Good and pet-friendly but old building

Pros:
Clean, maintained, trash management is good, pet-friendly, good neighbors
Cons:
Showing signs of age in the lobby, elevator breaks down occasionally and no communication is given on repair estimates, have to harass super for repairs, call box consistently is mismatched with phone numbers
Advice to owner:
Keep callbox updated, communicate and give dates of when elevator will be fixed when possible, have super be better at responding to maintenance requests

Great Space, Typical NYC Living Issues

Great location. Near every major train on the west side. 30 minutes (sometimes less) to the West Village. Neighborhood is constantly changing and there has been a great influx of new restaurants, coffee shops. Building is down the road from Convent Avenue and the Hamilton Grange. Apartments are spacious, high ceilings, great light all year long and it never feels tight or stuffy like some NYC apartments do.
Cons:
That being said, in the winter the heat is a constant struggle. Going on and off all winter long, sometimes on very cold days. Landlord always says it's a problem with the boiler but they never seem to be able to fix it. Additionally, rodents come and go. Not an infestation (thank god!) but they do come out every so often through cracks in the floor and in the kitchen cabinets. Landlord can be a bit lazy with maintaining basic apartment needs and updates.
Advice to owner:
Listen to tenants more, especially when the heat is out for 3 days straight. Take more care of rodent issues, than just the monthly exterminator visit, who only sprays for bugs but can't do anything for mice.

Great neighborhood, lots of natural light, really great neighbors, right above a laundromat, close to the express trains

Super and management are lazy and unresponsive until you tell them how these issues are violating your lease agreement.
- took over a MONTH to address a repeated pest problem in our apartment after calling the super multiple times and management - broken steam radiators/ignored issues leading to water damage, inconsistent heat, and indoor allergen concerns. Steam was literally coming from our ceiling because the super never covered the pipe properly and we had dirty steam drip all over the walls of our apartment 🥴
Advice to owner:
Everything about the building is honestly great with the exception of the laziness of the super and management. Don’t be afraid to call them out to get stuff done.

Roaches, cigarettes, general grime

New laundry system is good. Interactions with the property management company have actually been surprisingly positive and productive.
Cons:
Roach infestation on my floor and throughout the property, especially the laundry room. Stairwells have cigarette butts and other litter, never consistently cleaned. Super is unresponsive. The third party rent collection website is terrible.
Advice to owner:
Get a new super and rent collection site.

Poorly kept building

Separate kitchen and living room.
Cons:
The stairwell smells like cigarette smoke because tenants sit and smoke in the hallways. The floors are terrible. I can hear and feel the neighbors footsteps from next door to the unit above, while the neighbor across the hall I can hear shouting at their tv. It is a noisy and rickety place since our floor shakes when the neighbors walk or drop things. It feels as though they are in your unit.
The public spaces are messy and musty.
Advice to owner:
Fix the floors and get a better super, as well as someone to clean the common areas.

The actual units are pretty well maintained and modern. Appliances are standard and working. Super lives on site and is responsive.
Cons:
Just generally sort of dark and dirty in the lobby/stairwells. There's a buzz system that is not really programmed but you do need a key fob to go in which is nice.
Advice to owner:
More regular deep cleans.

Could be worse

The neighbors are really nice, quiet and you honestly hardly even see them. The roof is a + even though you’re not *technically* allowed up there. Not sure about other unit’s rent, but mine was very reasonable/sustainable with the deal I had. Landlord became very responsive once I became incessant and showed that I would be heard and have my problems handled timely.
Cons:
Upon move-in the unit was not cleaned at all. I mean like not even swept— nothing AT ALL. If you placed your hand on the wall it would leave a handprint embedded in the caked dust that was floor to ceiling in every room. I also had a bug and mice problem during the first month or two that I was later informed was a not an issue exclusive to my unit. I cleaned up when moved-in, and I raised hell practically about living with literal rodents to where it was finally taken care of… but it definitely took longer than it should’ve. Or rather, it maybe should’ve been addressed before new tenants had moved in.
Advice to owner:
Don’t really care for the Chase Alliance Group, as you have to jump through hoops to get in contact with them, and then have anything done through them and their correspondence. The landlord, however, I felt meant well and once I had direct contact with him a lot of my issues were taken care of and he was very responsive with him and I really appreciated it.

Avoid this place like the plague

The only benefits of living in this building are the great water pressure and the fact that the D train is across the avenue (1 min walk).
Cons:
The list is too long, but when you watch shows on TLC like “Nightmare Landlords, ” this is what you get:
- Biggest issue: the super actually sits on the steps every day smoking and drinking instead of addressing lack of heat, ceiling cave ins (this happened to me and I was left with a caved in ceiling for 5 days), litter in the building, and more. - Huge roaches (water bug kind) that took over 9 months for the landlord and super to address. They did not believe me when I said there was a hole in the floor of my kitchen where they were coming out. Only until they sealed the hole did the roaches stop - Asking for humane treatment and some heat during 10 degree weather is too much for the landlord. - Remember how I mentioned that part of my ceiling caved in? Part of the excuse that they used was that it was during a holiday and they could not work. I’m fairly certain this is illegal, where a landlord imposes their religious limitation in regards to property safety and tenant livelihood. - The building is never clean. I doubt COVID has even made the super bat an eye to sanitizing the front door or cleaning at least once a week. We are lucky if the super mops once a month. There is food wrappers and toys constantly on the stairs and hallway. - If the super and landlord were not enough, some tenants don’t respect each other. There is loud music playing in the early mornings of the weekend, constant screams of children, and unruly dogs. Sound cancelling headphones are a must.
Advice to owner:
Try being more of a human and stop imposing your religion on people who need to live. Fix things as they happen before they snowball into worse issues! Fire your current super, he does less than the bare minimum and publicly drinks and smokes on the job--incredibly unprofessional. Keep the building clean: if management can show even a remote interest in keeping the property tidy, tenants will follow suit. This is basic psychology.

Good memories mixed with the bad

The people, the neighborhood, and just the area in general.
Cons:
Mostly the management. Terrible management. Barely picked up phone. Racist remarks from the property manager. Unhelpful and threatens tenants when ask for help. Also, they don’t fix anything. You have to call over a hundred times and beg so they can fix anything. Pipes are super old so there would be random leaks.
Advice to owner:
Hire people who knows how to communicate instead of hiring racist arrogant men’s who doesn’t care about people. Just because you are a property manager doesn’t mean you are better then your tenants. Threatening to evict sick people during the pandemic because they were late on their rent once after having a perfect record for 5 years, are you joking?

The super is impossible to get a hold of, and the neighbors are unfriendly, hostile even. Last but not least, the worst roach infestation I’ve ever experienced.

3 Bedroom in the Heat of Harlem

I love the area and I loved my apartment. Most of my windows would face the street so it was bright and filled with sunlight. My plants loved it. The wooden floors are amazing and we had plenty of storage space.
Cons:
But the apartment was in a bad condition when I moved in. I had to paint the whole apartment by myself because the old management was even worse than this one.
In the room facing the back of the building you could hear the rats screaming thru out the day and at night. It’s a huge building which means there is a lot of trash, a lot of rats and a lot of cockroaches.
The super has three buildings. The poor man is over 65 years old and he works his ass off. The workload is just too high. And he is not a professional. The work he does around the apartments is good for a while but then it breaks quickly again.
The neighbours are not very considerate. Loud music or stumping around their apartment at 5 am, still wearing shoes was not something unusual. In summer there would always be parties on the sidewalk.
It is almost impossible to receive packages in this building. The stuff always gets stolen. There were days where there were 5-10 ripped open boxes sitting in the lobby. There is a camera in the hallway but it is not recording. The management just doesn’t care.
Advice to owner:
- get help for the super - let professionals do work related to plumbing and fixing of issues that need a professional - get the situation with the trash together - get rid of the rats - just get a safe space for the packages - be not only responsive if it has to do with payments

Advice to owner:
Actually fix the problems your renters are complaining about. Tenants should not have to beg you to fix water issues, pest problems, heating problems etc.
