great location. The garbage management is great and the doormen are great!

The building is on a busy street so if you are sensitive to noise it can be too loud even on a higher floor.

Well kept building. The super is a very friendly, respectful, attentive, and diligent guy who goes above and beyond to keep the building tidy and look out for the tenants.
Cons:
Minor issue overall, but the paint on parts of walls doesn't last as long as you'd expect (chips off)

- really good unit layout (probably unit dependent) and was able to flex the apartment while having windows in every room + living room - fixed issues pretty promptly
Cons:
- ceiling paint peeled whenever there was a lot of rain. not a big deal just a little annoying - 1 of the 3 non service elevators is occasionally wonky or out of service. Generally not disruptive in day to day life - I’m a sensitive sleeper and street noise pretty audible even in the top floors. Ear plugs at night generally do the job

Staff was very nice, everything was well maintained, maintenance requests were responded to quickly, we saw no pests in our year there, apartment was spacious with big closets

The staff was always very nice. It was a pre-war building so I didn't really hear my upstairs or next door neighbors. Pet friendly. Allowed for a full wall so I was able to split the rent with a roommate
Cons:
The elevators broke down from time to time but there were 3 working elevators. There was some construction noise from the building next to ours.
The location is very busy, but very convenient. Tends to die down at night which is nice but during the day it can be very busy right at the door. The building staff is very friendly, and the doormen are all on top of it (except for one...) If you're in a remodeled apartment, the appliances are very fairly new.
Cons:
Management is basically unresponsive. Our rent increased by over $1000 YoY. They don't care about retaining tenants, all about the $$$
Advice to owner:
Do better to create a community, maybe people will stick around longer

Noise levels are absurd. Whichever way you're facing, youre bound by loud noise.
Facing north or west, you have super loud noise from a really busy intersection Facing south, you have a really loud construction site since theyre building out the the top portion of the Moynihan station. They even do construction through into the night
Management is extremely poor. Responsiveness as well as action taking is disappointing. We've had 2 months of no gas with not much communication. We had no one we could talk to since it took them weeks to respond to emails
Advice to owner:
Please step it up. Youre charging an arm and leg for disappointing management services
