Fine for Bushwick

Pros:
First floor units have backyards, there is roof access, in the middle of everything Bushwick, close to the L train
Cons:
ABSOLUTELY NO natural light, management does not respond and is hard to deal with, horrible apartment layouts

Do not regularly clean building, Super doesn't respond promptly takes long to fix issues in the apartment, heat in the building is horrible, doesn't display the super's information in the lobby has an old's super information up there
Advice to owner:
Hire another super and be more attentive to the building, we are located in a beautiful area of manhattan and have to deal with the building not being regularly cleaned or upkept

Super does not respond to texts or calls and does not show up for repairs at the scheduled time. Building has mice and roaches. Management is semi-responsive but does not fix the issue

Great space, but not worth it for price

there were many times where the apartment was too hot to stay in, even with my various fans

on the contrary, during the winter you cannot control the heat and my apartment at some points got over 100 degrees and I could not stay in it

Lovely Building in Brooklyn

Pros:
I love the super I love that my unit had a washer and dryer but when it broke I still had laundry in building.
Cons:
People do occasionally smoke in the hallways but it doesn't reach inside my apartment.
Advice to owner:
I think better response time would be appereciated

Apartment is pretty clean and they send an exterminator every month who will check for pests for you
Management will respond to messages quickly
Water pressure and gas works well, the heat is managed by the tenants so I can control the temperature of my own apartment
Cons:
The rent increases have been a little intense, especially with the management changing hands. I’ve lived here since 2021 and the rent went from 2500 to 3200 in that time. Also my apartment is identical to the unit next to me but they charged us 200 more a month, because they “needed to raise the rent” to keep up with the market. When we tried to negotiate we were told to take the price or move out, zero wiggle room despite 2 years of never missing a rent payment.

We also had a plumbing problem and though they were responsive they hired a plumbing team that left a disaster in our apartment and caused water damage on our floor. The plumbers also kept not showing up when they said they would, making us wait over 8 hours for them to come and management did very little to assist with this. When we asked to get some rent taken off the month because we could not use the kitchen sink or any of the appliances for five days we were told no and that they would take us to small claims court if we did.

No intercom, you have to give a code to delivery people that opens two doors at once and it can be confusing to them

Cons:
We had a lot of difficulty in getting keys to our place (took over a week). The super is very flakey and does not commit to what he says he will do. Our unit was also filthy and not ready to move in, even days after our lease had started. There are holes in the floor, roaches and mice throughout the building, and mold. I would not recommend living here considering the lack of response from the property managers and insufficient maintenance of the building.

Please address all issues reported by residents and keep the building up to code

Friendly, quiet neighbors. Very warm in the winter. Great shower pressure and temperature.
Cons:
Aggressive rent hikes (shady reporting on rent stabilization, probably typical of most landlords at this price point), super was spread way too thin among several buildings, very hard to get ahold of. Garbage would pile up in main hallway for sometimes a week at a time.
Advice to owner:
Invest in a live in super, and better windows to account for noise on busy Nostrand avenue

Location is convenient, and at the time I rented, it was a good value. Neighbors are generally quiet and friendly, and I hear very little street noise from my unit.
Cons:
Cockroaches and mice are frequently seen, the super never comes on time, if at all. Recent renovations don’t seem very high quality

No problems with toilet (yet). Fridge has been running pretty good so far (fingers crossed). Literally everything else is broken. Windows don't lock, sinks won't drain, roaches everywhere, do yourself a favor: KEEP LOOKING!!!!!
Cons:
EVERYTHING ABOUT THIS BUILDING SUCKS!! Roach infested, owner never fixes anything, and will steal your property from bldg. Shoddy work throughout, flickering electrical, no heat, no hot water, total building water shutoff (Dec 2021) without notice, extensive mold issue throughout building, soaking wet wood joists and framing behind sheetrock, cascading water soaking electrical outlets. Unannounced electrical outage 5 days last week. ConEd said weren't their outages (just more harassment by bldg owner). Sinks do not drain, no ventilation, no smoke detector / CO det. in unit, as is required by law! "Live in" Super, Lives in PHILADELPHIA!!
Advice to owner:
DO YOUR JOB!!!!! PAY YOUR EMPLOYEES!!!!! Sell the building to someone who is not so dirt-cheap and grossly negligent!

Pros:
I really liked the building. The landlord is very chill and, while keeping it professional, he also likes to keep straightforward and real. I lived there for a couple of years and NEVER had an issue with neighbors, the neighborhood, or safety.
Cons:
Sometimes the garbage containers can fill up… fast. If you are in the forst floor pests can be something that needs to be managed, but is not a tragedy.

Nice interior finish and well equipped apartment, huge windows and quiet neighborhood
Cons:
A little bit small. The shared entrance and corridor are poorly maintained. I was charged the security deposit and one month rent for breaking the lease. With these charges, the manager insists that he is the nicest landlord in the city, which I think is funny. FYI
Advice to owner:
Be more transparent, sincere and direct.
