Typical Lower East Side

Pros:
Great location, lots of space, super / management is very responsive.
Cons:
Bugs in the hallway and building (cockroaches! and they fly!), homeless people hang out in the stairwell, extremely noisy considering proximity to traffic / being above a bar, packages get stolen constantly and instantly, really expensive for what it is.
Advice to owner:
Get better security so packages stop getting stolen, get stop leaving windows open in the hallway to mitigate bugs, get online payment system as having to mail physical checks is really outdated

Pros:
Great location. Super is really responsive and nice guy. Always available and helpful.
Cons:
Very noisy because there’s an irish bar downstairs. There was a gas leak last year and the management didn’t compensate tenants for 5-6 months of no gas (even though they said they would). Water pressure was terrible.

Rent stabilized, lovely tenants except for a dude that rips butts in the hallway
Cons:
Roaches, mice, landlord did the bare minimum before we moved in. Cooking gas got shut off and we were without it for most of the year. Dirty. People steal packages but that’s expected in a busy neighborhood w no doorperson
Advice to owner:
Get a real job
