Something is always breaking, roaches are really bad.

Convenient location close to train and grocery stores
Cons:
Building has a really bad roach infestation!!! Management takes forever to send technicians to fix things….its been a month of me calling for my fridge to be fixed. I’ve had to get my bedroom radiator replaced because it was spitting out hot water (dangerous!). Cannot wait to get out of here.
Advice to owner:
Hire better management and please communicate effectively.

Rent stabilized but crumbling infrastructure

Pros:
Rent stabilized, great neighbors, amazing neighborhood, nearby subway
Cons:
Not clean, things not fixed properly, everything gets plastered over, have to chase management for repairs. Super is sloppy
Advice to owner:
Pay attention to what’s happening in the building and how the leaks are all being plastered so ceilings fall in. You’re not addressing the issue just plastering decades of leaks weakening the infrastructure . It could be such a nice building.

Ideal place for young twenty something

Friendly neighbors, dead center in Inwood so access to everything is amazing
Cons:
Heat during the winter is close to nonexistent and has been worse during my second year of the lease

Loud and dirty building, but kind staff and good price!

Pros:
Very reasonable rent! Kind and helpful staff.
Cons:
Incredibly loud building music always coming from right outside doorway. Trash littering stairways and people smoking in lobby and stairwells. Loud people in hallways as well.
Advice to owner:
Clean up and update the stairwells and crack down on smoking.

Functional but not the best

Close to A train subway, near back side of building is pretty quiet for the area.
Cons:
Issues with bugs and layout/finishing; unit was converted from studio to a 2BR and done rather quickly, so rooms were small and doors did not hang flush and were installed backwards.

Cheap and equally miserable

Pros:
Affordable. Cheap. An apartment.
Cons:
Roaches everywhere. Feces on the stairs for weeks. Mailboxes get broken into. You can hear the rats in the walls. Street is NOT safe. Gang HQ across the street and all the junkies line up.
Advice to owner:
Invest money into cleaning up the stairs and installing proper lighting and cameras, this will discourage people from being sloppy.

Great super but they area is hell!

Super and management’s responsiveness, nice neighbors.
Cons:
the whole Sherman avenue is loud from June to October due to the ongoing partying on the streets, dirt bikes and drag racing. You will not sleep until 5am.

The whole apartment was renovated, spacious and quiet, since it was at the back of the building.
Cons:
People just sitting on the front entrance, having loud speakers, children running up and down the stairs, sitting on the stairs

You get what you pay for, but it should be better

Pros:
- When the heat comes on, it get’s hot so you probably won’t get cold ever
- Management was pretty chill about security deposits, said you’d really have to do something drastic to not get it back
- Super lives downstairs, super sweet guy and readily available which is so nice instead of waiting forever for someone to come
- Now a parcel locker downstairs to somewhat help with stolen packages
Cons:
- Roaches (big ones) They spray monthly if you sign up, but it makes them all start to come out and then you see how many are actually still living in the walls of the building
- Said super plays loud music and some kids play in the backyard. If you have a window facing the backyard you will hear them even from a few floors up
- No laundry in building
- Mailbox locks are pretty old and get stuck
Advice to owner:
Renovate all the old units and do a solid deep clean. It doesn’t have to be the nicest place but people will surprisingly pay more to live in halfway decent, pest free space.

Noisy neighbors
Worse super- harasses females and is nosy
Not always cleaned
No laundry/ no elevator
Advice to owner:
Fire that super! Hire someone who’s trustworthy and does not harass females

Rent was cheap (~2300 for 3 BR/1 Bath), rooms were relatively large
Cons:
Roaches, ceiling leaked and was difficult to get fixed, water sometimes stopped running or had really low pressure
Advice to owner:
Notify people when pest control was coming, more communications about water pressure and heat when it wasn’t optimal, etc.

Forced to move by unresponsive management

Great neighborhood, lovely neighbors, some beautiful finishes
Cons:
Building is in disrepair. Severe pest issues (roaches and mice). Totally unresponsive to maintenance issues even emergent ones.

Listen to tenant concerns and fix issues.
